This beach house exceeded every expectation. A short path leads directly to a stunning beach, with chairs and umbrellas provided — a thoughtful touch that sets the tone for the entire experience.The modern open-concept kitchen, dining, and living areas flow seamlessly, easily accommodating large families. Bedrooms are modern and spacious, the upstairs suite was immaculate, and the entire home was spotlessly maintained. The backyard is beautifully designed with brick hardscaping and includes everything needed for a cookout, plus a sandbox the kids enjoyed daily. A private suite off the garage — with bedroom, shower, kitchenette, and laundry — is a remarkable bonus for added guests or family.There is daytime construction nearby, but it had absolutely zero impact on our stay. The property manager was outstanding — among the best we’ve ever worked with.Beautiful beach, great location and a beautiful home, flawless stay. A genuine 10 out of 10.

We were looking for a beach escape from the icy winter…this was the perfect location. The house is comfortable with room to be together and places to find privacy. The back porch facing the beach was a favorite escape to enjoy the sunrise over the beach. Phenomenal locationThe host was amazing. We stayed for a month. The few thing we needed during that time were taken care of quickly by a local maintenance man and cleaning team. I look forward to returning in the future!!!

Beautiful home! Steps to the beach…everything you need to cook anything

The accommodations were very nice. All the bedrooms were comfortable and the house was very quiet. We loved the beach access and the back patio where we spent our afternoons after we got off the beach. I also appreciate that the home had many beach rafts and beach chairs. Our family and friends thoroughly enjoyed their stay. Management was very accommodating and returned of call immediately. Pelican Landing was the perfect spot for us to enjoy our time together. Had a great week ! The property manager Couldn’t have been more wonderful! They made sure we had a Christmas tree for our little ones and gave us great ideas for decorating it ! We truly appreciate her kindness and communication! Was Pet friendly ! Nice washer and dryer and loved the supply of laundry soap , shampoo, towels and toilet paper etc . Beautiful sunrises and sunsets ! Loved the view Thanks !!

This was a great property in historic American Beach. The house had everything you needed to have an incredible, relaxing vacation. Would definitely stay here again!

Very nice place. It was very clean. We had a problem with the air conditioner upstairs the second day. But contact the manager and they sent someone to fix it that same day. Just a walk over the dunes to the beach

Great place! Great location! Convenient boardwalk to use and it's a nice spot on the beach. There are locals that will park cars on your beach but there was still plenty of space for us to not feel crowded.House is well appointed with linens, lots of towels (beach and regular) they had a nice stock of paper products as well, a rare treat with a vacation rental!There is some construction going on next door currently but it wasn't disruptive, and the loud parts should be done within a couple weeks of this review.Washer/dryer worked great and was a blessing!They had dehumidifiers in several areas so humidity wasn't a problem at all, even in August. Lower unit has it's own mini-split and upper Master Suite has it's own AC, if you follow the suggestions posted on the thermostats you should have a comfortable stay.The lower unit worked great for a grandparents quarters they have their own kitchenette and space. Kitchenette needs to borrow utensils from upstairs, but that may just be from the supplies migrating upstairs over the years. It has it's own coffee pot and as noted separate AC and thermostat.Tons of beach gear in the garage, several inflatables and several boogie board/slick boards to use as well as at least 5 or 6 beach chairs, all in good condition yet. Communication is top notch. We had a couple needs during our stay and they were promptly resolved. Owner/host genuinely wants to make sure you enjoy your visit.Would stay again.

Clean home, great location, great size for a family!

Loved history of American beach. Problems were addressed. One of the bedrooms on Mai floor very hot.

First glance everything looked just as pictured. Place was generally clean but in our opinion could have been cleaner. Seemed like whomever cleaned just did minimal things. AC wasn't working properly upstairs BUT the maintenance manager Joe was awesome to work with! Very kind and stayed on top of it to provide a solution. Owners were also very kind about the issues we had experienced. Honestly probably the first time we stayed somewhere that the owners and manager cared as much as they did. Would 100% recommend this property. They had beach chairs, an EZ Up, couple umbrellas, boogie boards, etc for the beach. Lots of baby items included. We had a fantastic time and would return for sure!!

Our family of 10 (6 adults, 4 children) stayed here in July 2025. Plenty of beds and bathrooms for our group. The kitchen was well stocked, and everyone loved the quick beach walk! The beach was not crowded, although the residents are allowed to drive on the beach in this area. It was quiet and relaxing. Downtown Fernandina Beach is about 20 minutes away with many restaurants and shopping. We all enjoyed our stay!

We stayed in this home last year and came back because we really like the layout and location — it is ideal for families and close to everything. Unfortunately, this year the property showed more wear and lacked the level of maintenance we expected, especially at this price point. Several issues added up: a broken dryer handle, a leaking coffee maker, a tub handle that came off, a missing fan remote, and exposed screws on the back deck door that could be a safety concern. The upstairs fridge was too small for a large group, and a few fixtures (like a bench and toilet paper holder) were damaged.None of these ruined the trip, but the overall condition felt overlooked. With a little upkeep and attention, this home could return to the high standard it once had.

House is a great location and has a great view of the water. Inside was clean and updated. We had one issue with the AC, but maintenance responded immediately and fixed the issue asap.

Property is as advertised and is on the beach. The manager was very responsive to any problems we had during our stay.

Perfect location for accessing the beach. Great views from the deck. Lots of seating for a big family. Comfy beds.

We had a great family vacation at Pelican Landing. The house had several items that needed to be repaired and updated. The floors in the home were very clean upon check in. We only had one working vacumn that def. needed to be updated. The other one didn't work at all. One of the eyes on the stove remained on high and you couldn't use it to cook unless you wanted to burn what you were cooking. Eloise started out being very friendly, but after a few contacts was non-responsive which dissappointed me. This is not a property that we would stay at again. It may be what others are looking for, but it did not meet our standard of expectations for a VRBO stay.

This house is in a great location for people that want to be close to everything but not over crowded. We had a fantastic vacation

We spent two weeks at the property. The kitchen was fully stocked. Not a pot or utensil was missing that we would have needed. Eloise was great in our interactions when needed. Even after we left, and left something behind she got it shipped to us without hesitation. Overall a great place to stay.

This was our 4th year staying at Pelican Landing. It’s a lovely house in a great area. We love American Beach. It’s a quiet area and the house is right on the beach. There is a Harris Teeter just down the street along with several fine dining restaurants. Eloise, the property manager and her team are amazing and provide excellent service.

We enjoyed ourselves and thought the house was perfect for our family. We had a very large private top floor. My son had a private room and bathroom on the bottom. My daughter and two kids had two rooms on the middle floor. Kitchen was well equipped and big enough to make our Thanksgiving dinner. Great beach access.

This is the 3rd time we have stayed at this property. We love this time of year as is quiet and the beach is beautiful. We communicated a few times with Elosie...we had a few questions and she was quick to response and just lovely. It's a special place.

Very nice and well equipped for a relaxing vacation. Located right next to the beach access. The house had every thing we needed. The property manager was super friendly and very prompt with all the info we needed. Thebeach is beautiful
