To ensure a great experience for all guests and preserve the comfort of our home, please follow these rules during your stay:

Maximum Occupancy
• Up to 9 guests only. No additional overnight visitors.
• You must be at least 25 years old to book.
• No third-party bookings without prior approval.

Check-In / Check-Out
• Check-in: 4:00 PM EST
• Check-out: 10:00 AM EST
• Late check-outs may incur additional fees due to cleaning turnaround.
• Early check-in (if available): $100 — confirmed 24 hours in advance.

No Smoking or Vaping
• Smoking or vaping is not allowed inside the home, on the porch, or deck.

No Pets
• Pets are not allowed. Thank you for understanding!

Quiet Hours
• Quiet hours: 10:00 PM – 8:00 AM EST
• Please respect our full-time resident neighbors.

No third-party services allowed
For safety and liability reasons, we do not permit any third-party service providers on the property—including those offered through Experiences (e.g., private chefs, massage therapists, fitness instructors, etc.). This is to protect the privacy and safety of our guests, neighbors, and the property.

Beach & Property Use
• Rinse off sand using the outdoor shower before entering the home.
• Keep all doors closed when A/C is running to prevent freezing.
• Do not lock yourself out with the bottom turn locks—recommend using the smart lock keypad only.

Outdoor Grill Use
• Please move the grill at least 10 feet from the house while in use (per FL law).
• Clean after use. A $30 fee will be charged if left dirty.

Furniture
• Please do not move indoor or outdoor furniture.
• If moved, return it to its original position before departure.

Outdoor Areas
• Keep patios, deck, and porch tidy.
• Use trash and recycling bins provided. Please put trash bin at the street on Monday night.

Security & Safety
• Lock all doors and windows when leaving.
• Your smart lock code will expire at checkout.
• Do not leave candles or open flames unattended.
• Fire extinguisher and fire blanket located under the kitchen sink.

No Parties or Events
• No parties, events, or large gatherings.
• Violation of this rule may result in immediate eviction without refund.

• We keep a detailed inventory and video record before each stay.
• Available for stays of 2–28 days; 3-night minimum. Snowbirds welcome with a clean/refresh day between 28 day stays.

    This property was wonderful for our annual beach trip. The room with multiple beds was great for the two teens. The house had everything we needed for a comfortable stay and more. Nikki was attentive and easy to communicate with, and we loved having access to the bikes. We’d definitely rent this property again.

    We had the most fabulous week stay here! The condo is literally stocked with everything you could possibly need. This was our first time back to the beach since 2017 so needless to say we didn’t have many beach essentials. They had it all and we were so thankful because it made our trip so easy. The kitchen was great. The location was ideal. You could easily walk to the beach but we drove since we had so much stuff. The beds were super comfy with memory foam toppers. Towels were nice quality! Ceiling fans in all the rooms plus additional fans and sound machines. We slept so good!Even the neighbors are nice! We are already planning our next trip back!!
