THE HOME
Three bedrooms, three full bathrooms, sleeps 11. Master with king bed, bunk room with a full-over-twin bunk, and a third bedroom with two sets of bunkbeds — perfect for kids, cousins, or teens. Living room seats 7. Covered upper porch with ceiling fans. Large shaded area beneath the house for cornhole, washers, and out-of-the-sun lunch. Fully stocked kitchen, stainless appliances, Keurig, BBQ Pit, smart TV. Linens and bath towels provided.

LOCATION AND THE RIVER
Cliff View private gated community sits on the prime stretch of River Road between the 2nd and 3rd river crossings. Direct access to the Guadalupe right at the rock beach. Caps Tube Rental is next door for tubes and float-trip shuttles. The stretch in front of the property has small rapids, a deep hole, and drive-up access for setup — one of the best fishing and floating spots on River Road. Gruene Hall and Whitewater Amphitheater are 15–20 minutes. Canyon Lake is 5 miles upriver. Schlitterbahn is 20 minutes.

HOUSE GUIDELINES
Maximum 11 guests, 4 vehicles. Age 25 minimum for primary booker. Family and couples property — not a party house. Quiet hours 10pm to 8am. Bring beach towels (bath towels provided). Additional Parking available on rock beach.

WANT THE WHOLE COMMUNITY
Float Away Vacations owns another house in the community 2 doors down. Guadalupe Getaway (sleeps 9, adult/couples focus), and Jus Chillin in the River Road Villas community next door (sleeps 13). Book all three together for an 30 plus-person group inside two adjacent gated communities. Barn on the Bay in Palacios Tx is our coastal property for guests adding a Gulf leg.
