Sparkling Frio is located just five minutes from downtown Leakey, Texas, this private riverfront retreat is located on one of the deepest sections of the Frio River that makes for great swimming and fishing. This riverfront property is old school Frio River at its finest.
Lots of room to roam since you'll have both sides of the Frio River for fun! There is a large flat, grassy lawn and the house sits just steps from the rivers edge. Concrete riverside landing and there's a rope swing to drop into the deepest section of the Frio River!
Live life under the canopy of live oaks and ancient cedar trees line the cool Frio River where swimmers drop into deep emerald green water from two rope swings. There is also a concrete boat launch, metal ladder and concrete steps that lead directly into the river. Lots of fish so bring your fishing poles!
There is a sunny covered back porch for relaxing, with outdoor seating & dining to enjoy a sunrise cup of coffee or sunset cocktails. A custom charcoal smoker in the backyard allows the grill master to join the river views. The outdoor entertainment area includes a fire pit, horseshoes, washers, corn hole and riverside volleyball court, sure fun for everyone.
The dramatic river views from this one level, relaxing retreat is filled with comfortable furnishings. Plenty of windows offer a light filled oasis perfect for gathering everyone to make great memories. Enjoy swimming, fishing, bird watching and photography along the Frio River.
The original fish camp cabin is a bunkhouse with vaulted ceilings, wood floors and deck overlooking the river. Outside there are plenty of outdoor furniture, riverside seating and picnic table, all under the canopy of huge cypress trees. The living room has a flat screen tv, plush soft sofas and views of the river, while the dining room has river views and leads to a deck overlooking the river. The kitchen is retro cool and very functional.
After all day playing in the Frio, head to the party room, with a pool table that also converts into a ping pong table. There's also a washer/dryer. Open the doors to see the mountain views to the front.
Recharge in one of the four (4) bedrooms, which includes a bunk room that you'll love having your personal view of the Frio River. The master bedroom and bunk room have river views, while the 3rd and 4th bedrooms overlook the mountains. Sheets and towels are not provided, but can be for an additional fee if ordered 2 weeks prior to arrival.

We loved the property and being right on the water. The kids never got bored and the adults enjoyed relaxing on the back deck.
Overall, we really loved this vacation spot! This is our fourth year coming to the Frio and this was the favorite spot so far. We are a group of 30+ year old friends so we put some of the guys out in the bunk house. They didn’t complain but it was definitely like an old camp situation in there- kind of dingy and had some bugs. They said the window unit worked great. The river spot behind the house was between 4-7 feet so was perfect for the rope swings. The house itself was exactly as expected. Comfy beds and a good amount of space. Big yard for yard games. We loved that there was an outside fridge in the garage. My only complaint (and it was resolved) is that a few days before our stay one of the workers called me just making sure everything was good to go, and they said they would leave the key under the mat as requested. When we got to the house it wasn’t there. Our group spent about 10 min looking all around the house but couldn’t find it so a few of us had to drive back into town to get service to call them. They ended up bringing the key out to us around 30 min after the call. So we were sitting at the house for about an hour waiting. I just feel like that process could use some work (Maybe invest in some keypad locks) but other than that it was great for our group! Would definitely stay here again.
Our family and close friends always plan a trip every year to Gardner State park and this year we tried this place. The river and view was beautiful. The water and atmosphere was amazing but It was not accessible for kids with disabilities or elderly. There are steps but if you have special needs kids that need extra support, like my 9 year old son, he was not able to get in bc I wouldn’t be able to get him out. My family got the old fish camp bunks! I have never seen a place as dusty and dirty. There is an old lamp there and it turns on but the glass around it is half broken. Cobwebs and major dust was in all the window and under the beds throughout the house and old trash. The master bedroom had a broken window which had a piece of cardboard and duck tape covering it. We were disappointed in the cleanliness of the house but can’t say enough great things about the water. We hope if we decide to return the home is cleaner.
We had a great time at our stay at the Sparkling Frio. It was so convenient having the river right in our backyard and so easily accessible. We have been coming to the frio the past 5 years and this is our first time staying here and it has definitely been our favorite spot. We had an issue with check in key that was resolved quickly with the staff. Everyone had a wonderful time, we can’t wait to come back.
We enjoyed out stay at this great spot on the FRIO. We've been staying at the same rental properties for the last 20 years, but they were sold and we had to find a new place this year. We generally have a Family/Friends group of around 20. The house is what it is. If you've rented a spot on the Frio before, it's par for the course. An older home with the necessities, but no frills. That's fine! Exactly what we expected there. We had 6 kids, mostly Teen/Tweens who were so excited for the kayak/canoe/standup paddle board. There was NO Kayak, NO Canoe and a Stand Up Paddleboard that was broken in 1/2 and someone unsuccessfully tried to duct-tape it back together. No paddles. The Bunk house was also a little more insecure than even previous reviews mentioned. The doors just didn't close all the way and some of the kids were too scared to sleep out there. My last issue was with the Management Company. As mentioned in previous reviews, this cabin is a 30 minute drive from the office where you pick up and drop off your key. This river trip is a highlight for our whole family every summer and it's a huge bummer when you lose an hour of your trip, driving out of your way, just to pick up and drop off your key on time. Especially since check in isn't until 4pm. Lots of places have key codes and combo boxes to retrieve the keys and that would be a HUGE help at a property this remote. We contacted the office ahead of time asking to leave the key at the property, but we were denied. Which is annoying since there wasn't even anyone at the office to collect the key when we brought it back. Just a box with a note to leave the key sitting in there. Again, we had a great time. We always do :). It's a beautiful, shady, deep spot on the river. These are issues that I would consider when booking.
We been going to the Frio for ten years and this is been one of the best spots we have stayed at. The only problem is check in and check out, we travel from west Texas and had to go 26 miles out of our way to get key and same To take it back. Other than that the house, river and all accomadtions was great.
Great swim hole, beautiful scenery, comfortable older home. Deck needs some repair and pool table, boats not working or not available. But we had a great time and would rent again.
This house has the bedrooms for a large group as long as everyone can work with 2 bathrooms. It is pretty much as described except for the fact that the wifi may be available but internet is not available. The house phone had a dial tone but no calls could be made and there is no cell phone service in this area. This became a problem when the glass shower door fell off and broke on the tile floor. We could not call maintenance to report the problem.
Location was great. We were unable to get the most out of it due to the colder weather but that, of course isn't the owners fault. We enjoyed the paddle boat, the fire pit. Initial property cleanliness wasn't great. Ceiling fans were dirty and there were a good many spider webs. During warmer weather, I don't know if they have snake issues, but it looked like it could be a problem. Not a complaint, just a warning to others with small children.
This house has a fantastic location. Having the Frio river right out your back door certainly makes up for the lack of a modern household. They were plenty of activities for the adults as well as the kids Ranging from 4 to 15 years old.
