A humble well loved family beach holiday home right in the heart of Ocean Grove!

The entire family welcome including up to 2 dogs, outside only with a large fully fenced yard.

3 bedrooms, 2 bathrooms and large living spaces; there`s plenty of room for the entire family to spread out and enjoy!

Hydronic heating throughout and split system air conditioners to provide year round comfort.

Backing right onto the main strip, getting around is a breeze. 10 minute walk tothe patrolled beach.

The location cant be beaten! The shops are right behind us so you can access everything with ease!
A short walk will land you on the beach, or a 10 minute walk to the patrolled area!

Strictly NO smoking inside the property
Not suitable for schoolies, hens, or bucks parties
Minimum booking age: 25 years
Please follow parking guidelines where provided

⏰ CHECK-IN / CHECK-OUT
Check-in from 3:00 PM
Check-out by 10:00 AM

⌛ Late check-out subject to approval (fees apply)
$110 per hour for unauthorized late check-out

Contactless check-in via key safe
Keys must be returned to the lockbox on departure
Fees apply if keys are not returned or require replacement

COOKING
️ Cooking strong-smelling foods (e.g. curries) is not permitted
$450 deep cleaning fee applies if this rule is breached

PETS
Pets welcome (max 2 dogs, by approval)
Fully enclosed rear yard
Please clean up after your pet

Do not leave pets unattended indoors
No pets upstairs

Guests are responsible for any pet-related damage or additional cleaning

️ In rare cases (fire, storm, damage), the property may become unavailable
You will be notified immediately
Alternative accommodation arranged where possible
Full refund provided if relocation is not available

PARTIES & FUNCTIONS
Strictly NO parties or events
NO schoolies

❗ Breach will result in immediate eviction without refund
Additional charges may apply (cleaning, damage, etc.)

No disturbance to neighbors at any time
Noise must not be heard outside after 10 PM

Linen & bath towels provided
Leave used linen in bedrooms/bathrooms on departure

➕ Extra linen available on request (prior to arrival)
Pool properties include pool towels

Charges apply for damaged or heavily stained linen

Stays over 1 week: optional housekeeping (fee applies)
Stays over 2 weeks: mandatory housekeeping (additional fee)

GUEST RESPONSIBILITIES
You are responsible for any damage, breakages, theft, or loss
Report any issues immediately

Do not exceed maximum guest capacity
No excessive noise or disturbances

Lost keys/lockouts:
$100 call-out fee + replacement costs if required

DEPARTURE REQUIREMENTS
Remove all food from the fridge
️ Dispose of rubbish in provided bins
️ Wash and pack away dishes
Empty dishwasher

Clean BBQ after use
$100 fee if left unclean

Remove excess rubbish (fees apply if exceeded)

Leave the property clean and tidy
Extra cleaning fees may apply if not followed

️ Return furniture to original position

STRICT POLICIES
No smoking – $400 penalty applies
No illicit drugs on the property
No intoxicated or disruptive guests allowed

Guests must allow access for repairs/maintenance when required

⚠️ LIABILITY
Host is not responsible for any loss or damage to personal belongings during your stay

Lost property: If any items are left behind, we are happy to arrange their return. Please note this will incur a $30 administration fee, in addition to the postage cost.
