Welcome to Gone Fishin' — a brand-new, custom-built lake house in Moultonborough, NH, where the design is sharp, the views are real, and the water is just steps away. From the moment you walk in, it's clear this isn't a typical vacation rental. Wide-plank hardwood floors, sage green cabinetry with brass hardware, and an open-concept main level that flows from a designer kitchen straight out to a covered deck — all with Lake Winnipesaukee and the surrounding mountains framing the view.



The kitchen is the centerpiece of the main level, and it earns that title. Sage green shaker cabinets floor to ceiling, a large waterfall island with seating for four, gas range, farmhouse sink, stainless French door refrigerator, and a dedicated Keurig and drip coffee bar. Whether you're making breakfast for eight or cooking dinner after a full day on the water, this kitchen is built for it. A second dining table seats six under a statement cage chandelier, with sliders opening directly to the covered main deck — so the indoor-outdoor flow is seamless.



The living room anchors the other end of the main level with leather seating, plaid armchairs, a smart TV, and windows on three sides that let the treeline and lake peek in from every angle. It's relaxed and comfortable — the kind of room that pulls everyone together at the end of the day.

The bunk room is purpose-built for kids and younger guests: sky-blue walls, soaring vaulted ceilings, two full bunk sets plus an additional twin, a Moravian star pendant, and camp-style décor that makes it the most popular room in the house for kids. Sleeps up to five.

Private Beach & Dock Access — Please Read:

This home includes deeded access to the Orton Shores South Beach Association private sandy beach on Lake Winnipesaukee, located a short walk down Orton Lane. The beach features a dock, swim area, and mountain views across open water. Association rules allow a maximum of 6 guests at the beach at any one time. All guests must comply with all posted beach rules, including: no pets on the beach between 9am–6pm, no fireworks, no motorboat launching from the beach, beach activities cease at 11pm, and no diving from the boat dock. Please treat this shared community space with care — violations may result in being asked to leave for the remainder of the day.



Guests are welcome to use the dock for swimming and enjoying the water; however, boat docking or mooring at the dock is not permitted.



★House Rules★

- Primary booking guest must have at least one prior stay history on Vrbo and maintain a 5-star guest rating/review history. Reservations that do not meet these requirements may be subject to additional screening, cancellation, or a refundable security deposit request at the host’s discretion.

- The primary guest must be 25+ with ID if requested.

- Unapproved late check-outs incur a $250 fee, and extra guests beyond the reservation count are charged $50 per person, per night.

- Pets, parties or events are not allowed.

- Smoking is strictly prohibited inside the home. Violations will result in a $500 fine, plus any additional charges for odor removal and furniture cleaning.



Guest Access:

Guests have exclusive use of the entire home — all three bedrooms, both full bathrooms, the fully equipped kitchen and dining areas, living room, all three levels of decks including the primary suite balcony, fire pit, outdoor shower, gas grill, and basement lake gear storage.

The Neighborhood:

Gone Fishin' sits on Orton Lane in Moultonborough — one of the most sought-after towns on Lake Winnipesaukee, known for its quiet residential character, clean water, and natural beauty. Moultonborough Neck puts you away from the summer crowds while keeping you close to everything the Lakes Region offers.



Castle in the Clouds (Ossipee Mountains) is 15 minutes away. Wolfeboro — the Oldest Summer Resort in America — is about 20 minutes for dining, shopping, and boat rentals. Center Harbor, Meredith, and Weirs Beach are all within 30–40 minutes for waterfront dining and lake cruises. For families with younger kids, Funspot in Laconia is under 45 minutes. Gunstock Mountain Resort is roughly 35 minutes for skiing, snowboarding, and four-season outdoor recreation. The Kancamagus Highway and White Mountains are within an hour for hiking and fall foliage drives.



Getting Around:

A personal vehicle is essential — this is a quiet residential lake community best navigated by car. Ample parking is available on-site. The private beach is a short walk down Orton Lane. Downtown Moultonborough and local amenities are within 10–15 minutes. Laconia and the broader Lakes Region are within 30–45 minutes in any direction.

The Orton Shores South Beach Association beach is a shared private community resource. A maximum of 6 guests from this property are permitted at the beach at any time. No pets 9am–6pm, no fireworks, no diving from the dock, no motorboat launching, beach activities end at 11pm. Children under 12 must be supervised by an adult at all times on the beach, dock, and road. All guests are the responsibility of the booking party. The primary guest must be 25 years of age or older. No parties or events. No smoking anywhere on the property. Unapproved late checkouts will incur a $250 fee. Extra guests beyond the confirmed reservation count will be charged $50 per person, per night.
