~Acceptance of the terms of the Rental Agreement and all Rental Policies is ASSUMED at the time of reservation. 24 to 48 hours before arrival, check-in instructions will be sent to guest.

**This home is rented for personal vacation use only. Any other use including large gatherings or parties is not allowed. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV's other than in the driveway as access only, unapproved pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $3000.00 to the Guest's credit card on file, as authorized by Guest's approval of the terms of the Rental Agreement. Over Occupancy of guest will result in immediate eviction without a refund.

Reservations may be canceled more than 30 days prior to check-in with full refund. 14 to 29 days prior to arrival 50% refund. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions, spotty internet service or interruption of service.
