BEFORE YOU BOOK:

* You are reserving the entire house.

* We are not a property management company, we kindly request our guests to return the home to its original condition – tidy and with decor in place. To emphasize this, we have recorded a video of the house before your arrival.

* Owner lives in a separate house located on the 6 acres, and their backyard is situated 600 feet away from the vacation home's backyard. The closest neighbor's backyard is 300 feet away from the vacation home, with both backyards facing each other. No Noise Nuisance Allowed.

* No PARTIES, PETS , EVENTS, NOISE NUISANCE or SMOKING allowed. ONLY Small, quiet gatherings are acceptable as long as they do not cause a noise nuisance.
*Maintaining a strong reputation with our neighbors is crucial to us, especially due to existing concerns about vacation rentals in the area. NO NOISE NUISANCE: We kindly request your assistance in preserving harmony by keeping noise levels low during your stay.

*The DAILY RATE is a fixed flat fee for a maximum of eight (8) guests. It is not based on a per-person rate. Even if some guests from your party cancel, the fixed daily flat fee remains unchanged, and you will be charged the full amount. The number of guests indicated on the reservation will remain constant throughout the booked days. *EXTRA GUEST FEE applies above 8 guests - (see details below).

*EXTRA GUESTS - The house has a master bedroom with one king bed, a second bedroom with one queen bed, and a third bedroom with three twin beds, accommodating #8 guests comfortably. Heads in beds is the preferred count for a comfortable stay. Two extra guests are allowed, but they must provide their own sleeping arrangements, making the maximum occupancy ten (10) guests at all times.

*EXTRA GUEST FEE is $75 per person per day for any guests above eight (8) guests, regardless of their time spent on the premises. The maximum allowed occupancy is ten (10) guests at all times, with eight (8) of them having their own sleeping accommodations.

*OCCUPANCY LIMIT: All guests visiting the property must be listed on the reservation and pay as guests. Breaking house rules will result in reservation cancellation. Unapproved guests could lead to incidents for which the Owner will not be held liable. Occupancy limits are set by the Comal County Engineer.

* POOL - No lifeguard on duty. Swimming is at your own risk. The pool is not heated. We clean and maintain the pool and its chemicals between each guest stay. Due to this and other unforeseen circumstances, there might be delays in accessing the pool.

* The wood-burning fireplace in the living area is for decoration only.

* The garage is unavailable.

*PARKING for a maximum of 6 vehicles is available on the property.

HOUSE MANUAL - is smartphone-friendly. Kindly read our house rules carefully as they are crafted to ensure the safety and preservation of the home.

TRAVELER'S INSURANCE - The host is not liable for loss, theft, damage, injury, or cancellation fees. Our insurance company recommends that all guests purchase traveler's insurance. For reimbursement of cancellation fees or other losses, please contact your underwriter.

GUEST AGREEMENT (REQUIRED) - emphasizes crucial points to ensure guests fully comprehend the House Rules. This agreement helps minimize the risk of renting our property to undesirable guests and provides better legal protection in cases not easily addressed by VRBO's policies. Upon making their initial payment, guests agree to these terms automatically. The Guest Agreement will be sent via email and completed through Google Docs. This process ensures a smooth and secure rental experience for all our guests.

CLEANING FEE: $275

RESIDENTIAL HOURS (8 a.m. to 9 p.m.)
We kindly request that you respect the residential use of our home. Please refrain from engaging in loud activities, playing loud music, shouting, hollering or any behavior that could disturb our neighbors. To give you a clear idea, we ask that noise levels remain below 40 - 50 decibels beyond our property lot line.

QUIET HOURS (9 p.m. to 8 a.m.),
We have designated Quiet Hours during which noise that may disturb the neighborhood are not allowed; disturbances beyond the home lot line are also not permitted. These rules are designed to maintain a respectful and enjoyable atmosphere for everyone. Failure to comply with this rule will result in the cancellation of your reservation, eviction, and forfeiture of your $600 security deposit without a refund.

HOUSE RULES - When you made your reservation, you agreed to abide by our House Rules. If these rules do not align with your preferences, we kindly suggest seeking alternative accommodations that better suit your needs. Any noise disturbances caused by guests that are reported by neighbors will result in the immediate cancellation of the reservation without any refund, and the Damage Deposit will be forfeited. At Mnt Laurel Haus, we have a zero-tolerance policy towards disrespectful or unruly behavior that disrupts the peaceful neighborhood.

The use of surveillance/security cameras around the outside of the home is legal, allowing us to place them on the exterior of the property. These security cameras are outdoor ONLY and are used to monitor arrivals, departures, housekeeping services, and maintenance personnel. These cameras are not actively monitored and are primarily for protecting the home and property from break-ins, potential parties, and identifying suspicious activity. They are not intended for ensuring guest security. Mountain Laurel Haus LLC reserves the right and responsibility to know who is occupying the home during your stay. The pool area is also within the coverage area of the device.

    Our stay at here was nothing short of perfect! Nestled in the heart of the Texas Hill Country, this home provided the perfect balance of rustic charm and modern comfort. The property was spotless, well-stocked, and beautifully decorated, with cozy furniture and thoughtful touches throughout. Including plenty of coffee. The outdoor space was the real highlight—stunning views of rolling hills, a spacious patio for morning coffee and evening stargazing, and even a fire pit for s’mores. The pool was sparkling and clean with gorgeous views. The owners clearly put a lot of care into making this a relaxing and peaceful retreat.The location was fantastic—secluded enough for peace and quiet but just a short 9 minute drive to Gruene or river tub rentals. Not to mention HEB being 10 minutes away. If you’re looking for a tranquil getaway, this is an ideal choice. Can’t wait to go back!

    Perfect house for 8 ppl! 2 ppl shared beds (plenty big) and everyone else had their own. Plus, beds had toppers that made them SO Comfortable!!! I will rent again.

    Absolutely amazing property! Centrally located for tubing San Marcos and Comel. Loved the breeze of check in and check out and communication with owner was top notch although we had zero issues. House was nice and cool and the pool while warm (hello August in Texas) was nice after a long day. We will stay here again!!

    Very nice property, good location. Feels secluded and private. I would stay here again and would recommend to others. That being said, I have 2 minor complaints. The first is the situation with the AC and the rules for use. That could be improved on, because we all were a little on the warm side. The second is the noise complaint from the neighbor. We were never loud and kept the music pretty quiet while outside.

    This is a great property in every way. The furnishings throughout are just right, the beds were very comfortable, we had plenty of towels, kitchen was well equipped (although we did not cook much). The pool was very clean and the patio area was neat and tidy. The view from the pool/patio area is great and we had a nice breeze. The entire property is very secluded and surrounded with beautiful Texas nature. We felt like we were far from city life, while only being minutes to the grocery store and Gruene. The only small issue was with connecting to wifi because the instructions did not have correct info. We had to contact the host to help get us connected. It was a bit difficult communicating with the host through the VRBO app vs speaking directly via phone or text. But once we got connected all was fine. I would highly recommend this property.

    This house was amazing for 8 adults. The house was very clean and extremely nice. The pool isn’t huge but is was perfect for our group. The host was able to answer questions quickly before we booked and the check in process was smooth. There are deer everywhere too and watching them really made our trip even better.
