SUMMARY
Welcome to your very own spacious, ocean view beach house (no shared walls!) located just 2 blocks to beautiful Grandview surf/swim beach! This professionally designed coastal retreat features 2 levels + 3rd level sunset view sky deck, 4bd + 3ba, & indoor/outdoor living at its finest with 4 separate outdoor areas including 2 sun decks & 2 expansive grassy yards. Other highlights: living room + separate den + separate entertainment/game room with Peloton, hot tub, BBQ, firepit, 2 gas fireplaces, washer/dryer, 2 parking, beach gear, & maximum occupancy 9 (7 adults max). Note - No A/C, fans are provided!

GROUND LEVEL (living rm + den + game rm + 1bd/1ba + backyard)
The private front entrance leads to a light & bright spacious main living area with soaring ceilings & beautiful wide-plank wood flooring. The formal living room has a comfy sofa and large Smart TV. The chef's gourmet kitchen features granite counters, top-end appliances, island, breakfast bar & cabinets galore. Adjacent is a separate dining room with seating for 8, as well as a separate den area that features a cozy gas fireplace & patio doors that open to your very own, rare oversized backyard! This backyard is fully fenced & the ideal space to gather with the entire group. Highlights includes large hot tub, outdoor shower, BBQ, fire pit, shade umbrellas, patio tiled area + separate grassy lawn.

Further down the hallway is a full bath with a unique claw foot tub (no shower), a bedroom/den with full/twin bunk, & another bedroom / game room ideal for children with a large Smart TV, pull out sofa sleeper, Peloton bike, game set & separate access to the backyard.

SECOND LEVEL (3br's + 2ba's)
At the top of the stairs you will find 3 bedrooms featuring your oversized Master Suite that is fully equipped with a King bed, gas fireplace, separate work space & private sun patio. The ensuite spa bath features dual vanity sinks with marble counters, stone tile, oversized shower with dual shower heads, & an oversized soaking tub that you will find hard to resist!

At the end of the hallway you will find 2 more bedrooms, both with Queen beds, as well as a full bath off the hallway that features granite counters and an oversized walk in shower and travertine tile.

A sun-filled staircase off the master suite leads you to stunning views from our rooftop sky decks, a rare treat! The best place to enjoy a glass of wine at sunset

Our home is located in a beautiful laid back coastal area of Encinitas. Literally a couple minutes walk and you'll be at the beach. Also minutes to amazing local eateries with everything from breakfast to dessert to after-hours cocktails! Quick snapshot…

Less than 2 miles away are an abundance of shops, restaurants, & entertainment along Coast Highway 101 in both Encinitas and Leucadia. Some of our favorite eateries include our favorite Fish 101 Leucadia, Corner Pizza & Haggo's Organic Taco (0.3mi), Nectarine Grove bakehouse + Soltero Winery + Le Papagayo Mediterranean (0.5mi). A bit further down Highway 101 are Buona Forchetta (Italian/Pizza, 1.6mi) & Pannikin (coffee/breakfast, 1.2mi). There is also popular Cali Cream (1.9mi) for ice cream lovers, & for upscale dining check out Alila Marea Resort (1mi).

Lazy Acres Natural Market (2.5mi), with a bakery, grass-fed meats, organic produce, wild-caught seafood & much more! Also conveniently located just down the street (0.2mi) is Just Peachy Market, a quick & easy local place to pick up groceries.

Centrally located near surf/swim friendly beach of Grandview (0.2mi to the North) & Leucadia State Beach (0.5mi to the South). Further south is Moonlight Beach (1.9mi) featuring restroom facilities, showers, concession stand, equipment rentals, volleyball courts, picnic tables, & playground! Other fun activities we recommend are electric bike rentals (Griff Electric Bikes 0.8mi) as well as a relaxing spa day. We have 4 spas within 5min of our home (Lemongrass Aveda Spa, Four Moons Spa, the Spa at Alila Marea Resort, & Self-Realization Fellowship Center)!
• Attractions
Just 6 miles away is LEGOLAND California theme park & aquarium, with over 60 rides & attraction, all dedicated to LEGOs. Other nearby attractions include ~30min drive to SeaWorld, ~40min drive to the famous San Diego Zoo, and ~45min drive to Downtown & the Airport. POLICIES & GOOD NEIGHBOR GUIDELINES

• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

    Where do I begin? FABULOUS home! So comfy, spacious, well-stocked like crazy good well stocked, so close to Neptune and the beach, I certainly hope that our family can stay here again! Thank you for opening your home to our family!

    This was the perfect house for our big family during Christmas and the views were outstanding from the rooftop deck. The kitchen was extremely well stocked and the living room, den, and game room were great. The beds were comfortable and the outdoor spaces were a real treat. The hot tub was like hydrotherapy because the jets were strong. Having a real backyard and front yard were extras and wonderful play spots for our granddaughters. Being so close to the ocean was amazing. Such a short walk to Grandview made it super easy to enjoy the beach. Two of our sons are Hosts and they gave the place a 9 out of 10!

    We have rented many VRBO's in the Del Mar/Encinitas area and this was one of the best! We stayed a week with our family (3 couples and a single) in February and lucked out in the weather, which was terrific. The place is huge with many different areas to lounge around in, photos are accurate. More than enough beds/room for all of us and more. Place was immaculate, very well provisioned, and had a great location close to beach and amenities. The back yard and hot tub were excellent! The Surf Style Vacation Homes management team was responsive and helpful. We had a great time, it was very good value and we would highly recommend!

    We had a great stay for a month at Grandview 2. The house is spacious with a nice backyard and in a great location near Grandview Beach. Very walkable to great restaurants and shops. Recommend for a large group or family. SurfStyle took great care of us during our stay, any minor issues were addressed quickly. Thanks again SurfStyle!!

    We arrived to the house at 5:30pm and the code sent to me did not work. We went around back and the door was left unlocked so we were able to get in. We were not comfortable with this because anyone could have accessed this property before us therefore leaving us in a vulnerable and unsafe environment. I finally got in contact with someone and it turns out I was given the wrong code. First night of the stay we were woken up every 2 hours because the smoke alarms were beeping. Someone came by the next day with a bag of batteries. She was obviously not familiar with the issue as she was on the phone with the office problem solving the whole time. An experienced technician should have been sent. We were told it was fixed but we were woken up again every 2 hours that same night with the alarm beeping. Keep in mind we’re traveling from NY & experiencing jet lag to begin with. We were extremely exhausted due to the lack of sleep and not able to enjoy our planned activities due to that. We go to use the fire pit our last night and it’s not working. I text the emergency line and they give instructions to use but it still doesn’t work. I try calling and leave multiple messages and no one calls back. Told there’s nothing they can do and to contact the office during business hours (I texted at 515pm). To top it off the smoke alarms went off again in the middle of the night & we had to be up at 4am for our flight. Some money was refunded but not enough to make up for everything.
