What a great place to get the family together and be able to include the dogs. Only steps from the beach for morning walks, and a block from the Sound for an evening swim in the tidal pools. This house has a great top deck for getting sun, or a middle deck if you need shade. Well appointed kitchen with 2 coffee makers-great when some fo the family drinks decaf. We'll keep Hoff1 on the top of our list for next year.

Had a very relaxing time. Always love coming to Topsail. Found many small shark teeth. Couple of pieces of sea glass. Not many shells this trip focused more on the shark teeth. Grads fished, hung out on beach, and drove around and enjoyed different parts of island. They had the best week.

Would definitely stay again. Property is a bit worn. However, nothing that would detract from the stay. One reviewer said it was kind of like visiting the grand parents beach cottage. I think that is accurate. The access to the beach and sound is excellent.

House is super close to ocean. Decks are the best thing to house.

I was looking for a decent house for a long winter weekend with some friends and a couple of dogs, and this house was perfect. Everything was clean and updated. The kitchen had everything we needed, and the towels and sheets were of good quality. This was the best spot for our dogs, too, with Topsail Beach's relaxed leash laws and the whole south end of the island for our guys to run free. We'll keep this house on our list of great NC beach locations.

This property is on a low-traffic end of the island and very short walk to the beach! The house could use a few upgrades but the price and location more than make up for it!

The location and price of this home cannot be beat! We loved being able to spread out across the four bedrooms, the beach access is steps away from the house, and the house was very clean. Is it outdated? Sure. It’s like grandma’s house... at the beach! I don’t mind floral couches and green carpet, and we were able to cook several full meals using the kitchen. If you want granite countertops and upgraded appliances, this is not the rental for you. But if you ain’t fancy and you just wanna be close to the beach, this place is amazing! We’d be happy to stay here again!

Overall, the stay was good. The property is located really close to the beach access which is a positive. The property is very big and spacious for a family to enjoy. The rooms are decent size. Being pet friendly was a huge positive as well. However, the property needs some TLC from the owner and/or management company. While there was an abundance of extra pillows, they were all very nasty, and not enough pillow cases for all the pillows. I think the pillows need to be changed out. The quilts are not all that great either and could use replacing. Some had weird stains and some had holes in them. Luckily, we brought our own pillow cases/sheets and enough to double them up. The master bathroom has a dripping shower head that you hear all night, and the toilet slowly runs all night. The fluidmaster needs to be changed out in the tank badly. The kitchen coffee pot was nasty and had mold in it. I had to clean it three times with boiling water just to be able to use it. There were some nasty cups in the cabinet too. Not too big a deal since there were many and plenty of utensils. The stove pans were nasty and rusted and there was a leak under the kitchen sink and someone just put a bowl under it to catch the water instead of fixing the P-trap properly. The deck is huge and a lot of seating, but needs to be repainted ( not a big deal to us though). The washing machine had mold on the tub seal so we didn't use it at all. The blankets had stains and holes in them, but we brought our own so we were lucky. There was a broken blind in the main bath and it couldn't be used, so we had to hang a towel over the window so no one could see in while using the restroom or taking a shower. Everything else was in order and clean. I think whoever cleans, makes repairs, or manages the property for the owners really needs to pay attention to the small things. A blind should be put in the kitchen window to keep the strong glare from coming in where you cannot watch TV during the day. We had to hang a towel over the window just to be able to watch TV. Overall, it was a great property with a lot of potential, but the little things that make a difference are being missed. There are not any restaurants at all anywhere near this property, so make sure you bring your own food, or be ready to drive a long way just to get something to eat. There is very little delivery for food except Dominos Pizza that we could find. Just be prepared (we were).

This place would be wonderful if the HVAC system were improved (to cool the upstairs, the downstairs must freeze), there really was a ceiling fan installed in the main living area (the online photos show a ceiling fan, but it's no longer there), and the pond in back had a mosquito control system installed (e.g., a fountain).
