Welcome to this magnificent 6bedroom/5.5 bathroom single-family home. This home is ski-in/ski-out and nestled in the heart of Granby Ranch, a paradise for mountain enthusiasts and adventure seekers alike. Granby Ranch offers winter skiing and festivals at the base. Our summer season offers golf, hiking, downhill biking, and free concerts and events at the base all summer/fall long! Winter Park is just 20 min down the road. Grand Lake and Rocky Mountain Nat'l park are also just 30 mins away!r>

Our spacious home comfortably accommodates 16 guests, and is set up perfectly for large families! Our home is a true ski in/out with the ski trail right behind our home!

Our main level offers our kitchen, dining, family room, and master king suite! Our family room offers 2 large sofa's to relax with a gas fireplace and large 60 smart TV. Our kitchen is fully stocked with everything you need to create large family meals. Our dining table offers seating for 10 with additional seating at our kitchen bar. Our back deck area with hot tub can be found right off the dining area.

Our upstairs level offers 2 more king bedrooms each with an en-suite bath. There is also a desk area tucked away for a quiet work space if needed. Views on this level are fantastic from the bedroom windows.

Our basement level offers a game room/sleeping area with large TV, sofa (this is not a pull-out sofa), large bean sacks, 3 full size beds and 2 twin beds. This is a perfect space for all the kids to enjoy! There is a half bath off of this room. There are 2 additional king suites with attached en-suite bathrooms on this level as well.

Winter Driving- During the winter months it is required for you to have snow tires/chains to access our driveway. It is imperative your vehicle is properly equipped.

Other Amenities:
The Ranch House at Granby Ranch (5 minutes away by car) has a heated year-round pool and hot tub, ping-pong table, foosball, and a fitness center with weights, treadmills, etc. Current rates for guests of Granby Ranch are $10 for a Day Pass per guest (kids 6 and under are free). Simply provide a copy of your reservation with the address showing.

All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3-4 night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker(Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances(griddle, crock pot, blender, food processor, rice cooker and waffle maker).

- 5-minute drive to Ski Granby Resort Parking Lot (where the entrance, the Ranch House, and
the various seasonally available dining options are located).
- Hiking and Biking Trails are accessible outside the property.
- 5-minute drive to Granby Ranch Golf Course
- 10-minute drive to Grand Elk Golf Course
- A Disc Golf Course is available during the Summer via chairlift access via day lift passes.
- Lift-accessed downhill mountain biking and cross-country trails available. (Requires
signed liability waiver and either a day pass or lift ticket purchase)
- 30-minute drive to Grand Lake and the Kawuneeche Visitor Center in Rocky Mountain
National Park
- 30-minute drive to Winter Park Ski Resort
- 20-minute drive to Hot Sulphur Springs
- 20-minute drive to Lake Granby
- 8-minute drive to City Market (Groceries), McDonalds, & Subway
- 10-minute drive to the town of Granby

House Rules:
1. Please respect Granby’s quiet hours: 9 PM to 7 AM. The renter is responsible for all costs
related to noise violations received during their stay.
2. No events of any kind are permitted at any time. Violations will result in immediate eviction
and a $1500 fine.
3. Only four vehicles maximum at this property (two inside the garage and two in the
driveway). No on-street parking is allowed at any time. Our HOA does fine and tow. The renter
is responsible for any costs incurred.
4. Minimum 25 years of age to rent.
5. This house is smoke-free and vape-free. This is also a policy of Granby Ranch. By renting
this house, you are agreeing to not smoke in this house. Your deposit is forfeited if
evidence of smoke is found upon checkout.
6. Owner and Winter Park House are not liable for damages, loss, theft, or injury to guests.
The supervision and safety of all children are the direct responsibility of Guests, Parents,
or Caretakers of any child on the property.
7. No boats or trailers are allowed. This is HOA policy. Any fines from the homeowner
association will be taken out of the refundable deposit.

*Our owners are highly allergic to dogs. This is a dog-free property.

    In July we, our children and our adult/teen grandchilden and their spouses (15 of us) stayed in this lovely home for a week. First of all, the five master bedrooms each with their own attached bathroom, 2 half baths (one on the main floor and one in the basement) plus the “family room” with it’s built in bunks and an alcove with a queen mattress met everyone’s needs. The views from the house are exceptional! Wow! The large great room on the main floor was so large that we didn’t feel crowded at all. Plus the kitchen island was large enough for 5 women to easily work together to prepare a meal. Everyone hiked the trails that intersected at the back of the house and enjoying the beautiful scenery. The hot tub was an added plus. We enjoyed a day at Grand Lake, the Ropes at Areal Adventures at Fraser, Co and White Water Rafting at Mad Adventures at Kremmling, CO. We would highly recommend this place!

    We came to this house with our family of 16 our baby and it was perfect for all of us. It’s so hard to find a ski-in/ski-out house that has ample space for our family. We loved how open the living/kitchen/dining, it made it easy for us all to gather together. The house manager was fantastic! We had a small issue with the ice maker and they brought us bags of ice throughout our stay. Overall we had a great weekend with plenty of room and lots of new memories made!

    We enjoyed an awesome and comfortable stay at this great Granby Ranch home. We had 3 couples plus some adult children who were able to spread out and feel comfortable in the space. Beautiful views and easily accessible to surrounding activities.
