This is a beautifully restored 17th century house amongst the rolling hills 30km outside of Lucca, 800 metres to the nearest village. The house is full of charm together with the modern amenities including WIFI to ensure a relaxing and wonderful holiday.
Your family or a group of friends will feel instantly at home in this stone house with magnificent views from every window. The three small bedrooms are comfortable all with beds to sleep doubles and there’s a loft double bed if required. You will awake in your comfortable beds to the sounds of birds in the olive, fruit and chestnut trees.
There are two bathrooms with showers and toilets for the group to use, one of the bathroom is upstairs at the bedrooms level and one in the basement.
There are so many options for breakfast, lunches, twilight dinners and apertivo across the property. There is a table on one terrace, basking in the sun if desired, overlooking the hills, a table on the back terrace against the backdrop of the amazing 17th century stone walls, and amongst the olive trees, fruit trees and herbs, together with dining for 8 inside the house.
The kitchen with the central stone sink and dishwasher, is well equipped to cook with a gas stove and many pots and pans. The coffee machine is a must for an Italian household with a supply of coffee to ensure you have your morning coffee. The dining room is adjacent to the kitchen seating 8 around the big table, and beside the fire if you desire. There is plenty of cutlery, crockery and glassware for everyone to dine in this wonderful place. The kitchen window view over the property is amazing.
The outside terrace has a BBQ to sample the Italian fare, sun beds to read or snooze in the afternoon all overlooking the above small ground pool.
In the living room there are couches to rest for the group. The terrace off the living room is the ideal place to enjoy your morning coffee or late afternoon Prosecco. The view is amazing.
There are two bathrooms both with showers and toilets for your holiday. Both with natural light from the lovely surrounds.
“Santa Christina” is the master bedroom for two with a breath taking view through the ancient windows and shutters to the hills. Palistorti also with a queen-bed with lovely views over the property. It also has a “loftbed” suitable for children or singles. Brunello the third bedroom has a breath taking view to the east and includes twin-beds that can also be a queen-bed.
If you enjoy relaxing there are many terraces to lay under the trees, umbrellas or on the lawn to enjoy the summer sun during the day, and the brilliant night skies full of stars and the ignited moon in the night. If you like long walks or skiing in winter Abertone mountain is close to the house.
This house provides is a holiday you wont forget.

If extra sleeping accommodation is needed, it is possible to have the use of the dependance Sassicaia in front of the house with the small living room with kitchen, one double bedroom , its own bathroom and the private garden (extra cost for Sassicaia).

The charming village of San Cassiano is only 800 mt away from the farmhouse.
Situated in the center of the old village, with its beautiful roman church, are two general stores, two bars and a small but well patronized restaurant serving home made pasta and pizza.
The nearest town is Bagni di Lucca that is just 7 km away from the property, the town enjoys a number of restaurants and shops, gyms offering a wide range of sporting facilities, swimming pools and health spa, Canyon Park for rafting and horse riding.
The nature reserve Orrido di Botri is 15 minutes away and is worth a visit.
Borgo a Mozzano is approximately 20 minutes away by car,(SS12 that leads you to Lucca) and has the famous bridge Ponte della Maddelena, also known as The Devil's Bridge. The town hosts a beer festival every year during the summer. In April there is an exhibition of Azaleas with beautiful displays of numerous varieties of flowers and in October the largest Halloween festa in Europe.
Also Grotta del Vento is worth a visit, with the underground caves deep in the Garfagnana beautiful surrounding.

    An experience we won’t forget, being in an old home, but well maintained, very clean, with modern conveniences, very comfortable beds, and the warmth of an open fire ,with views to dream of. Patrizia is vibrant, as well as being extremely kind, generous, and a book of knowledge of the area. We sincerely hope to return.

    We returned from our fabulous holiday at Patrizia and Lorenzo's beautiful Villa, feeling as if we had a really relaxing holiday. Our hosts were more than helpful even when we lost our water supply for a couple of days, but that was soon fixed. Patrizia invited us to their lovely beach house at Verragio and also joined us for a lovely meal at the little resturant at San Casiarno. The little pool was more than adequate for all of us and we had lots of fun and games with our Grandaughter Lily. The Villa was clean and very tidy and was a nice retreat in the heat. We found that the local Supermartket sold some fantastic wines and very cheap Peroni (which we do not seem to get here!!!) Lucca was about an hour away and we went to one of the concerts featuring Mark Knopler, which was a real treat. Pisa about an 1hr 30mins (if you didn't get lost like us!) All in all it was a very memorable holiday indeed. Sue,Jon, Johanne, Jimmy and Lily. x

    This is a great getaway location. Property was clean an very well maintained. The pool was small but ideal for younger kids and adults too if you just want to cool off. Bagni di Lucca is a 15 min drive away and has a few nice restaurants and supermarkets. We all enjoyed seeing the many firefly at night and hearing the owls. There is quaint village called Montefegetesi about 15 mins drive on a windy road, but certainly worth a visit just to see it's isolation and viewst. There were 4 adults and 4 children in our group, and the outdoor space an BBQ was certainly appreciated Patrizia the owner was very helpful and friendly and we thoroughly enjoyed our stay.

    My husband and I with our children ages 5 and 7 and my parents stayed here for 2 weeks and we wish we had stayed a month. We were so very sad to leave. We woke up every morning to birds singing outside our window. The house is well appointed and was perfect for us. We felt like we were living in Italy without compromising on the little things that help so much when you are traveling (like fresh coffee and cappuccino in the morning). The House was clean and comfortable and the back-garden is magical. We enjoyed eating outside with the lovely view. The pool is small but lovely and the area is perfect for walking and enjoying nature. The property is well maintained and great for families or groups wanting to break away from the hustle and bustle of city life. We still speak about the good home-made meals and pizzas we had at the local trattoria, and the fun when we walked home again, sometimes late at night. Thank you Patrizia and Lorenzo, not this year byt we will surely come back again!!

    Casa Patrizia is simply paradise. My partner and I spent a blissful week here with my parents. My only regret was that we didn't stay longer. Patrizia and Lorenzo are such amazing, warm and friendly people. They made our stay the even more special. They were extremely helpful with advice about what to see and do around the area and even dined with us at the local Italian restaurant where the food was simply divine! Casa Patrizia has been beautifully decorated. As soon as I entered the door I felt instantly at home. All the furnishings and decorations have had a lot of thought and love put in to them. The property grounds are beautiful, we spent many days and nights enjoying great food and wine in the backyard overlooking the beautiful mountains, fig trees and wildlife. I was surprised how beautiful Bagni di Lucca was. I have travelled extensively throughout italy and believe this was my favourite spot. The scenery is simply stunning and picturesque. Even though the property is close to shops just down the hill, it feels like you are miles away, with the perfect serenity. My family still dream about our perfect holiday in Italy today and we will for years to come!! I hope we can come back next year to stay :) 10/10!!!

    In September 2010 we – four adults, age 40-60 – spent a pleasant week in CASA PATRIZIA. The landlady, a very friendly and open-minded, cosmopolitan person, who speaks fluently English, German, Norwegian and of course, Italian gave us a warm welcome and a good introduction to the house, which was really nice and clean. The Cottage and the Dependence both are in an excellent condition with many appealing details, offering private atmosphere and inviting to a relaxing and quiet holiday. From the cottage you enjoy a picturesque view onto the hilly forests of the Northern Toscana. The CASA is situated in a group of cottages 2 km from the next village, remote of traffic, surrounded by nature. The area is good for hiking tours in the surrounding highland. It is also worth visiting the typical villages of the LIMA Valley (Lucchio, Limano, Vico Pancellorum...). A one day tour to the fascinating historical city of LUCCA is a real must. Altogether we felt very comfortable from the very beginning and would love to come back another time.
