This home is ideal for families, groups, business travelers, and extended stays, offering a spacious open-concept layout, fast WiFi, and all the essentials for a comfortable visit.

We look forward to hosting you at Bell Farms Retreat! A rental agreement is required to book our property. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. If you have any questions don't hesitate to reach out.



Early Check-In & Late Check-Out (Subject to Availability)

Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.



**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**



Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.



This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy as the owner has terrible allergies and a fee of $250 will be automatically applied if you are caught in violation of this.



We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short stay. Long-term stays will need to replenish latter items at their own expense.



Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

All areas of this house are available to guests with the exception of any locked cleaning closets.



The Neighborhood:

The Bell Farms Retreat is located in the new Bells Farms Subdivision in South Lubbock. It is located just Southeast of University and 130th St. This neighborhood is new, nice, and safe for guests. Please let us know if you have any questions.



Getting Around:

A car is recommended for your stay but you're welcome to use any available ride-sharing service as well.



Other Things to Note:

If you have a need for a long-term stay, this property is perfect for your needs. Contact us through messaging so that we can get you the best rate and save you some money.



Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.



This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee.



Host-Initiated Cancellation Policy

While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.



In the event that we must cancel your reservation, the following terms apply:



Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.

No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.

Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.

Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.

Sale of Property: In the event the property is sold prior to your scheduled stay, and the new owner chooses not to honor future reservations, we reserve the right to cancel your booking. In such cases, you will receive a full refund of any payments made, but we will not be held responsible for securing alternate accommodations or covering any associated costs.

Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.



By confirming your reservation, you acknowledge and accept these terms.



Check-in information, including the keypad code, will be sent the day before your check-in date. We reserve the right to decline any alteration request.



House Rules:

- No pets!

- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.

- No smoking inside the property.

- No excessive volume that would disturb the neighbors.

- Clean up after yourself. This includes all dishes and food items.

- If you break something, message us and let us know immediately.



Interaction with Guests:

Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Once you have booked, please refer to the check-in instructions for entry codes that are sent out 3 days before your stay. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. We pride ourselves on our quick responses. Let us know if you're looking for restaurant recommendations or something to do!

    Clean home with everything we needed for a wonderful stay. The home is in a nice quiet neighborhood, not far from shopping etc., but not in a busy area. Easy checkin and checkout. Host was very accommodating with a question, even late in the evening. Overall a great experience
