For an optimal experience for us both, we’ve spelled out some house rules. Thank you in advance. We truly appreciate you staying with us.

• Your safety is our main concern and our insurance will only allow a MAXIMUM OF 6 GUESTS, including infants and toddlers.
• No pets allowed - $500 cleaning fee for any pets
• No Shoes Indoors – Please remove shoes upon entry to maintain the cleanliness of the home.
• Please turn down the AC/heat when you’re away.
• No parties or events, an extra $500 cleaning fee will be applied if a party is thrown.
• Check-in is at 4 PM or after by Smartlock and check-out is at 11 AM.
• Please observe quiet hours from 10 pm-8 am out of respect for our neighbors.
• There is absolutely no smoking or vaping in the house or garage. If you smoke outside, please pick up the butts and dispose of them safely.
• There are security cameras present on the exterior for security and guest safety. Do not move or tamper with them.
• The base cleaning fee covers basic cleaning. Additional fees may apply if anything is damaged by more than “normal wear and tear” by dirt, spills, bodily fluids, etc. for using extra cleaning methods.
• For your convenience, we have left detergent for both the dishwasher and washing machine. Please take all bags of trash out to the outside trash bin.
• Please only flush toilet paper. Feminine Hygiene products, paper towels, q-tips, baby wipes, flushable wipes, cotton balls, etc. need to be disposed of in the wastebasket.
• No video productions without written consent from the property owner.
• If anything is broken or damaged or simply isn't working properly, please report it to us ASAP.

It is always recommended that you get travel insurance for unforeseen circumstances.

Guest agrees that failure to vacate the premises within the specified timeframe or at the end of the Guest’s scheduled stay shall be deemed trespassing, and Owner shall be afforded all protections, rights, and remedies available at law or in equity to any property owner against a trespasser. In addition, Guest shall incur a fee of $150 per hour for each hour Guest remains on the premises. The hourly fee shall accrue without limitation, be invoiced daily, and become immediately due and payable upon receipt of the invoice.

The Guest and all persons listed under them on this Agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the Owners, Property Management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons. In the event Owner files suit to enforce its rights under this Agreement, Guest will be responsible for paying any attorney fees incurred by Owners in connection therewith. Except as stated herein, the Guests are renting the premises in its As-Is condition upon check-in date and agrees to take good care of said premises. This care includes not making any alterations, additions, repairs or improvements and/or any removal of the Owner’s personal property from the premises without the approval of the Owner/Agent. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make reasonable efforts to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair, maintenance, and inspection. Owner is not responsible for any inconvenience that may occur and no refunds/rent reductions will be made due to failure of such items. By electronically agreeing to this lease, the Renter has read, fully understands, and agreed to all the terms and conditions included in this agreement. Renter is aware that this is a release of liability and a legal contract and signs it (or electronically agrees to) of Renter’s own free will.

    We really enjoyed our stay. The home was clean and in excellent condition. There was plenty of seating for our group. It was great to have the grill and outside seating. It was in a good location, close to beaches and downtown Saint Joe’s. We would recommend this property.

    Wonderful stay at a beautiful home. Very clean, lots of room, receptive host -- We were in town for a wedding, and were so glad our family chose this house for our stay. Well-stocked kitchen, we loved the deck for morning coffee and evening drinks, easy walk to a nice beach, short drive to other beaches, shops, and restaurant. A nice perk was the beach towels, beach chairs, etc!

    - well stocked with beach essentials including chairs, umbrella, cooler, wagon, toys, baby shade, floats and even a few life jackets/puddle jumpers - Towels and bed linens were very clean- Tons of storage space in closets- House was very clean and well maintained- Tony was quick to reply to messages- Great spot for families

    Wonderful house for a family of 5. Plenty of room for everyone to have their own beds. The home is very clean and safe. Nice kitchen for cooking breakfast and dinner. We went to Silver Beach 2 days in a row. It's a quick drive to the parking lot at Silver Beach. We arrived before 10:00am and got parking spot with no problem.

    over all the house was great - very annoying to get 6 text /emails about the car not parked properly. text late at night and then a call next morning- we had take. care of car- we had a handicap person in a wheelchair that needed assistance from that car- took an hour to get back to the car after helping person in wheelchair - very over the top over a car parked wrong for an hour

    We had a wonderful experience! This home is very roomy (3 levels and 4 bathrooms!), has tons of amenities to make your stay amazing, and is located in a beautiful neighborhood with a walking trail and quick beach access. This was our second stay with Tony (first stay was Gatsby Place!), and we can’t say enough great things about our experiences with him.

    This is a great property and delivered as advertised on the listing. The house is well stocked and nicely keep. It is just a 1/2 mile walk to the beach (huge plus) as well as around 2 miles from Downtown St. Joseph. The management company was very responsive to any inquires. The house is also very well stocked with items and amenities. If you have little kids or older family members, it does have a decent amount of steps throughout the house. I would highly recommend this property as it was a very enjoyable and stress-free stay.

    This was the perfect house for our family vacation! Loved how all bedrooms had en suite baths and the house was equipped with everything we could possibly need for a fun beach week. Very clean and hosts were responsive. Would highly recommend and would love to stay again!

    Hi, TonyOur visit was very enjoyable. However, due to the levels it was difficult to cool the upstairs. Ceiling fans in the 2 bedrooms upstairs would have been helpful. We had to go buy a box fan to cool one of the rooms.

    The house was very clean. The rooms were perfect size for our family. The house had everything you needed for the beach and/or making food at there. When it comes to convenience of location, it was 5ish minutes from all the shops, splash pad, silver beach pizza, and the light house. So, that made it a huge plus. The owner was amazing at communicating and answered our questions very quickly.

    The house was just as advertised. Four college girlfriends stayed here for the weekend. The house is immaculate and has everything you need. We stayed in and cooked one night. Another night we drove into town (very close to downtown St. Joe). Tony was quick to respond to all of our questions. This is a great alternative to a hotel in this area.

    We had a great stay here. The property was clean and comfortable. We enjoyed the paths, the golf course, and the beach! We wanted to grill but propane was unavailable. The internet was also unavailable so we weren't able to watch TV. Both issues were not a big deal for us. Next time we will check before arriving.

    I brought my 2 kids to this house for a spring break weekend getaway. We absolutely LOVED the house! We have stayed in rental homes several times before & this was by far our favorite. You could easily accommodate 6-8 people here without feeling crowded. Owner / staff was very quick to respond to any questions I had prior to and during our stay.Location is perfect, only about a mile from the heart of St. Joseph, Silver Beach, plus walking trails all around. We will definitely have to plan another trip back in the summer. Highly recommend this property.

    This is a lovely home that is well kept and clean. Owners are very responsive. While this is new construction, this house has a lot of creeking and odd noises. Perhaps there is something unusual with the foundation or building quality. It was hard to sleep quality
