A private 2700 sq ft home two blocks off Pearl, with the downtown screening venues walking distance.
Built in 1900 and renovated in 2007, this is a detached home on a residential block of old houses and older trees, two blocks north of Pearl. For the run of the festival it is yours alone: your own front door, your own street, and nobody else on the property.

ARRIVING
Parking is off-street at the back of the home, reached from the alley rather than the street - you unload out of the way and walk in through your own door. The garage is the owners' and is not part of the rental.
Most guests use the car once. During the festival the city is running free transit and up to 5,000 e-bike passes, and the HOP shuttle runs every seven to fifteen minutes between downtown, the Hill, the CU campus and Twenty Ninth Street. Nearly everything on a festival schedule is closer on foot than it is by car once you account for parking.
THE MAIN LEVEL
The main floor opens completely - kitchen into dining into living, one connected space under vaulted ceilings and skylights, with built-ins along the walls and newly refinished maple floors underfoot. On a January afternoon the skylights do real work; short days feel longer in here.
There is a gas fireplace, and it does the work a fireplace is supposed to do in January: a long evening after a late screening happens in one warm room with the lamps low, rather than everyone retreating to separate corners of a house.
THE KITCHEN
Stainless appliances, a chopping-block island, solid-surface counters and a great deal of cabinet storage - an eat-in kitchen that sits at the center of the open floor rather than tucked away behind a wall.
The point of a kitchen like this on a festival trip isn't entertaining. It's that on the third or fourth night, when you don't feel like being out, dinner in is genuinely better than dinner out - and you can make coffee at seven in the morning without leaving the house.
THE MASTER SUITE
The master has a five-piece en-suite bath with radiant heat under the floor, and a walk-in closet with room for eleven days of clothes hung properly rather than folded into a case. In a Colorado January, a heated floor at six in the morning is the kind of detail you remember about a house.
THE OTHER SLEEPING SPACES, AND THE BATHS
2 further sleeping spaces beyond the master, with the same floors and window coverings throughout. The full bed layout is listed in the property details above.
All 3 full bathrooms are included — 3 baths for 6 people, which is the difference between a comfortable house and a crowded one.
ELEVEN DAYS, NOT A LONG WEEKEND
A main-floor laundry room with a utility sink and storage. It sounds like a minor amenity and it isn't - it's what lets you pack for four days and stay eleven without a hotel laundry bill or a suitcase you can't close. With that said, pack what you like - it's Sundance!
SUNDANCE VENUES
The Dairy and eTown are the closest, the Boulder Theater is eleven minutes, and the CU venues are a twenty-minute walk or a few minutes on the HOP. Only Chautauqua and the Cinemark really require a car.
THE NEIGHBORHOOD
The Pearl Street Mall - the pedestrian blocks with the bookshop, the bars and the restaurants - is about half a mile west. The East Pearl restaurants are about half a mile east. You are between the two, which means dinner in either direction and the walk home on a residential street rather than through a bar district.
GETTING HERE
Denver International Airport is about forty-five minutes by car. Rental cars are on site at the airport; RTD's AB1, AB2 and AB3 buses run to the Downtown Boulder Station roughly hourly for about ten dollars; and there are several private car services operating the route if you'd rather be met. Once you're at the house, depending on the weather, the car can stay parked.
WHO THIS HOUSE SUITS
People who would rather have a house than a hotel - a kitchen, a fire, a quiet street, and a short walk to the screenings. Eleven days in a home built in 1900, kept beautifully, and yours alone for the run of the festival.
HOUSE RULES
Smoke-free throughout. No pets. No parties or events - the neighbors are close on either side and the street is residential. The garage is not included. with the rental. Quiet after 10pm. Only those registered on the rental are allowed on the property.
