Coops Cottage is a coastal-style, comfortable beach retreat located in the quiet north end of Fenwick Island. This spacious, two-story home is designed for gathering, comfortably sleeping 10–12 guests just a 2-minute walk from the sand. With uncrowded beaches, popular local restaurants, and tax-free shopping all within walking distance, this cottage offers the classic Quiet Resort experience with modern comforts.

FLOOR-BY-FLOOR DESCRIPTION

Main Level: The first floor is built for relaxation and socializing, featuring two distinct living areas—each equipped with a 50 flat-screen TV. A highlight of the home is the wrap-around enclosed porch and the first-level deck, providing ample space for morning coffee or evening sea breezes. Guests have use of two outdoor showers, perfect for rinsing off after a long day at the beach. (Please note: the detached garage is not for guest use).

Upper Level & Rooftop: The second level houses the comfortable sleeping quarters, with a layout that ensures privacy for large groups. For the best views in the house, head up to the rooftop deck, where you can soak in stunning vistas of the bay and the surrounding coastal landscape.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 12 people.

-There is parking for 5 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

    The house worked great for us. Walked to the beach, lots of restaurants and mini golf. My only suggestion would be to have a key pad opener for the door. It was inconvenient to travel 10 miles from the house to get and return a key.

    Very nice house and just a quick walk to the beach. Very convenient with small kids who needed to nap. Close to the state park so I could kayak. The beach was very clean

    We loved this house for our week long stay in Fenwick Island. The house is just across Ocean highway from the beach. A short walk. We had 10 people which included adults and young adults. Happy to have two sitting areas for TV watching and dining tables inside and on the screened in porch. Also a yard and plenty of parking in the driveway. Some minor issues that were fixed immediately after we reported them. Owners close by so we could ask questions. Thanks for the great stay.
