Great for families!

This beautiful home located in a QUIET COVE on MM 1 of Big niangua arm has 4 bedrooms and 3.5 baths. New floors, updated bathrooms and great sunroom, firepit, deck and hot tub for relaxation.. 2 of the bedrooms are master suites (one upstairs-King bed ( also has a pullout in sunroom) and one downstairs- Queen bed with two futons - -works great for families or extra space! Another bedroom has a Queen bed, the three main bedrooms face the lake. A bunk room for kids with a full bed on bottomand twin on top. The large comfortable family room downstairs has two trindle beds, each bed has two twin mattresses. There are board games to enjoy. Bar area in downstairs family, two fireplaces and smart TV with limited channels and internet available for your enjoyment.

There is a large family room upstairs and downstairs each with a gas fireplace. Both couches in upper family are queen size pull out beds as well. Kitchen is large with island and bar stools. Open plan into the dining and family room. Dining area has large table that seats at least 8 plus bar seating and sun room is directly off of this and has additional seating overlooking the lake.

Great private 2 slip boat dock with large swim platform and quiet cove for swimming , fishing and playing. On the dock, one slip contains our own boat on a lift and the other slip is for renters use. It is 10 ft by 26 ft. It does not have a lift.
You are only about 20 minutes from the Osage outlet mall, golfing, water parks, miniature golf, go-carting, etc. This lakefront house is on the 1 MM of the Big Niangua in a cove location with quiet waters safe for young children to swim in. The water restaurants nearby are Captain Ron's, Larry's, nauti fish , Pier 31 and Fish and Co.

Home also has grill, washer and dryer, comes fully furnished with utensils, plates, towels, bedding etc. Home is kept clean and updated and is comfortable, even for large groups. We would love to share our home with you. Please contact US with any questions you may have.

No groups of people with the intention of partying. This is a family atmosphere in a residential subdivision. Absolute respect for our home and neighbors is required. You will be evicted during your stay with no refund if things get out of hand and you misrepresented yourself to me upon booking.
