Welcome to The Luxury Beach Estate! Our 4 bedroom, 3 bathroom home is not only the perfect accommodation for a large group but we're also in the perfect location, steps from the beach and boardwalk! Enjoy our appealing decor, house amenities and connect in our large open living room and kitchen space!

The Space:
PLEASE NOTE: The booking is for the first floor only. Want to book both floors Send us a message!

FRONT EXTERIOR:
- Porch area where you can sit and relax.
- There is a flight of 7 steps to the front door.

LIVING ROOM:
- Large open concept connected to the kitchen. Features comfortable seating, and a large Smart TV (There is no TV cable, only streaming apps).

DINING AREA:
- There is a table to seat 5 and the island bar seats an additional 5.

KITCHEN:
- Kitchen stocked with appliances and many amenities for your cooking pleasure. *Keurig Combo Coffee Machine

WASHER/DRYER
- Located in the hallway utility closet.

BATHROOMS:
- 2 full bathrooms in the downstairs hallway.
- 1 full bathroom ensuite to bedroom 3 (2 double beds).

Guest Access:
ACCESS & ENTRY:
- Guests will have access to the entire home.
- Please be respectful to the neighbors and the surrounding homes.

KEYLESS ENTRY:
- There is keyless entry. Your host will provide you with the door code the morning of check-in.

PARKING:
- There is a driveway with 2 parking spaces

ADDITIONAL PARKING:
- You can also park around the house where there is plenty of free on-street parking.
- We are not responsible for parking tickets due to negligence.

MAIL:
- Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service.
- Additionally, we kindly request that you refrain from ordering packages during your stay. Our mail is delivered to a lock box, and unfortunately, we are unable to access it on your behalf. If you do choose to receive any packages, please request that a signature be needed so you can ensure you get your package! Thank you for your understanding.
- We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
- Quite literally steps to the beach & boardwalk! Please be considerate of your neighbors. The property is still located in a city environment; potential for noise from cars.

SECURITY:
- There is a Ring Camera in the front exterior.

IMPORTANT!!!
THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY!
Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!
All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:

Limited number of trash bags

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.

**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 12 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.
Do not park on the sidewalk or in the neighbor's driveway

SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.

Interaction with Guests:
We live off-site but are available via text/call/Airbnb messenger 24/7. We have a property manager and maintenance team in place, ready to address any and all of your needs in a timely manner!

    Property has a wonderful location. It is very spacious and supplied with plenty of pillows and linens. Plenty of seating in the kitchen and living room. Property was clean upon check in. We enjoyed our stay and are considering returning in the summer months.

    Beautiful house, steps from the beach and boardwalk. Front porch was a great place to kick back after a day at the beach. If you're upto a nice long walk, take it all the way to Steele Pier and see it all. Hosts were super fast with any questions or concerns we had. You can't go wrong with this Jersey Shore beachy home..

    This unit fit our needs perfectly. While there were only four of us this property could easily accommodate 10-12 people. The bedrooms and living areas are spacious and allowed for both together and alone time for the group. The house is modern and well equipped, providing everything you need for meal prep and relaxing. The location, just steps away from the boardwalk and beach is ideal. Rare to find off street parking which was a real plus. The property owner was extremely responsive and helpful. We rented the first floor unit and as others have noted depending on the renters upstairs it can get a bit noisy but nothing that diminished our stay. Overall an exceptional unit at this price point for this location.

    This location was perfect for us. Close enough to the beach to walk easily, walk to cool places in Ventnor, and short ride, but good distance too, from the main AC attractions. Only minor thing was things seemed like the house could use a tune up. Several loose towel racks and such but that was it. All else was great!

    Overall, it’s a great house, plenty of room, not outdated or dirty. The location is as described, 30 second walk to the beach, like 7 min drive to Tropicana. My only issue was while it’s described a whole house and states that it is only the first floor, it failed to detail the fact that there is a unit above. The floors were very thin and we heard every moment and thing said. I don’t know that I would have booked knowing that

    Great location - half a block from the boardwalk and the beach. Good neighborhood, and convenient bodega grocery shopping. It's not an estate. It's the whole ground floor of a multi-unit (3) house. The inside has been very recently renovated and is clean, well-lit, and has a large, open communal space which is great for family get-togethers. Unfortunately, simple things have been overlooked: a dustpan for the ever-present sand, door knobs on one of the bedroom doors, towel hooks, sink faucet knobs falling off. The apartment just needs some TLC to be terrific. And the front porch needs a deep cleaning. Not the owner's fault, but beware of many high charges tacked on to the rent - it was a significant portion of the overall rent, including undisclosed charges.

    The positive: location, comfortable for 9 people, clean inside, nice but definitely not a luxurious house as described. The host was responsive but only via email; VM box was full. What could be better: This house is not an estate, it is a duplex and the noise from the people upstairs was annoying. Luxury is a stretch of imagination for this duplex. The front porch by the entrance could be very nice but the floor was very dirty (I asked for a broom to sweep it) and the outdoor furniture and windows were stained/dirty. Someone had imprinted their hand on the window's dirt/dust. Although the host was responsive, when we arrived, one of the kitchen cabinets door was detached and the front bathroom sink was clogged. There were plenty of pillows but I had to request pillow cases. Glassware and china were delivered in boxes upon our arrival. The bedrooms did not have table lamps only bright celing lights that made feel you feel like you were in an operating room; reading in bed with these bright lights was not inviting. The bedroom in the back house faced bright outdoor lights that were on a timer all night long. None of the bathrooms had racks to hang any towels. No darkening shades in the bedrooms; light comes right in. The kitchen pots were cheap and scratched.
