Charming eco-friendly country house.

Ancient country home, recently restructured under green building guidelines that unites design, tradition, and respect for environment. Surrounded by rolling hills watched over by Medieval towns rich in history and activities. It would be my pleasure to personally advise you on planning particular excursions and on making the most of the varied food and wine to both enjoy and experience off the usual touristic path. Relax and find yourself in this oasis of calm and elegance.

The housecan host up to 6 people in three bedrooms:
One room with queen size bed (160x200cm), very private with separate entrance, terrace with a view and separate bathroom;
one room with two single beds (90x200cm);
one room with two single beds that can be combined into a king size bed (180x200cm),
these two rooms share a bathroom.
The ground floor opens into the garden along with its comfortable living room, study, spacious and accommodating kitchen, and small bathroom.

The property is immersed in green and the enclosed garden fence of 2000 square meters that surrounds a vegetable garden and a patio with large table for outdoor meals. At the moment a small portion of the garden is closed to guests because it is still being arranged.

The house was designed by me to welcome guests to an intimate, comfortable, and environmentally-sound setting. The intention is to reduce the use of polluting products and plastics as much as possible; the water offered to drink comes from nearby springs and is distributed in returnable glass bottles, unfinished food is used for compost and turned to fertilizer for the vegetable garden available for you and used to prepare healthy and delicious meals.

The house exudes a pleasant feeling of harmony and charm with an array of books, contemporary art paintings and antique family furnishings.

The house has a heated and floor system that evenly distributes warmth/coolness, and a built-in air purifying system (Mechanically Controlled Ventilation) that renders the air of the common areas fresh even with the windows closed.

The houseis provided of a Smart TV LG 43 inches wide with a subscription to SKY (no sports, no kids);
Upon request an additional TV LG 22 inches wide can be installed in one of the bedrooms.
Adaptable charger available for your use.

The house staff is present daily (discreetly), Matteo for the garden and maintenance, and eventually a housecleaner for the kitchen and living room in the morning, and every three days for cleaning the bedrooms and bathrooms.
Linen is changed weekly.

Additional services not included and upon request:
breakfast, lunch, dinner and Bar-B-Q with organic ingredients.
And massages; yoga classes; cooking lessons; guided excursions; Italian lessons for children and adults; babysitters; home beautician; concierge service to book tourist trips, tastings, sports activities, means of transport, etc.

For any kind of shopping needs the two closest towns are Sarteano (9kms away) or Chianciano Terme (10kms away).

!! The house is situated in an area reached only by 8 kms of unpaved road.

You need a car as the house is in a natural and rustic setting and there is no connection to public transportation.
Possibility to rent bikes and scooters nearby.

Keeping in mind the house is in open countryside inhabited also by insects and cats that live around.
