Cancellation Policy:
If the Commonwealth of Massachusetts bans short-term rentals, you would receive a full refund. Otherwise, our standard cancellation policy is in effect:
In the event of cancellation for any reason, please contact us immediately followed by in writing. Written notice of cancellation must be accompanied by payment of a $295 cancellation fee to Gibson Sotheby’s International Realty, which may be charged to a credit card. Upon Notice of Cancellation, Gibson Sotheby’s International Realty will endeavor to find a substitute tenant. In the event a substitute tenant is found, monies paid in advance will be refunded, less a 20% service fee of the total rental amount due. You herein acknowledge that you will only be entitled to a rebate only if you give written notice, pay the cancellation fee and the property is re-rented for the same terms and conditions of the original Agreement. For your protection, Gibson Sotheby’s International Realty recommends the purchase of Optional Travel Insurance provided by CSA. In the event the property does not rent for the same terms, all Guest payments for the entire agreement amount are due and forfeited to the owner.

One negative- the air conditioning was not working on the second floor. We called and the mgmt addressed by bringing fans but that is not the same as having AC. Unit in second floor needs to be fixed.

Clean, comfortable, beautiful Pleasant Bay views. Convenient to Chatham and to the Outer Cape beaches. Bedrooms were comfortable and roomy. Kitchen was clean and well appointed. We loved sitting on the screened porch!
This was an incredible location for a month long stay in cape cod. Just minutes from Chatham, Brewster and Orleans you can easily experience so many things about the cape. We rented kayaks and were able to get out onto pleasant bay right from the back yard. The house was perfect for us, updated, clean and functional. We also loved the sunroom for games and reading. The kitchen was great for cooking, dual oven and all the equipment you could need. We loved our time at 2121.

The views are truly better than the pictures, which is key b/c the house is oriented completely toward the Cove. Home is clean, updated and very liveable. The layout is great, takes advantage of AMAZING views from every room. Parking for 4 cars, a rare plus. Things to be aware of: almost no yard, even in back overlooking cove, only a very narrow stretch that is essentially dirt. No gas grill, and not permitted to bring your own. Wifi very weak, and not improved after requests to owner. Front of house is stark, no yard, and entry on and off of Rte 28 is perilous. No outdoor shower.
