Offering 3 levels of thoughtfully designed living space, sweeping Gulf views, an elevator, wheelchair accessible, private hot tub and convenient access to Sunset Beach's community amenities, this exceptional home combines upscale coastal comfort with everything you need for a memorable island getaway.

THE SPACE
Designed to make the most of its spectacular beachfront setting, A Sandcastle features spacious indoor and outdoor gathering areas across 3 levels with elevator access available throughout. Panoramic Gulf views take center stage, while multiple covered decks provide plenty of space to relax, dine and enjoy the coastal breeze. Outside, unwind in your private 6 person hot tub beneath the stars or take the nearby boardwalk for quick and easy access to the white sand beach. Just steps to the Sunset Beach clubhouse, community pool, pickleball and tennis courts.

GROUND LEVEL
The ground level welcomes you in with a spacious foyer and convenient access to the residential grade elevator, making it easy to travel between floors. A half bathroom is located on this level for added convenience. Outdoors, you'll find an enclosed shower, fish cleaning station, private 6 person hot tub and hooks for hanging hammocks. Please note: hammock hooks are provided, so please bring your own hammock. Covered parking is available beneath and the nearby boardwalk provides convenient access to the beautiful sparkling blue green Gulf water and white sand beaches.

FIRST FLOOR
The first floor offers a comfortable beachfront family room designed for relaxation and entertainment. This inviting space includes a Smart TV, wet bar, foosball table and queen sleeper sofa, making it a great secondary gathering area for families and groups. Step outside onto the large, covered Gulf front deck, where lounge and dining areas provide the perfect place to enjoy the view, sip your morning coffee or unwind after a day on the beach.
Also located on this level is the bunk bedroom furnished with 2 twin-over-full bunk beds. A nearby hall bathroom with a shower is shared by the bunk room and family room. Two additional king suites are located on the street side, each offering your own private bathroom and deck access for added comfort and privacy.

SECOND FLOOR – MAIN LIVING LEVEL
The second floor serves as the heart of A Sandcastle, featuring a spacious open concept living area accented by vaulted wood ceilings and beautiful hardwood floors. Designed for gathering, the main living space flows seamlessly into the gourmet kitchen and dining area while showcasing the stunning coastal setting.
The well equipped kitchen features granite counters, wall ovens, a cooktop, wet bar, pantry and generous bar seating. The adjoining dining area comfortably seats 8 or more guests, with additional seating available at the kitchen island. A half bathroom is conveniently located nearby.

The luxurious primary king suite is also located on this level and offers a private Juliet balcony along with a spacious spa-inspired bathroom featuring dual vanities, a handicap-accessible roll in shower with a ramp and garden tub. The door frame into the master is wide enough for a wheelchair. The elevator is wheelchair accessible. On the West side of the top level sliding glass doors is a wheelchair ramp to the deck. There are 2 ramps outside the ground level entry doors to minimize bumps and are wheelchair accessible. The walkway to the beach has wheelchair bumpers down each side for accessibility to the beach. Just beyond the main living area, an expansive covered Gulf-front deck provides another beautiful outdoor space for relaxing, dining, entertaining, or simply taking in the sights and sounds of the Gulf.

SLEEPING ACCOMMODATIONS
A Sandcastle comfortably accommodates up to 14 guests with 3 king beds, 2 twin-over-full bunk beds and 1 queen sleeper sofa. With multiple suites, a dedicated bunk room and separate gathering spaces, this home's layout works especially well for families and groups traveling together.

GUEST ACCESS & AMENITIES
Guests have access to the home's residential-grade elevator which services all floors, as well as Smart TVs throughout the property and surround sound on the top floor. In addition to the private hot tub, you can enjoy the Sunset Beach community pool, clubhouse and pickleball/ tennis courts.

THE NEIGHBORHOOD
Sunset Beach is a gated, golf cart friendly beachfront community tucked between the natural dunes and the Gulf of Mexico on the peaceful East End of St. George Island. The neighborhood offers a relaxed coastal atmosphere perfect for swimming, shelling, wildlife watching and long walks along the shore. Its location near St. George Island State Park also provides convenient access to even more opportunities for exploring the area's natural beauty and outdoor recreation.

OTHER THINGS TO NOTE
A Sandcastle accommodates a maximum of 14 guests. Renters must be at least 25 years old and events that exceed this home's maximum occupancy or require supervision are not permitted. This home is a non-smoking property.

A Sandcastle is a non pet friendly property, making it a wonderful option for guests who prefer a pet free vacation home or who may be sensitive to pet hair and dander. Maintaining the home as pet free helps provide a cleaner, more comfortable environment for guests with pet related allergies or sensitivities and offers added peace of mind for those specifically seeking accommodations where pets are not permitted.

Please note: the elevator is residential grade and due to the home's coastal and remote location, may occasionally experience service disruptions. Our team will make every effort to address any issues as quickly as possible; however, if a specialized elevator technician or repair company is required, service times may extend several days. If anyone in your party has mobility limitations, please plan accordingly, as elevator availability cannot be guaranteed.
