Rating Details: The property manager was very helpful. The vacation rental was very dirty. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The porch was great and the location was wonderful.However, this home needs all new bed pillows and a deep cleaning. There are intricate art panels above the master bed that have lots of caked on dust in all the crevices, the ceiling fan is so dusty that we could not use it. All the window blinds in the entire house are covered in dust, and the lampshades need either cleaning or replacement. Also, the homeowner has accrued so many decorative items that were displayed on all the tables, dressers, and counters. We ended up collecting many of them and putting them carefully in a closet so we could use the space during our visit without fear of damaging their items. Perhaps these items could be brought out when the homeowners are there, but renters don’t want to damage items and also need cleared space. At this price point, we expected a clean home. Maybe it’s time to hire new cleaners?

We arrived at this property at 8 p.m. on a Saturday and immediately noticed serious issues. Entire ceilings in the bathrooms, closets, and laundry room were covered in mold, with additional large patches (some larger than a basketball) in other areas of the home. Paint was peeling from the entire master toilet room, suggesting long-term water intrusion. A strong musty odor was present, and there was evidence of cockroach activity in the kitchen.I reported the problems right away through text, VRBO messaging, and phone, but did not receive a response until noon the following day when the office opened. During that time, my family began experiencing symptoms such as headaches and nausea, which we associated with the musty environment.When I finally reached the property manager, the explanation was that the house was old and located in a difficult climate, which came across as dismissive rather than apologetic. The alternative home offered was significantly inferior, lacking beachfront views and privacy, and was not comparable to what was advertised. Only after I declined this option did they eventually promise a refund.Basic hospitality was also lacking — the only toiletries provided were a collection of old hotel soaps, and there were no beach towels or shampoo.The property conditions created clear health and safety concerns, the response was slow and unhelpful, and the resolution did not reflect the standard of service or accommodation that was promised. Reviewer Comments: Overall wonderful vacation rental!Biggest drawback is the extremely poor internet...typical download speed (when you could connect) was 2 Mbps...much too slow for most websites to connect. This is compounded by lack of cell phone coverage (at least for our ATT and Tmobile phones). If you need to connect for anything, or expect to stream music...this will be an ongoing challenge for you. As much as we loved the house and location...this will probably keep us from renting again unless I have my own alternative means of connecting in the future.

I will echo what everyone else said, this is much bigger than it looks and was comfortable for our group that utilized all four bedrooms. The porch is a show-stopper and the rooms are all comfortably appointed. Everything you need in the kitchen is provided and, as always, the management company is extremely responsive and helpful.

Perfect location and the house was great! The bed was comfortable. The shower was awesome! The kitchen large enough to cook in. It was a great stay! I would stay here again.

It was the perfect stay! House was so clean and the views were incredible! Ease of check in and check out was definitely a plus. Loved the screened in porch and such an easy walk to the beach. Can’t wait to come back again. Love this sweet beach home. We had everything we needed.

The kitchen was well-stocked with plenty of storage containers, handheld appliances, dishes/glasses, and even an empty cabinet to store our groceries! The whimsical decor added to the vacation feel--lots of care was spent decorating/supplying this home. The screened porch, however, was gold. It was quite roomy with plentiful, sturdy, and comfortable furnishings. We spent much time in this space. Other plusses: we loved the location on the beach (easy access & not crowded), the space under the house with a full shower, and another comfortable seating area. This was our first time using Coastal Joe Rentals, and I will definitely use them again. Every contact with them was friendly, helpful, and professional. They went out of their way to ensure we had a perfect stay on Cape San Blas.

We stayed on the main floor & didn't even need the upstairs. The porch is welcoming with furniture to hang out & that's where we spent most our time when not on the beach. The kitchen is well stocked, comfy beds, & fluffy towels. Our only issue is with the lack of basic essentials supplied by the management company. No kitchen garbage bags (other than the 1 in the can) & no note that we needed to bring more. 1 pack of powder dishwasher detergent was provided. Upon arrival the dishes were so dirty I had to hand wash everything we planned on using. Then each time I used the dishwasher, the same outcome occurred - dirty dishes. Never could figure out if the dishwasher prefers liquid or what? Either way, skimping on dish detergent isn't something you want to do to ensure sanitation & safety for future guests. Also, the lack of hand soap at each sink? Suggest - ditch the bag/cup offering & spend that $ on soaps. Other than that, yes we'd stay here again :-)

It was clean, well equipped and the location was fabulous!last year we stayed in a place that was filthy and infested with bugs everywhere, so this place was a much needed improvement over last year,s experience.
