Livingroom furniture pulls out to sleep three additional people with a pull out couch and pull out chair. Located 20 minutes south of Indianapolis right off of the I65 exit. Walking distance to Franklin College and Province Park.

Stayed May 21, 2026The shower is short for taller guests and had no ventilation. The listing could have been a bit clearer on the size of the guest house and vicinity to other houses. But overall it was very clean and a great stay! Host was very responsive.

There was plenty of room, it was clean as a whistle, the kitchen was stocked with everything needed and the location was right where we wanted to be - close to town, but quiet and private. She was also great wth restaurant recommendations. Much appreciated!

Stayed Dec 5, 2025From the time I opened the door, I was absolutely in LOVE with this gem! The hosts had been there before I checked in, making sure lights were on and the heat already going. The layout is genius, making the most of the space. And the Monopoly theme was very tastefully done! Very close to some fantastic restaurants, as in walking distance in warmer weather, with many other options an easy drive away. The whole space was clean, comfortable, and I really look forward to booking again!

Stayed Oct 27, 2025Everything worked, loved the coffee variety for the Keurig,Counters and Refrigerator was clean. Supplies were replaced as requested in a timely manner.Host was exceptional and apologetic with issues we had. Location was excellent for walking around Franklin.

Stayed Oct 2, 2025The location of this place was ideal - just steps from the downtown area. If you aren't looking close enough you will drive past it. The parking was confusing at first but once I walked around clearly there is a parking spot on the other side of the house. The house was VERY clean, quiet neighborhood and extremely comfortable beds.

Stayed Sep 26, 2025The house was very clean and well maintained. The kitchen was well stocked. The beds were very comfortable except for the pull out couch which was fairly uncomfortable which is normal for a pull out couch. Plenty of room for 3 adults. Recommendations: exhaust fan in upstairs bathroom.

Stayed Jun 25, 2025My daughter and I drove in from Arkansas and stayed here in order to spend time with my son, daughter-in-law and grandson. The little guesthouse was perfect for us! We hosted breakfast and dinner for the 5 of us here. My grandson loved the coloring books and games. This was so much better than staying in a hotel. We would definitely stay here again. :)

Stayed Apr 9, 2025Decorated in a fun way. If you are tall, this shower is not for you. The bathroom could use a vent fan and places to put your items in the shower. The towels were very nice. The beds were comfortable. The listing could be clearer about the location of the guest house.. Overall a pretty nice experience.
