The Topaz Owl Townhouse is one of two stunning townhouses located in the cabin, which affords the convenience of additional space for larger groups. Given that the two townhouses share an interior wall, guests may experience some noise transfer between the townhouses. For those traveling with extended family or friends or seeking additional peace and privacy, you can book The Sapphire Owl Townhouse as well and accommodate up to 13 guests in total. While the townhouses share a front deck and outdoor space and amenities behind the cabin, walls separate the interiors and back decks so that guests can enjoy the privacy and comfort of each townhouse. For even larger groups, guests can rent The Sapphire & Topaz Owl townhouses alongside the neighboring Ruby and Garnet Owl townhouses (which are located in the cabin next door) and host up to 27 guests in one convenient location (known as The Gemstone Owl Retreat).

HOUSE RULES
Thank you for booking The Topaz Owl Cabin Townhouse for your vacation! We are looking forward to hosting you soon and hope to do everything we can to make your stay relaxing and memorable! To ensure a smooth experience, please review the following House Rules carefully.

GENERAL REQUIREMENTS
A Rental Agreement will be sent after booking. Signing confirms your acceptance of the House Rules.
A $500 Security Hold will be placed on a major credit card before arrival to cover damages.
Quiet hours are from 10 PM to 8 AM out of consideration for our neighbors.
Maximum occupancy is 6 guests (including visitors) unless pre-approved. Exceeding this limit may result in eviction.

PROHIBITED ACTIVITIES
Large parties or gatherings are strictly prohibited. Small gatherings must comply with occupancy and noise rules.
Smoking and vaping are not allowed anywhere on the property. Security deposits will be lost for violations, and guests will be responsible for all costs of cleaning/remediation.
Illegal activity will result in immediate eviction without refund.

PETS
Dogs only (maximum of 2) are allowed with prior approval and paid pet fees.
Dogs must weigh under 50 lbs, be housebroken, crated when left alone, and leashed outdoors.
UNREGISTERED PETS will incur DOUBLE the standard pet fee. Excessive barking or disruptive behavior may result in eviction.

PARKING
Parking is limited to a max of 3 standard-size vehicles. Up to two vehicles may be parked on the right side of the cabin, with an additional vehicle parked along the street in front of the cabin. Oversize trucks/SUVs will limit parking to two spaces. Please do not park at neighboring cabins/houses or vehicles may be towed.
RVs, trailers, and oversized vehicles are not permitted.

NOISE
The Topaz Owl Cabin Townhouse shares an interior wall with the Sapphire Owl Cabin Townhouse so guests may experience some noise transfer between the townhouses. Guests who prefer additional peace and privacy can rent both townhouses together.

AMENITIES USE
Charcoal grill: A charcoal grill is available. Guests provide their own charcoal and supplies. Only use the grill in open areas, not under the decking.
Towels and linens: Do not use bathroom towels for spills or outdoors.

TRASH & CLEAN-UP
Place all trash in the provided indoor and outdoor bins. Trash pickup is on Thursdays.

Before check-out:
Wash and put away dishes.
Remove all food items.

LATE CHECK-OUT
Check-out time is 10:00 AM EST. Late departures without prior approval will result in escalating fees:
- $50 for check-out between 10:01–10:30 AM
- $150 for check-out between 10:31–11:00 AM
- $300 for check-out between 11:01–11:30 AM
- $500 for check-out between 11:31 AM–12:00 PM
- After 12:00 PM: A fee equal to the full nightly rate will apply. Guests will also be responsible for any costs associated with refunds to subsequent guests.

DAMAGES & BREAKAGES
Report all damage or breakages immediately. Guests are responsible for repair/replacement costs.

CHILDREN
The property does not have child safety features such as outlet covers, stair gates, or padded flooring. Guests are fully responsible for the safety of children on the premises.

COMPLIANCE
Violations of any House Rules may result in immediate eviction without refund, loss of security deposit, and additional charges for damages or rule violations.

LEGAL FEES
Guests are responsible for any legal fees incurred due to behavior or rule violations during their stay.

    We loved our stay here! It is walkable to the West Jefferson shops, restaurants, and sites. There is a beautiful view of a park and the mountains. Being a family of 5, we enjoyed having 3 floors, 2 kitchens, 3 sleeping spaces, and 3 bathrooms. The house is furnished with everything we needed. The property manager was quick to reach and answer any of our questions. We highly recommend it!

    We rented this cabin last minute after being unable to access our original booking due to ice/snow, and we were not at all disappointed! This cabin was beautifully decorated, cozy/comfortable, and had everything we needed. The location was perfect! Easy access even with the snow and ice and within walking distance of both downtown Boone and a park to walk our dogs. Kelly was a great host and checked in to make sure we had everything we needed.

    The cabin was beautiful and we really enjoyed our stay, parking was ok, the walk back from town was up a hill! Beware that you hear the neighbors in the adjoining cabin so I guess they can hear you! Not a problem for us as were up late anyway.
