We can’t wait to host you at our charming forest retreat! Nestled on 2 acres of private land bordering the Prescott National Forest, we have a large, older, remodeled home offering a tranquil wooded cabin retreat perfect for large groups and family getaways.

MAIN HOUSE:
The main house, approximately 1,800 square feet, features two bedrooms, each furnished with large bunk beds, luxurious mattresses, and cozy comforters. Additionally, there is a loft with three twin beds and a selection of toys for the little ones. The main house includes a full-size bathroom, a fully stocked kitchen with modern stainless steel appliances, a dining room with ample seating, and an inviting Arizona room with additional tables and seating. The living room is equipped with a smart TV, massage chair and a convenient pull-out couch for additional sleeping arrangements.

PRIVATE MASTER SUITE:
Through the courtyard and adjacent to the main house, you'll find a private suite complete with comfortable bedding, a smart TV, and a full private master bathroom.

LAUNDRY ROOM:
Next to the master suite, a convenient laundry room is available for your use.

GAME HOUSE:
For endless entertainment, our detached game room is a true gem. It features an array of arcade games, a pool table, air hockey, a poker table, and a bar for your enjoyment. Outdoor enthusiasts will love the variety of games available outdoors. Additionally, above the game room, includes a loft with a full-size movie theatre and a queen-size Murphy bed. The game house includes a full-size bathroom with a shower. The total square footage of our space is approximately 3,500 square feet.

OUTDOORS:
Outside, our property offers ample parking space, fenced in walkway throughout the retreat, inviting outdoor patio furniture, and plenty of seating for unwinding and enjoying the peaceful surroundings. The grill and hot tub provide the perfect elements for a delightful outdoor experience.

AMENITIES:
Our VRBO offers a wide array of amenities to make your stay comfortable and enjoyable. You'll find a fully stocked kitchen, coffee maker with coffee pods, toilet paper, paper towels, shampoo, conditioner, and body wash. We provide games and reading material for entertainment, extra blankets for added coziness, and a massage chair for relaxation. You can also indulge in the luxury of a jacuzzi. We strive to ensure that your stay with us is convenient and memorable.

ADDITIONAL INFORMATION:
Our standard check-out time is set at 10AM, while the check-in time is scheduled for 4PM. We understand that sometimes you may need a late check-out or early check-in, and we're happy to accommodate such requests based on availability. However, please note that these options may not be available on days with same-day check-outs or check-ins.

IMPORTANT INFORMATION

* Our properties are nestled in the forest area of Prescott, Arizona, home to a variety of wildlife including bears, javelinas, Arizona beetles, large mosquitoes, lizards and other creatures. While our homes undergo regular pest control treatments, you may occasionally encounter outdoor bugs indoors.

* There is no landline telephone available at the property, but most cell service carriers offer coverage in the area.

* We provide high-speed internet, the fastest WiFi in the region; however, service may fluctuate occasionally due to the mountainous location, altitude, and weather conditions.

* To ensure a safe stay, we kindly remind guests to avoid leaving food or trash outdoors, as this will attract unwanted wildlife.

* For security purposes, there are external cameras monitoring the exterior area. Please be advised that we do not reside on the property full-time and use the camera to oversee property security during each reservation.

* We do not offer cancellations, refunds, reschedules, or credits for weather-related issues, changes in our guests plans, or guest emergencies. We recommend guests purchase travel insurance through VRBO at the time of booking to protect against such circumstances.

* Periodically, third-party services such as water filtration, hot tub maintenance, landscaping, and pest control may be on-site at the property.

* As our home is situated in the mountainous forest area, the water may have hard water characteristics due to mineral content, impacting its taste. Although this water is safe for consumption and treated professionally, guests may notice mineral taste and potential water spots on dishes. The dishes are cleaned thoroughly, but the hard water may affect their appearance. Guests who are sensitive to the taste may wish to bring bottled water during their stay for their convenience.

* Our hot tub is professionally maintained on a weekly basis. If you encounter any issues with the hot tub during your stay, please inform us promptly, and we will arrange for servicing. To maintain the hot tub's condition, guests are not allowed to enter with body oil, lotion, or hair products that may alter the water quality and cause oily substances or discoloration. Thank you for your cooperation.

* Pet Accommodation
We happily welcome pets at our property. An additional fee of $15 per night per pet will be charged, with a payment request sent post-booking. To ensure their safety, we recommend keeping the courtyard gates closed when pets are outside. Guests are responsible for any damages caused by pets. Pets must be on a leash when outside the courtyard due to active wildlife. Kindly respect neighbors while on the grounds and relocate gatherings indoors during late hours.

* Larger Group Gatherings
For larger group gatherings exceeding the base price of 18 guests, an additional fee will apply. Please inquire for more information if interested in hosting a larger group event. Thank you for understanding and adhering to our policies.
