CHECK IN / CHECK OUT:
Check-in: From 3pm
Check-out: By 10am
⏳ Late check-out must be pre-arranged and will incur additional charges
$110 per hour applies for late departure without approval

Contactless entry via key safe
Keys must be returned to the lockbox on departure
⚠️ Failure to return keys may incur management and replacement fees

COOKING:
Cooking strong-smelling foods (e.g. curries) will incur a $450 deep cleaning fee

PETS:
This property does NOT accept pets

⚠️ UNAVAILABILITY:
If the property becomes unavailable due to unforeseen circumstances (e.g. fire, storm, damage):
You will be notified immediately
Alternative accommodation will be arranged where possible
Full refund provided if no alternative is available

Breach will result in immediate eviction without refund

YOUR RESPONSIBILITIES:
You are responsible for any damage, loss, or breakage
Report any issues immediately
Do not exceed maximum occupancy

No excessive noise (especially after 10pm)
Breaches may result in eviction without refund

Lost keys/lockout:
$100 call-out fee + replacement costs

CHECK-OUT REQUIREMENTS:
️ Remove all food from fridge
️ Place rubbish in council bins
️ Wash and pack away dishes
️ Empty dishwasher

BBQ must be cleaned after use
$100 fee if not cleaned

Remove excess rubbish (fees apply if left behind)
️ Return furniture to original position
No smoking ($400 penalty applies)
No illicit drugs

Allow access for repairs if required

Lost property: If any items are left behind, we are happy to arrange their return. Please note this will incur a $30 administration fee, in addition to the postage cost.
