Imagine yourself sitting on your north facing, second floor balcony. Early morning, overlooking the ponies grazing across the road, the whales frollicking at town beach, and the gentle rise of the sun over the ocean. Then imagine yourself later that day, cocktail in hand, nibbles at the ready, as you while away the afternoon as the sun sets over the ranges.

This house is the perfect spot for both sunrise and sunset gazers. And it is only a stones throw from Town Beach, literally 200m from the front gate of ‘Ningaloo’ you can wander down and take a morning swim, take in a walk, or catch some rays of sunshine.

The house is modern and well designed. With all four bedrooms located downstairs, the family bathroom, a clever master bedroom ensuite, the laundry and a ‘kids’ TV space in the centre of it all. The downstairs has lots of room for all the family.

Upstairs is the living space, with an open plan kitchen, dining and living room, leading out to that verandah, with great views of Town Beach, and that ‘Ningaloo' Sunset.

There is a handy powder room upstairs for your convenience, undercover parking for two vehicles, and a small low maintenance fully fenced yard. Pets welcome. There is even a Table tennis table outside and a state of the art water filter system making the water throughout the house better tasting.

Located within a short walk of Mantarays Resort, Exmouth Yacht Club, Exmouth Game Fishing Club and Whalers Restaurant. Walk a little further and enjoy all that Whalebone Brewery has to offer or Cadillacs Tavern.

All linen and bath towels provided. 4 car maximum parking, no camping or caravans allowed.

This property is self contained.

Booking Restrictions:

To allow our hard-working Cleaning team to spend time with their own families we have the following booking conditions:

Easter:

Check-in Thursday immediately prior to Good Friday (or before) through to Easter Monday (or later).

Christmas:

Check-in 22nd December (or before) through to 27th December (or later).

Dogs are only considered on request and acceptance of the Pet Policy see details below:

PET/DOG Policy:

No cats, 2 dogs maximum (no puppies). Includes visiting dogs.

•Dogs are not permitted inside the property without prior approval from management. Please contact us to discuss.

•Pets are to be of a quiet nature and it is the owner's responsibility to keep noise to a minimum at all times.

•Constant barking and/or howling is not acceptable and the Ranger may be called should this occur.

•The Guest is responsible for any damage caused by pets whether inside or outside the property.

•Pets are not permitted onto beds or on furniture at any time.

•Guests agree not to leave pets unsupervised at any time. Pets are not permitted into the Cape Range National Park, should you be travelling for the day then please arrange for a pet sitter.

•Guests agree to bring their own pet bedding, food bowls etc.

•Guests must dispose of all pet faeces in a clean and sanitary manner.

•Guests should ensure the arrangements for pets at a property, including these terms, are suitable for their pet prior to booking.

•If extra cleaning is required or faeces left on the lawn, this extra cleaning time will be deducted from the Security Bond.

    Grest location to the beach and shopsJust a couple of minor things like the front security door wouldnt lock.TV downstairs didnt work or control wasnt working.Couldnt take a shower in the morning, water was cold.A proper lock latch on the backyard gate for our dog to secure her in.Overall we enjoyed our stay very much the house was very comfortable and spacious with big bedrooms and bathrooms.Everything we needed to make our holiday very enjoyable.

    A get together to celebrate a birthday milestone with friends the house was big enough to cater and yard big enough for two boats. Our stay was so good we did not want to leave. Weather was so good also loved the house will book again.

    We loved the property which is spacious and well equipped. Great location, private yet located so near to the beach. Abundance of wildlife to be seen from the balcony. Beds comfortable. Pillows could do with a refresh. Cutlery and some mugs dirty and tea towels were a bit smelly. However, overall, we loved this house and would return if and when the opportunity arises

    My friend and I road tripped from NSW to Exmouth. On our first night, we were pleased to find a market just down the road at Town Beach. Thrift shops, food and art. It was a bit windy so we didn’t use the balcony much but it would have been a favourite spot if the wind backed off. Already planning a return next year with friends!
