We had an absolutely amazing stay! The hosts went above and beyond—early check-in and late checkout made our trip so easy. The home is incredibly spacious with plenty of cozy hangout areas, from the huge open living space to the game areas with ping-pong and a pool table (they even DoorDashed extra ping-pong balls for us!). Every bedroom was comfortable, charmingly named, and perfectly themed.We enjoyed stunning sunsets every evening and loved gathering around the fire pit. The kitchen was fully stocked with everything we needed for our Thanksgiving dinner, and the thoughtful touches—a bag of ice and a full s’mores kit waiting for us—made it even more special. It was the perfect place for our families to celebrate together. Highly recommend!

We hosted a family reunion and this was an amazing place. I’ve hosted serval family destination gatherings using VRBO over the years, and these host have put all my other experiences to shame. Very tentative, they had custom stickers and a sign for our family reunion, as well as games mapped out WITH PRIZES!! Upon arrival there was a place I thought would be good for the kids to play but the grass was a little high, I messaged the host and they sent someone out to mow it all. I really can’t brag on the host enough. If there was a host to set the bar, it is them! The place was better than the pictures, I was worried with all the in and out and high ceilings if it would end up getting hot and it stayed the perfect temp. Had plenty of things to do and room to run for the kids. All bedrooms were clean and nicely put together. I could go on and on, but long story short if this is the type of venue you are looking for you will not regret it, this is the one!!! 100 out of 10!!! #chefskiss

This was the most amazing and absolutely perfect place to stay! The house was clean, well stocked and the host Christa was PERFECT!! So responsive and attentive to our needs!! We will definitely be back to this house for a getaway to the country!! Highly recommend this house and 12 Armadillos in general for a place to stay with a large group!! The bathroom in each of the 6 rooms downstairs was an AMAZING GAME CHANGER!!

What a WONDERFUL venue for a family gathering. Another great feature...the property is senior friendly. Spaciousness, private bathrooms for 6 of the bedrooms, well-equipped kitchen, and comfortable beds are just a few of the outstanding features of this property. Christa was great to work with. She was extremely responsive to my questions. All the cousins said they want to come back again.

We couldn’t have asked for a more perfect place for our family reunion of 20 people. The barn is absolutely stunning— tucked away at the back of a peaceful property with a huge porch overlooking rolling hills where we watched deer roam as we enjoyed sunsets and rainstorms.The main room is enormous and perfectly designed for entertaining. At any moment, we had groups cooking in the kitchen, duels at the pool table, lively charades in the living room area, and fun conversations at the bar. Best of all, there was plenty of space for the entire family to gather around one long table for meals—a huge highlight!The house was fully stocked with everything we could need. It’s clear the hosts put tremendous thought and care into every detail—clever welcome and departure information, a well-equipped kitchen, games on the porch for all ages, and bar supplies aplenty.The beds were incredibly comfortable, with first-floor bedrooms offering private baths. For us, the upstairs was perfect for families with kids, with two private rooms for the adults and a larger bunk room where all the kids could happily crash together.The hosts were exceptional—warm, responsive, and genuinely kind—making the entire stay seamless and stress-free. They truly went above and beyond to ensure we had a wonderful experience.The location is obviously a huge plus—just minutes from historic Brenham, Blue Bell, and more. We would absolutely stay here again and highly recommend this property!

This property was PERFECT for a familyweekend in Brenham for my son’s wedding. The couple’s familys, ranging in age from 4 months to 72 were very comfortable in this roomy property. We hosted a small dinner the night before the wedding and the property had every amenity that you could want for a casual party including a beautiful sunset, and the caterer we used had been to the property many times before and was perfectly comfortable in the kitchen. We could not have chosen a better property for a very important weekend.

Thank you for giving our family of 20 such a beautiful place to stay while we attended my son’s wedding at Deep in The Heart Farms. Everyone enjoyed the setting, amenities, separate bedrooms each with its own bathroom, the pool and video games. Coffee in the mornings on the back porch and gathering in the den to chat. Every thing was just perfect!

We recently stayed at this house for our wedding, and it was absolutely perfect. We also hosted our rehearsal dinner here, and the house was ideal for all our activities. The size of the house was just right, providing plenty of space for our guests to feel comfortable and enjoy themselves. Everything was great, from the well-appointed rooms to the lovely outdoor areas. We couldn't have asked for a better place to celebrate such a special occasion. Highly recommend!

Perfect location for a low key bachelorette weekend. Hosts were very accessible, property was available early and the location was just gorgeous.

Loved the big open space in the living room. It was great for everyone to hang out without getting in each other's hair. Lol. The kids and teens had a blast. My teenage nieces loved the dress up clothes!

Stayed here with our immediate family (all 21 of us). There was so much room and activities for the kids

22 ladies get together for junking at Round Top and a crafting retreat. Suburban Country Charm and Charmed by Sage, on Facebook, put this group together for a 4 night 5 day junking/crafting retreat. This barn’s was perfect to fit all of us and the supplies. Very clean, very organized, very spacious! Loved the whole trip!!

Fantastic property for our large group! Private bathrooms for each bedroom & huge gathering space! So many games, toys, & activities for all age groups! Very responsive hosts. Our family had a fantastic week!

This property was perfect for our baseball family. Everyone had their space and had a good time. We usually want to check out downtown everywhere we visit. Not this time!!! We cooked, ate and had fun. We didn’t want to leave the property u less we were playing baseball.

What an amazing venue! Everything was exactly as described in the listing. We held a family reunion here and everyone commented how nice the place is, how fun all the games & activities were and how everyone felt right at home. The venue and the hosts were so amazing, we're thinking of doing a reunion every year at 12 Armadillos!
