The Dutton Winery House is situated just minutes from Sebastopol and Graton, this newly renovated home, enveloped by vineyards, provides an exceptional wine country retreat. The expansive living room and kitchen with a charming breakfast nook create a delightful space for gatherings with friends and family. Additionally, there's a formal dining area and a cozy family room. Three spacious bedrooms, including the master, are found upstairs as well as a fourth bedroom downstairs with a bunkbed.Unwind and savor the breathtaking vineyard views from the generous deck or relax near the firepit below.

Numerous world-class wineries including the Dutton Estate Winery are within minutes, and access to the Russian River resort area and the Sonoma Coast is conveniently close. Outstanding restaurants, microbreweries, and the Graton Casino further enhance the array of activities available in the region.

While this property is an amazing space for family and friends to gather, it is NOT a party house. Outdoor amplified music is not allowed in County vacation rentals. Surveillance cameras and decimal meters are placed to monitor parking areas and noise levels. County quiet hours are observed between 9:00 PM and 8:00 AM. Groups found in violation of these rules may face eviction, substantial fines, and potential legal action.

    The house had everything we needed for our group of 9, ages 71 to 3. Inside and out was neat, clean, comfortable and had all the amenities you could want. The views were lovely, and the evenings by the firepit with the night lighting were so fun! The kids enjoyed putting on shows for us on on the beautiful outdoor turf-no grass rashes. The beds were comfortable, and we appreciated the large pantry, kitchen and living room! Driving into town for groceries and meals took minutes.

    Quiet, private relaxation for our family, away from the hustle and bustle. Yet close enough to 4th of July festivities and other activities. We also liked that artificial turf! It made for a soft clean play area for our little toddler.

    Beautiful property in a vineyard. The astroturf in the backyard was perfect for little kids to run around without getting dirty. The kitchen is fully stocked and beds are comfortable. You won’t regret starting here!

    Had an incredible weekend at Dutton Winery House! Communication was great and everything was clean and ready when we arrived. I also received a text checking that everything was as expected which was nice. The house is big and spacious with enough communal areas for a big group to be comfortable. We really wanted a place we could cook and the kitchen was incredible. A ton of space for multiple people to be in at once and plenty of cooking utensils. Felt very much like being in one of our homes. Absolutely hope to stay again soon!

    House is set in the middle of a vineyard - it is so beautiful and quiet. It was very centrally located to the wine events and restaurants we had planned. The house accommodated our party of two couples and a single very well. The living space afforded flexibility for someone watching TV versus someone sitting by the fire reading a book. We cooked dinner one night and found everything we needed. We would definitely rent this property again.

    This home is clean, comfortable and very nicely appointed. It is quiet and relaxing with the beautiful views of the vineyards and so many nice seating areas. Very easy to book and the communication was excellent. I would highly recommend this place.

    We had a very nice stay at this house in Sebastopol. It has the potential to be the nicest property in the area, but I have to say that the previous reviewers are right about the foul smell of the water due to sulfur fertilization in the vineyards. Safe to drink, but stinky! When we arrived, the A/C had been turned off and it was very hot in the house, but the property manager saved the day and brought over some fans. The master bedroom showerheads are old and not functioning very well. I think that if the host installed a water filter or provided bottled water and upgraded the shower heads, this would be a 5 Star Property. I also think that some Keurig pods should be provided, even if they are from Costco. We vacation regularly in Sebastopol due to family in the area...this house is awesome, with a few fixable drawbacks. We hope to stay again soon (once these fixes have been implemented). I so wanted to love it!

    An unfortunate event left a very bitter taste in the mouths of the 6 adult guests that stayed here. On the next-to-last day of our stay, a couple of men with a beer in hand entered the house side door, unannounced. We were startled/shocked as they simply walked in without knocking. The disconcerting thing was that we had locked the side door when we left earlier in the day, and never unlocked the door when we returned shortly before they entered. So we're unsure if they had entered the house prior to our return. When confronted, they told us we live here. We told them that we had rented the property through the next day and they left after a few minutes. We called the property management company to inform them of the incident, received an apology, and were told they would contact the owner to let them know. We asked them to call to let us know what transpired from that conversation with the men so we would be confident this would not happen again during our stay. We never received any follow up or assurances from the management company or the property owner these individuals would not be entering the rental house again. This did not leave us with any peace of mind for our safety during the remainder of our stay. In addition, as mentioned by previous reviewers, the water that is used for the house has a strong odor of sulfur or eggs that is somewhat unpleasant. We recommend you bring bottled water with you for brushing your teeth and drinking. Disappointing.
