OTHER THINGS TO NOTE/HOUSE RULES:

There are cameras on the exterior of the home. They are motion activated, records video and audio, and are active during reservations. There is also a decibel monitoring device located in the home. This is a smart device that measures decibel levels only and allows us to respond to extremely loud and sustained volumes. It does NOT record conversation, it only measures decibel levels. This helps us to avoid unauthorized parties. Our goal is for our guests and neighbors to both have an enjoyable experience!

*No smoking allowed (weed or cigarettes) - evidence will incur a $500 minimum fine. Please smoke away from the home away from windows or doors and dispose of cigarette butts properly.

*Any visitors must also be listed in the guest count. Minimum fine of $50 per person per night will apply for any undisclosed guests. The city is strict about maximum occupancy including visitors and we cannot allow more than the maximum guest count at any one time.

*Please observe a 9 p.m.- 8 a.m. quiet hour for our neighbors. They are our utmost priority to continue to operate short term rentals for years to come. Noise violations are taken seriously and will have one courtesy warning before removal without repayment for nights unspent.

*Our place is not for parties. $500 minimum fine for parties. A party is defined by any more than the maximum amount of occupants in the home at any one time (guest maximum can be found in the listing). No refund will be given for nights unspent if we are forced to terminate the reservation due to a party. We want you to have a great time with up to the maximum number of guests in the house, including any visitors. This is a residential area and our neighbors rely on us not to disrupt the community. We want to continue to do short term rentals for a long time so please help us respect our neighbors.

*Please note while the home is cleaned very thoroughly between stays and air filters changed regularly, we may allow dogs at the home. Those with severe allergies will need to consider our home’s suitability for their unique needs.

*No refunds will be given for COVID-19 or weather related cancellations including hurricanes. Please consider purchasing trip insurance that covers any unforeseen circumstances. Please note during hurricane season our area is prone to inclement weather.

*$75 per hour charge for not checking out on time. Please communicate if you need more time, if we can accommodate we will not charge a fee.

*If our property has a grill, please clean after use to avoid an extra $75 grill cleaning charge.

*Ice makers and fireplaces are an extra amenity and no refunds will be given if they are not functioning properly.

*To maintain a fair and comfortable environment for all guests, we ask that utilities (electricity, water, gas, etc.) be used responsibly. If there is evidence of excessive utility consumption beyond normal use for the duration of your stay, we reserve the right to charge additional fees for the excess usage. These charges will be calculated based on actual costs incurred and will be billed to the guest.

*No paper towels or wipes (including flushable wipes) are allowed down the drains. If a plumber needs to fix an issue caused by the aforementioned items and reasons, the cost will be billed back to the guest.

*Guest agrees to complete a third party encrypted ID verification independent of the platform booked on for security purposes. If the guest does not complete the verification or the host is not comfortable with the screening results, host may cancel the reservation with full refund to the guest.

*Any cleaning or maintenance issues must be addressed to the host. We must be able to attempt to fix the issue before offering refunds. If an issue is not addressed during the stay, no refunds will be provided.

*Please note lawn care and trash service may come on the premises during your stay. Days and times vary, please inquire if you need more specifics on when to expect these services to take place during your stay.

*Stays over 60 days will require a clean every 30 days included in your booking fee.

*An application, screening, signed lease and deposit is required for 90+ day rentals-please inquire for more details. Bookings over 90 days are brokered by Sojourn Realty.

*Please note that we do not provide shoveling or snow removal. Use caution in case of these situations, as we are not to be held liable.

*This home is not pet friendly. Any undisclosed pets on the property will incur a $300 fine plus any damages or extra cleaning charges. We do ask that service animals are disclosed and emotional support animals need to have valid documentation prior to the start of stay.

    4.5 stars. Walk to beach. Property was good fit for our family vacation (parents, two college-age offspring & their significant others ). Garage, queen bedroom and bathroom with shower on the ground floor; living room, balconies, half bath, and kitchen on the next floor; thermostat, one king and one queen bedroom and bathroom with tub (accessible from the king bedroom and the hallway) on the top floor. Stacked washer and dryer in the kitchen, plus dishwasher and garbage disposal (switch under sink). Fridge has water and ice in the door, which worked great because we took water with us everywhere. Wagon in garage with boogie boards, sand pails, and beach umbrellas. Three beach towels. Clean. Sufficient kitchenware to make meals. Space for one car in garage and two in driveway. Flatscreen TVs with Rokus. Roku in downstairs bedroom was missing power adapter. Call center is very responsive but not local, so it took a few tries to diagnose problem & get correct part.Property is on 21st HALF Street. There is also a property managed by the same company with the same house number on 21st St. It is located directly behind this one. The renters for that house came to ours in error, and the door access code that they were given worked on our door and enabled them to walk in. There was significant panic and confusion about a possible double booking until we realized that they were looking for 21st St. not 21st Half St. It worked out OK in the end but could have been a bad situation.

    This property was very clean and equipped with everything needed for our stay. Great communication with property management. A short walk to the boardwalk and easy access to the beach. Close to many places to shop, restaurants and attractions. Would definitely stay at this property again.

    The property is a few blocks off the beach providing easy access to shops and restaurants on the boardwalk. With the exception of a moldy shower curtain in the upstairs bathroom, the condo interior was very clean and well maintained. While the kitchen is a nice size, there could be a few more plates and bowls available for use. It is also worth pointing out that, 21 1/2 street is a narrow alley with very limited space making it extremely tough to get in and out of the parking area.

    The house had a good location, close to food and shopping. The house was clean and the host communication was great, making check in easy. The beach was a short walk away, making this a nice place for a family stay.

    We were very happy with the location of the property. It was just a 5 minute walk to the beach. The property was a perfect size for our family, and very clean. We really appreciated the owner’s recommendations for good places to dine. We ate at one of their recommended restaurants and it was wonderful!

    The property was very nice with one bedroom and bath on the first level, the kitchen living room and a half bath on the second level and two bedrooms and one bath on the upper level. It was a few block walk to the beach and provided two parking spots. They also offered chairs/toys and beach towels (which we did not need but are available) very well appointed and A great location. We were in town for a wedding at the Cavalier hotel, and it worked perfectly!
