Pet friendly : A max of 2 dogs are allowed for a flat fee of $125/stay. Requests to bring a 3rd or 4th dog are subject to approval and will incur an additional $100 fee.

Undisclosed pets will result in a $150 fee and may lead to reservation cancellation without refund. You will be responsible for any additional cleaning or damage fees.

Getting around Berea is easy from this conveniently located property. The Cleveland Hopkins International Airport is just a 10-minute drive away, while the Akron-Canton Airport is a 45-minute drive. If you're looking to explore the area by public transportation, there are several bus stops within a few blocks of the property. In addition, parking is available on the street or in the nearby public lots. For those who enjoy biking, there are several bike rental options in the area, and the nearby Rocky River Reservation offers scenic bike trails. If you prefer to walk, the Baldwin Wallace University campus and downtown Berea are both within a 15-minute walk from the property

ABSOLUTELY NO PARTIES — ZERO EXCEPTIONS

This home is monitored by neighbors and staff who notify us instantly if a party or event takes place. If an unauthorized gathering happens, your reservation will be terminated on the spot and you’ll be required to vacate immediately without a refund (this includes no refunds on any unused nights). Any cleanup related to a party or gathering no matter the size will also incur additional cleaning fees and labor/material fees for any damages that were caused.



Renters must be 21 years or older to book and stay.



Noise:

Please keep noise to a minimum when outside. We use decibel readers (they don’t record conversations) to monitor levels.



Quiet hours: 10 PM – 8 AM

Excessive noise may result in a $500 fine due to past neighbor complaints.



Smoking:

No smoking inside the house — $500 fine for violation

Smoking outside is allowed



Strictly Prohibited :

Underage drinking or drug use

Unauthorized guests



No mini waste:

Avoid confetti, glitter, water beads, balloons, or tiny plastic/glass/metal pieces.



We respect my neighbors to the fullest and will not tolerate any gatherings, parties, or unauthorized guests. If you violate any of my house rules or those of the OTA community, you will be required to vacate the property immediately, and no refund will be issued for any unused nights.



Grill Use:

If the property is equipped with a grill, guests are responsible for refilling the propane tank if needed—but don’t worry, just send us the receipt and we’ll reimburse you!

If it’s a charcoal grill, be sure to bring your own charcoal. Happy grilling!



Pets:

Max 2 dogs: $125 flat fee

Requests for 3rd or 4th dogs are subject to approval and an additional $100

NO cats allowed!



Shoes off inside:

Please remove shoes indoors to help keep the home clean — the asphalt driveway can track in dirt. We appreciate your understanding!

A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $400 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $40, which covers accidental damages beyond normal wear and tear.



Refunds will be issued minus any applicable Stripe payment processing fees, which are not recoverable on our end.
