Guests have full access to the entire home. We ask that you respectfully leave alone the Owner items in the basement.

Smart Entry: Access via August Smart Lock (code sent before arrival). Backup lockbox is available for emergency use only.

Layout: Two-story home with stairs to living area upstairs. No elevator. Unfinished basement.

Parking: Plenty of driveway space. Please be mindful of the Owner’s Subaru parked to side.

Pet-Friendly: Up to 2 medium sized dogs allowed (see House Rules for full policy)

Noise Monitor: Non-recording sensor to ensure quiet hours compliance. Security system installed, no need to activate

Cameras: Exterior Ring cameras

️ Trash: Can near basement door, but final disposal requires guest to take trash to dumpsters at SE corner of community.

️ Fireplace and baseboard heat upstairs. Furnace in basement.

Booking Requirements
The booking guest must be 24+ years old, provide valid ID, and remain on-site for all overnights
Reservations made on behalf of others are not permitted

$50 per undeclared guest per night may apply

Check-in: After 3:00 PM
Check-out: By 11:00 AM
Late checkout: Based on availability, prior approval and payment of the late checkout fee ($50). Requests must be received by 8am to confirm availability with our cleaning team. Unapproved late checkout may result in additional fees

Parties & Gatherings
No parties or large events
Small, intimate gatherings may be approved only with prior disclosure and host approval
Events causing noise complaints, damage, or neighbor disturbance may result in cancellation, eviction, deposit forfeiture, and a $1000+ fine
Smoking / Vaping / Drugs
Smoking, vaping, or illicit drug use is strictly prohibited
Violations result in a $1000+ fine
Pets
Dogs only (maximum 2, up to ~50 lbs each)
$100 pet fee per stay
Dogs should be crated when unattended and kept off furniture and beds
Unauthorized pets incur a $250 fine
Security Devices
Exterior cameras and a non-recording noise monitor are in use
Tampering or disabling devices results in immediate eviction and a $500 fine

Must be cleaned, turned off after use and never left unattended

Lock all doors and windows when leaving
Report maintenance or safety issues promptly
Cleaning & Damage

Follow checkout instructions provided in the house manual. Trash left in house will incur $100 disposal fee.
Violations of house rules may result in fines, cancellation without refund, eviction, or trespass enforcement.
