Bruner Ridge Reserve - rolling Kentucky hills as far as you can see. The gate closes and it's your group, your hilltop, nobody else for miles.

Your home base for bourbon trail weekends, family reunions, and company retreats.

My family has stayed in numerous VRBO properties all over the US and this is by far our favorite.

Your arrival starts at a private gate. From there, a long country drive sweeps up the hill, and the view opens wider the higher you climb. Pastures fallaway behind you, the horizon keeps pulling back, and by the top it feels like you're looking out over half of Kentucky from your own private hilltop.

By the time you park, nobody reaches for their bags. They reach for their phones.

And it only gets better from there. Sunsets worth planning dinner around, a sky full of stars once the lights go down, and a gate that closes behind you so the only schedule is the one your group makes.

We fell in love with it the first time we stood up here. We think your group will too.

Seven bedrooms, five of them kings. Five full baths and two half baths. Twenty people, and nobody sleeping on the floor. Full layout further down.

Guests have exclusive use of the entire property - the main house, the mother-in-law suite, the lower level, the pool and sport courts, and the detached Clubhouse. The hilltop is yours.

OUTDOORS

Stay busy from sunup to sundown, or do nothing but take in the view. Bruner Ridge Reserve was built for both.

Private par-3 hole with 3 tee boxes and 4 pin positions
Hot tub, open year round, on the Clubhouse's covered back deck
Heated saltwater pool (seasonal, see below)
Infinity firepit with seating for 12 (best story wins)
Barrel sauna with panoramic view window
Outdoor movie theatre on the covered deck
Sport court for pickleball, basketball, volleyball, badminton, and soccer - sport tile surface, lit for night play
Monument gas grill, pizza oven, and alfresco dining for 16 (propane's on us)
Front porch for slow mornings with coffee and evenings watching the sun go down
Pool patio, multiple lounging areas, umbrellas, and views
Cornhole and horseshoes

About that firepit. We built it right where the land drops away, so when you sit down there's nothing in front of you but hilltops and horizon. We moved it twice to get it right.

About the pool. Open early May through mid-October, heated and ready June through August. In May, September, and early October we heat it on request for $100 per night for the length of your stay, $300 minimum, with five days' notice. Once we start heating, it stays warm through checkout.

Cattle and sheep graze the pastures around the property. They aren't part of the guest areas, but they're good company from a distance, and they somehow make the whole stay more relaxing.

THE CLUBHOUSE

Every group ends up here. Every single one.

It's a detached, glass-front building - far enough from the house that anyone can turn in when they're ready, without the group having to call it a night. Whoever wants to keep going can. Pool table, poker, the golf simulator, or a long soak in the hot tub on the covered back deck well after the house has gone quiet. Late-night movies on the outdoor screen are a must.

Nobody sleeping in the main house hears any of it. Early risers get their morning. Kids go down on schedule. Nobody has to whisper.

Uneekor EYE XR golf simulator running GSPro - the setup serious golfers build at home
Brunswick regulation 8-foot slate pool table (8 ball, corner pocket)
Professional poker table, seats 10
9-foot shuffleboard table
STIGA Carbon Series indoor table tennis table
Three overhead 55-inch TVs and a 75-inch TV over the sectional
Bar top, seating for 6
Heat and A/C of its own, plus a wood-burning stove when you want a real fire
Full-size refrigerator and freezer, and a half bath (bring your own bottle)

THE LOWER LEVEL

Downstairs is where the night keeps going.

Karaoke stage with costumes, lounge seating, and bar (have your camera ready)
Theater-style movie area with sectional and 75-inch TV
Arcade games (Pac-Man, Golden Tee, and racing)
Gym and yoga room (mats provided)
Children's nook - a small room just for the little ones, because we thought about them too

FEEDING TWENTY PEOPLE

Twenty people eat a lot of meals. Here's how that actually works.

The main kitchen has a large island with seating for 6, double ovens, and an indoor dining table that seats 10. The mother-in-law suite has a second full kitchen with cozy seating for 4, so two families can cook at once without sharing a stove, microwave, sink, or fridge. Guests routinely cook three dinners together here because they don't want to leave.

And if you'd rather not cook: Walmart+, Amazon, DoorDash, and Instacart all deliver right to the front door. Secluded enough to feel away from it all, close enough that dinner - or that one thing you forgot - still shows up.

Downtown Lawrenceburg is 15 minutes out for dining and groceries. Message us and we'll tell you where to eat.

THE THINGS THAT MAKE A WEEK WORK

Nobody books a house for these. Everybody notices when they're missing.

Spectrum 1-gig fiber with mesh wifi through the house and Clubhouse - 20 people streaming and nobody buffers
Two front-load washers and two dryers - no waiting in line
Three separate A/C zones in the house, plus the Clubhouse on its own
Level 2 EV charger with both Tesla and universal connectors - charges any EV
A 55-inch smart TV, ceiling fan with remote, sound machine, and bedside charging in every single bedroom
Pack 'n play, high chair, and kid plates and cups already here
Private gated drive with room for everyone's cars

THE BOURBON TRAIL

You're not near the Bourbon Trail. You're in the middle of it. Fourteen distilleries sit within a 40-minute drive, spread out in every direction - so you're never far from the next one, and always just a short trip home at the end of the day.

Four Roses (18 min)
Larrikin Bourbon Company (20 min)
Wild Turkey (23 min)
Buffalo Trace, Whiskey Thief, and Castle and Key, Frankfort (31-37 min)
Jeptha Creed and Bulleit, Shelbyville (36-38 min)
Woodford Reserve, Versailles (39 min)
Bardstown cluster: Bardstown Bourbon Co., Lux Row, Barton 1792, Heaven Hill, Willett (32-38 min)
Maker's Mark and Wilderness Trail (45-47 min)

Lovers Leap Vineyards and Winery is 24 minutes out if someone would rather have wine.

HORSE COUNTRY

Keeneland's spring and fall meets run 36 minutes away. Churchill Downs is about an hour for Derby week. Two of the most storied tracks in the country, an easy country drive away.

GOLF

Play the Bruner par-3 in the morning, get on the sim while the coffee's still hot, and tee off somewhere real in the afternoon. Six public courses within 40 minutes.

Wild Turkey Trace, Lawrenceburg (15 min)
Weissinger Hills, Shelbyville (28 min)
Juniper Hills, Frankfort (31 min)
The Woodford Club, Versailles (32 min)
University Club of Kentucky, two courses, Lexington (40 min)

GOOD TO KNOW

Farm setting. We're surrounded by working Kentucky farmland, and it's part of why the view looks the way it does. It also means a fly or a ladybug occasionally finds its way inside. We keep a professional pest service on a monthly schedule year round. Farm country comes with a little company now and then. We think the view more than covers it.

Getting in touch. We're always reachable through the message thread, and our onsite property manager lives just over the next hill if anything needs attention during your stay.

ONE LAST THING

Reunions, bourbon weekends, birthdays, company retreats. Whatever brings a group up the hill, they all end up talking about the same two things on the way home.

The view. Then the quiet.

We had an incredible experience staying at Bruner Ridge Reserve! The amenities, home decor, beautiful land and surroundings were beyond our exceptions. My family has stayed in numerous VRBO properties all over the US and this is by far our favorite. We are already planning our next stay for the fall. The owners were wonderful to work with. Thank you for a memorable stay!
