LAS TRINITARIAS (another word for bougainvillea) is a splendid, 2011 built two-story beachfront home located on the white sands of the Gulf of Mexico's Emerald Coast (named for the emerald green waters) in Sisal, Yucatán, Mexico. Sisal is a seaport town located 50 minutes from Mérida – the capital city of Yucatán state, a named “UN City of Peace” and a recently designated Pueblo Mágico (Magic Town).

The house, with new whole-home auto-backup generator, is located in a quiet area of upscale private beach homes around 3.5 km from “downtown” Sisal and its newly renovated pier. There you can shop for groceries, enjoy water sports, or indulge in fresh seafood and a cold drink at a beachfront restaurant. Unlike Progreso, where the masses from Mérida descend, Sisal is an uncrowded and safe fishing village where you can relax and enjoy yourself amidst an atmosphere of peace and tranquility.

This 3965 square foot home has 5 ocean-view bedrooms – each with built-in wood closets, air conditioning and ceiling fans – including super-comfortable beds: 1 king, 4 queen, 1 twin and 1 queen futon. Four bedrooms have in-room bathrooms with showers and there are an additional 3 half-baths including one in the “maid’s room” which functions as a sixth bedroom. The home features a well-equipped kitchen with stainless steel appliances, an island and a pass-though opening to the outdoor sit-up bar; and a combination living room / dining room with a retractable glass wall opening to the ocean-view patio which sports a large gazebo with built-in sofas, an in-ground heated pool and a grassy area (to keep your dog happy).

The beach behind our house is effectively private and the waters are almost always very calm with a gradual slope that is still only chest-deep 400 feet in at most times - perfect for young children and all levels of swimmers. Throughout any given day you’re likely to see a constant stream of butterflies, pelicans diving for fish, and an amazing array of other birds. In the early evening enjoy a cocktail on the Flamingo View Terrace and, depending on the season, watch hundreds of flamingos returning home to the cienega for the night as the sun sets over the ocean. While you’re not lazing about, you can visit ancient Mayan ruins; explore caves; swim in a cenote; or visit the museums, restaurants and shopping of Mérida.

Satellite TV is included with over a dozen English-language channels in addition to Spanish-language channels. WiFi Internet is also included, with speed suitable for video streaming and video calls. Maid/Grounds service is included. The pool will be maintained, and patio will be swept as necessary almost every day except Sunday. Floors, walls, window sills, etc. will be cleaned, linens and towels will be washed and bathrooms cleaned every 3-4 days. Cooking service is optionally available - please request the menu.

Our fully-fluent Spanish/English-speaking property manager is on-call to handle any unforeseen issues during your stay.

It is a special and well loved house in an incredible location. We enjoyed our time there with three families and took advantage of activities like the beach and the pool as well as local sightseeing. The host and staff were very responsive and helpful in a relatively remote spot. While we got used to the fifteen minute 5km drive on the very rough road it’s worth knowing that before you arrive as of December 2025.

Lovely, spacious house, gorgeous beach which we often had to ourselves, unspoiled location, and a charming little town. We lived here for a full month, working remotely and enjoying the leisurely pace and delightful weather. Ricardo and the crew were welcoming and extremely accommodating. They went above and beyond to make us comfortable.

The house is beautiful, the property manager is fantastic and the setting is perfect, BUT the house is on the far side of sisal. we knew it was a dirt road, I could deal with that but this road is pretty much washed out in many places, it takes 15-20 minutes to drive just over a mile because you can only go around 2-3 miles per hour. The cars is like a bucking bronco, to many holes to avoid them, constantly bottoming out. Find this reason alone I don’t regret this property, I would not return unless the road is completely upgraded.

Stayed at Los Trinitarios with a group of family and friends of all ages (8 months to 65 years). Alberto was a dream to work with, even meeting us on his motorcycle at 11pm to help us find the house when we were lost in town. The suggestions of tours and local vendors were phenomenal. This included a personal chef cooking delicious Yucatecan cuisine, in-home massage and soundbath service, and a boat cruise out to a kayaking spot at a cenote with fresh ceviche at the end! The setting is idyllic, super private, and ideal for families. The people of Sisal are warm and helpful. We are so grateful for this adventure and can't wait to come back!

Manager of the property was very responsive and helpful. Although there is no sea view from the downstairs, it is nice to have privacy in the pool area. Things to improve- - The quality of the bedding was poor. The house itself had deferred maintenance issues - - like a loose pool railing and a difficult to operate sliding screen door. It would have been nice to know ahead of time that the oven was not operable, especially since the barbecue is tiny and delapitated. Need sharp knives (or at least a sharpener). On the plus side, lots of towels, nice lounges at the pool, lots of drinking water, and, of course, the beach. Overall, an enjoyable stay. Just need more attention to detail.

We spent Christmas week here and we couldnt be happier. Ricardo and Beto are amazing! We were in the midle of nowhere but at the same time a short 10 min drive to town of sisal where we could get everything we needed. We lost power one night but the house have its own power plant and we didnt miss a beat. Thank you guys. Amazing place

The house has plenty of room for a large family. The property manager is great and will do whatever you need to have a great stay. There are lots or reviews talking about the bugs here. Yes it’s true you are in a very remote location just have the proper clothing and bug spray. It is a great place to get away from everything and stroll the beach. There are so many shells on the beach so best to have some type of beach shoes.

Our group of 11 people enjoyed 4 nights at this remote, secluded beachfront house. Mitch, Ricardo and Adriana were great to work with and answered all of our questions promptly. Ricardo arranged transportation for part of our group to/from Merida airport. Adriana cooked two dinners for us which were excellent. Although you are only a couple miles from Sisal, the road to get there is very rough so you have to drive slow and it takes about 20 minutes each way. There is not a lot in Sisal, but you can get staples. We found that Hunumca was better for a bigger grocery run but it's an hour round trip. Try to bring more than you think you need! Everything in the house was in working order and we had no issues. There are LOTS of biting bugs (mosquitoes?), but it's a remote location so it was to be expected. We basically had to go indoors after sundown, but enjoyed the beach and pool all day long. Thanks Mitch, Ricardo and Adriana!
