This is an Airbnb community, not a hotel, and is also my home so please be respectful of the property and keep it clean before you leave. (Respect our property and our things) If you have a complaint about any aspect of the property upon addressing this complaint to Airbnb and/or to us you are authorizing us to enter the property and fix the stated issue to solve the problem. We don`t need permission to access the property if there is something that you deem unsuitable, that needs remedy. Smoking is a violation of our house rules and something you can’t do. This leaves the house in a condition not suitable for the next guest. Locals must contact the host upon booking. Our service includes linens, bath towels, as well as a starting supply of essentials such as toilet paper, paper towels, laundry pods and basic toiletries. Additional supplies can be provided for the guests for an additional charge. To provide the best quality service to our guests, we offer luxury hotel-quality towels/linens. Please be respectful of bed sheets and towels. Makeup/foundation, towels are to be used only for their intended purposes (Any makeup/foundation, face medications/creams, and tanning products that stain our towels/bedsheets will result in additional charges. Please avoid using regular hand/bath towels with all skin products. Check-in at 4PM / Check-out at 11AM Check out time is STRICTLY at 11 AM unless late check out is previously confirmed. Any unscheduled late check out is subjected to a late check out fee of $20/hr USD. If your unscheduled late checkout exceeds two hours we will charge your for an additional day. This does not award you possession of the property for an additional day, it is a penalty assessed for holding up our next guest and preventing our housekeeping team from doing their jobs. This additional day charge is the BASE RATE of the room without discounts that may have been applied. The occupancy limit for this property is 6 and any additional guest on the property will be automatically vacated for trespassing. Broken, damaged, or missing items may result in additional charges.

Other rules:

• No parties or events
• Please be respectful of other tenants living on the property so NO loud noises between 11pm-8am
• No unregistered guests
• No pets, unless it is a service animal in which case documentation will need to be provided
• No illegal activities and weapons of any kind
• No smoking of any kind
• Do not re-arrange indoor and outdoor furniture
• Please let us know immediately if something is malfunctioning so it can be rectified. However, all damages or missing items will need to be paid for by you before departure.
• If the house is damaged or dirty, in a condition beyond what a reasonable and courteous, guests will be charged an additional cleaning fee of $100.

Please acknowledge that occasionally, we may leave consumables such as condiments or snacks. These are free and please indulge yourself to your desire. HOWEVER, ultimately, it is up to the guests` discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables or any allergies that the guest might have. Any house rules violation is ground for immediate termination of your stay

Supplies and Additional Items
We provide an initial stock of essential supplies at the start of your stay, including cleaning materials, toilet paper, paper towels, and linens. If additional supplies are needed during your stay, a flat $10 convenience fee will apply per delivery request, plus the cost of the requested items.

Fees
• $500 fee if you are found to have violated the smoking policy
• $20/hr Early Check-in/Late Checkout Fee
• For late checkouts that exceed 2 hours, guest will be charged for the price of the room for the day with no discounted rate (Base Rate)
• $300 Smart Lock replacement if our smart lock equipment is damaged
• $100 Lost key from lockbox

    The house was lovely. Definitely an old house as the floors creak pretty loud, but that added to its charm. We loved the decor and everything was clean. Host had left us gift bags with toothbrushes, toothpaste, lotion, and other goodies in each bedroom, which was a nice touch! Mattress was extremely firm but pillows were great. Our only ask is for a blanket to be left in the house as it got cold at night in the living room. We loved the location and walking distance to dinner, drinks and boozy ice cream! Joseph was a wonderful host and we had a great stay!

    The entrance overgrown with weeds that are in some place 10 feet tall. Due to multiple host issues was unable to access home until 6:30 PM. The sofa literally sank to about 8 inches off the floor and was unusable. Rugs curled and major trip hazard. 1 roll of TP?! Kitchen not fully furnished. Few Christmas themed dishes and little silverware. Curtains in bedroom do not cover windows. Wet ramp slippery and I almost fell. Ladder and broken door in drive so I could not park all the way in. I had stayed there before but this property is not kept up. I will never stay here again.

    The place was very clean and newly updated. Towels were aligned on the bed nicely and had a cute gift bag. Bathroom updated and looked nice. I was a bit upset that no toilet paper was left for us and the toilet paper had no stand or wall mount to put it on. When you walked in, it smelled like stale smoke. It wasn’t a crazy heavy smell because it looked like they just painted but the smell was there. The air conditioning is good in the living room area, but kind of weak in the bedrooms. There was a nice ceiling fan, but it was still a little hot in the bedrooms. The beds are brand new but are very hard mattresses (not my preference) and when you walk around the one mattress frame in the bedroom to the left of the kitchen, be careful because the edges of the bed frame scratched me a couple of times when I got too close to it. The sink in the bathroom is not mounted properly to the wall so don’t lean on it. The outside area was needing some maintenance as weed trees are now growing through the deck planks by the front door. The neighborhood was a little iffy. Some houses are nice but some are not well maintained and people do loiter around late at night. I liked having a code to the front door to get in so getting in to the place was easy. Overall, house was clean and updated, needs some slight tweaking, neighborhood is iffy/so so.

    It was very easy, the host was great at communications. The wedding venue was just across the street and there was plenty to do in Peoria Heights, very walkable, great location. The home was very clean and comfortable, especially the beds!

    Property updated in many ways. Luxury bath and chef worthy kitchen. The ramp into the property is fairly steep but once inside it is welcoming and the spaces large. The only suggestion I will make is since this is a charming older home wall outlets are limited. Bring a couple power pads to keep you electronics charged and the lamps plugged in.

    This is a mid century dwelling in an older neighborhood. The location is convenient for visitors to Peoria and surrounding communities. The dwelling was clean and comfortable. The listing and photos on VRBO are accurate.

    The beds were perfect kitchen was perfect the coffee was perfect, felt very uncomfortable in the home like somebody was watching me at all times also the couch went into a big hole underneath the couch look like it was event but it was really big and the whole couch literally went into the hole when my mom said on it and she was in her 70s took pictures ?. Also got a text from the owner before leaving telling me to make sure my towels were picked up in the bathroom the dishes were done in the sink how does he know that unless he was watching us definitely uncomfortable in this house will never run again..

    My husband and I had stayed here earlier in the year. This time it was my daughter and myself while we handled family business. It is a most comfortable house , well decorated and contains all amenities needed for a stress-free stay. It is conveniently situated in the city to be able to get anywhere easily, yet in a quiet neighborhood, with shopping and eating close by. My daughter asked for the details so she may stay there when her presents is needed in Peoria again.

    Loved our stay in this lovely nearly 100 year old home with two bedrooms, kitchen fully stocked with tools and dishes for cooking, combined dining and living area with room for several adults to congregate, and screened-in front porch for relaxing in the morning or evening. The historic neighborhood is quiet but conveniently close to shops, restaurants, and activities in Peoria Heights as well as central Peoria.

    Everything was as listed. This is a older beautiful renovated home. The only thing that really needs works is the front porch. Still has older home smell. After 12 hours of traveling it meet our needs. Great home for the price.
