'Carvinack' is a light, spacious and welcoming 1 double bedroom semi-detached property located in a quiet residential area close to the beaches of Gyllyngvase, Castle Beach and Swanpool with its nature reserve. The town centre, harbour and seafront are either a very short drive or a comfortable walk away.

The property has a neutral decor and a tastefully appointed comfortable interior. For 2020 the property has been redecorated throughout. Together with new carpets, lighting and oak flooring you will find a new smart TV, smart speaker with Alexa voice control, washing machine and fridge freezer. The bedroom has a new king size pillow top Hypnos mattress and oak bed frame.

On the ground floor you enter the property through an enclosed porch leading to the front door where you will find a good sized lounge with a 4K LG smart TV and Amazon Echo speaker with Alexa. There is plenty of comfortable seating including a sofa, reclining armchair and a bay window leather lounge chair/footstool. Vintage 'Ercol' elm furniture features throughout the property.

French doors lead to the very well equipped kitchen/dining room with built in oven and hob as well as a microwave, dishwasher, fridge/freezer and washing machine. You will find an extensive array of cooking equipment should you choose to dine at home. New Oak flooring for 2020.

A door leads to the light and airy bathroom at the rear of the property with WC, basin and a corner glass shower cubicle.

A staircase from the lounge leads to a comfortable bedroom with an en-suite WC. The King Size bed has good quality White Company bedding complimented by a 'Sanderson' Roman blind and cushions. An LCD TV sits on top of a stripped pine chest of drawers. You will find plenty of hanging space and room for clothes and suitcases in the double mirrored wardrobe and chests of drawers.

Full gas fired central heating with radiators in every room and a living flame gas fire in the lounge. All gas appliances have an annual safety inspection and the property has up to date gas and electricity safety certificates.

Complimentary guest Wi-Fi via a high speed fibre optic broadband connection.

Throughout the property you will find contemporary original artwork.

Parking is provided directly outside the property on the drive. A small decked private courtyard area is situated to the rear of 'Carvinack' complete with a table, chairs, parasol and BBQ. Smoking is permitted in this area but not inside the house itself.

The owners live next door and are often on hand if you require assistance or would like to ask for recommendations about places to visit or local restaurants/bars to enjoy a meal or drink.

The nearby railway station and bus routes are within easy walking distance and plenty of good local taxi firms are available.

Falmouth is a wonderful place to visit at any time of the year and has a busy calendar of local events. It is also an excellent base to visit other parts of Cornwall during your stay.

    Everything was beyond perfect. Every little detail had been thought out meticulously, and all home comforts were to hand, even dishwasher tablets, tin foil and cling film.!Andrew and Rachel were wonderful hosts, and available at all times by phone or us just popping in to ask for take away menus. Could not have stayed anywhere nicer.Thank you.

    Thank you Andrew & Rachel for providing such a well equipped and stylish home for our stay in Falmouth. Your attention to detail was much appreciated as were the treats left for our arrival! The accommodation itself is about 10 minutes walk downhill into town. You may wish to get a bus or taxi back as it is quite a steep hill. Or you could use the local train line. The railway station is about 5 minutes away and runs right into town. There is a fish and chip shop just round the corner which we were pleased to discover opens on Sundays. We would definitely recommend this accommodation.

    The accommodation was beautifully clean and well equipped. The bed and bedding was superb and the small ensuite loo and washbasin was just right. Off road parking was a bonus and Andrew and Rachel were charming. It was about 20mins walk into town which we enjoyed but the option of buses, taxis and the train were very easy.

    What a beautiful place to stay. Amazing and like a show home, very central for all amenities. The attention to detail was excellent everything you could possibly need was here.     We had a wonderfull stay at carvinack. We could not fault the property very clean & comfortable. It is just far enough out of town to be quiet in the evening, but only about a mile walk into town & beaches. lots of restraunts & pubs with the beerwolf being a favourite. overall a great place to stay ?

    So glad for spacious off street parking in a town with lots of on-street parking. Easy secure entry from excellent check-in instructions from Andrew & Rachel. First impression was it smells like a breath of fresh air. So clean & welcoming. It feels like you're at home but someone tidied your house before you arrived! Beautifully appointed. Not a single thing out of place. Lovely bottle of bubbly & fresh milk in the fridge. I had a cuppa from the teabags & local Cornish shortbread provided within my first 10 mins at the lovely table with fresh flowers. A family member moved to Falmouth for Uni and when she walked in she said Wow, this is beautiful. And it truly is. I cooked at the property and had everything I needed. Sparkling clean kitchen and bathrooms. Rachel and Andrew have thought of everything. Even how to manage recycling and household waste. Outdoor seating was really lovely to have with the weather being very warm. Property is very secure but we didn't have any worries in that direction. Neighbourhood seems very local and friendly. All household linens are very high quality. The bedroom had so much storage and plenty of hangers in both wardrobes. The bed itself was extremely comfortable, plenty of pillows & a duvet like a cloud. I hope to return many times to Rachel and Andrew's awesome property. This is a lesson in exactly how a rental property should make you feel. Relaxed, refreshed, rewarded. So many lovely, thoughtful touches. Simply perfect.
