You will have access to the entire home, 1st floor of 2-car garage, and fenced backyard patio. The backyard and laundry inside of the garage is shared with the carriage house apartment.

The laundry in the garage and fenced-in patio are shared spaces and might occasionally be used by guests staying in the carriage house apartment. It’s a friendly setup that still gives everyone plenty of space to relax.

Guest & Security Requirements
- For security purposes, a photo and valid driver’s license are required during the booking process.
- Local residents are not eligible to book this property at this time.

Guest Count & Fees
- The home sleeps up to 10+ guests.
- Rates are based on guest count — there is an additional nightly fee for each guest after the 6th.
- Please ensure your guest count is accurate before arrival. Refunds for guest fees are at the host’s discretion.
- Only registered, paying overnight guests are permitted on the property.
(This system allows us to offer affordable pricing for both small and large groups.)

Shared Spaces
- There is a carriage house apartment located above the garage that shares access to the backyard.
- The garage laundry area is also shared — you may see carriage house guests using it during your stay.

Quiet Hours & Noise Monitoring
- Quiet hours are from 9 PM to 9 AM to ensure a peaceful environment for everyone.
- A noise monitoring device is installed to measure sound levels only (no audio or video recordings).
- If noise becomes an issue, please reach out — and we’ll do the same if needed.

- Please note: this home is not handicap accessible and has steps at both entrances.
- While we do our best to maintain a clean environment, we cannot guarantee the space is 100% free from pet dander, smoke, or cleaning product scents that may affect guests with sensitivities.

Damage Waiver & Fees
- A $129 non-refundable Damage Waiver is required for all reservations.
- Covers up to $1,500 in accidental damage.
- Intentional or negligent damages are not covered and are the guest’s responsibility.
- If ozone treatment is required due to strong odors (e.g., smoke, food, or other scents), a $500 fee will apply.
- We truly appreciate your cooperation and care for our home. These guidelines help us maintain a safe, comfortable, and enjoyable experience for all guests — thank you for being part of that!
