We stayed here for the solar eclipse, and I can tell you that the pictures of this property don’t do it justice. Yes, from the front it looks like an overgrown shed, but I assure you it’s so much more than that! Inside it’s airy and spacious with room for everyone to hang out together. Where it really shines is on the multiple level deck off the back of the house which overlooks the river in the distance! Incredible views of the sunset from the comfort of your own rental property! Such wonderful and thoughtful hosts as well!

The cottage is a clean, updated lodging with ample space for the two of us. We enjoyed having two bathrooms and a huge king bed and no noise above us. It has a lovely view down to the river and of the sunset from the back deck. Fine dining can be found in Kingsland at the Junction Prime upscale steak house.

This was my first time getting a home for a rental instead of a hotel, and let me just say the pictures DO NOT do this home ANY Justice. The home was prepared beautifully, the cleanliness was off the charts, and very family friendly! We enjoyed our time exploring the river behind the home, had us a BBQ for dinner, and finished the night off with the fire pit. Ms. Jacki was very helpful as I did not know how to use the propane grill. Please do not hesitate to book this property for a getaway. I cannot wait to book again, watching the sunset on the balcony was to die for.

What a perfect little cottage, and Jacki was the best host! We were in contact with Jacki even before our trip and she answered all of our questions. We decided to take our side by side at the last minute after we realized the trek to the river was challenging for people our age. Boy were we happy we did! We had the best time! The house is so clean and well appointed with all of the basic necessities. The beds are soft and comfy. The sunsets are beautiful and the place is so relaxing. It was a great week! We will definitely return!

Great location for river access (about 0.2 mile down to the waterfront), perfect spots for swimming and deeper holes for good fishing. The beach area was clean and the privacy was nice. Everything we needed for cooking was provided, we did not use the fire pit due to the dry conditions and windy days but the setup for outdoor gatherings is nice. Comfortable beds and goos shower water pressure.

We didn’t get to stay a full night, unfortunately had to leave abruptly, but the location is right on the river and once the river gets under control with all the flooding you can walk right onto the slab and play in the water. Really close to inks lake and the longhorn cavern. The home is beautiful and my kids loved it. Kitchen and living room are huge and the bedrooms are really nicely set up as well. Kids loved the double bunk beds. Communication with property manager was very fast and enjoyable. Will be booking again.

We came to Kingsland for a family reunion. Stayed in this cute little house. Looks just like the pictures inside. Very clean. Kitchen well stocked for cooking and grilling. We enjoyed mornings and late evenings on the back deck. The neighborhood was not what we expected - I give that 3 stars but everything else was excellent!

Very clean! Jacki was extremely helpful with all my questions about local places to eat and see while we were there. Great location! We were able to go to the Burnet Bluebonnet festival, strawberry farm in marble falls, and cool off near the slab close to the house. It was a great getaway for our little family! Highly recommend!

Jacki is a tremendous host! 6-stars! Here's what happened to me: I showed up at her beautiful, spotless, Llano River rental home exactly one week earlier than my booking. Panic. I got in touch with Jacki while idling in the driveway. Fortunately, her home was available. Jacki immediately arranged cleaning and I stayed as though that was the plan all along. Thank you Jacki!

The house had everything you needed, loved the style and felt so at home. King bed was so cozy. Doesn't have anything to do with the homeowner, but, beware during hunting season there might be deer hunters on the river bank.
