Pull into the long driveway and you will be amazed at the amount of land this estate sits on! It's an equestrian's dream - bring your horses and your hay and we include 3 private horse paddocks and a 3 stable barn. You won't need to go far to take a walk in nature - beautiful trails cut right through the property. The barn is stocked with beach gear including chairs and boogie boards. Head down to your private riverfront and you'll find 2 kayaks and canoes included in your stay! A stone patio outside the house has outdoor seating and a new gas grill perfect for enjoying meals al fresco while taking in the calming sights and sounds of the Ipswich River.

☆☆ MAIN FLOOR ☆☆

Enter the split level house and you'll immediately understand why this is the perfect lodge for group retreats. The main floor has a large great room with plenty of seating and opens up to the dining area so there is space for all to gather. There is no shortage or windows to overlook your natural surroundings.

The kitchen is fully equipped with all the appliances, utensils and cookware you need to feel at home. The group's cooks will enjoy stainless appliances, stone counters, and a gas stovetop. This thoughtfully-designed home provides an additional dining area right off the kitchen with seating for 8.

The final gathering space on this floor is the den complete with grand piano, decorative fireplace and a 55 TV with Roku entertainment system, allowing full access to your favorite streaming services. This room has so many options for use as it has doors for privacy. Shut the doors and use the desk setup as a remote workspace. Send the kids in here for a movie night while the adults use the Great Room space. Use the board games provided and make this the game room. The possibilities are endless!

☆☆ UPSTAIRS ☆☆

Head up the stairs and you'll find a large master bedroom with King Bed and 2 walk in closets. There is an ensuite bathroom here (with bidet!) that can also be accessed by the hallway so that the second upstairs bedroom can use this floor's full bathroom. The second bedroom on this level is fitted with a queen-size bed and is the perfect place to unwind with skylights and natural decor.

☆☆ DOWNSTAIRS ☆☆

Head downstairs or come in through the mudroom a common space with tiled floor perfect for entering after a day adventuring in the river. A full bathroom with walk in shower is on this level making it easy to clean up after the time outdoors. There are three additional bedrooms on this level each thoughtfully designed with their own fun personality. There is a bedroom of 2 twin beds, a King bedroom and a Queen bedroom giving so many options to sleep for families and groups alike! We have family friendly amenities in where you'll also find provided pack and play and booster sleep so babies/toddlers can comfortably be accommodated without packing all the extra gear.

    Beautiful house and grounds. We had 9 friends stay for a weekend. The rooms were all comfortable and nicely decorated. The location is perfect as you feel fully away from everything in nature and yet it’s a 4 minute drive to town!A great spot for hikers and birders too!

    The house was perfectly located to enjoy a wedding close by for my family of 10. My grandsons loved the acreage and snow—and did some sledding! Because of all the snow and ice, the front walkway was challenging but the host quickly rectified the situation with salt pellets! The 2 living areas were perfect to enjoy some family time and my husband loved the book collection! Would love to return in the summer to enjoy kayaks on the river!

    Location is convenient to everything in Ipswich. We were there for a funeral so that was most important to us. we didn't spend much time at the house, but it seemed to have everything you'd need. It's a very long driveway to the house, but it was well plowed when we got there. House was clean and well furnished.

    Idyllic setting. Perfect for us out-of-towners here for a wedding. Enjoyed canoeing, hiking, dining, barbecue during down time. Lots of space to spread out in the house for those needing to work remotely for a time.

    The lodge was just a described. Very comfortable and the kitchen was well equipped. Being along the river was a pleasant surprise and the large windows offered great views of the ducks and geese. A few turkeys visited as well.

    The house, the property and the Rachel (the host) were all incredible. The house itself was beautiful and had plenty of room for my party of 9. I loved the creeking wooden floors and doors in the home and the views to the outside were amazing. The host provided numerous videos of where things were located and how to work them appropriately. She was available for questions and was quick to respond to our concerns. The property has beautiful trails and this time of year, the ambience is so peaceful as the leaves are changing colors. This was an extraordinary place to stay over the weekend. I do plan to come back soon!

    We used the property as a base for exploring the area with family members a group of 6. Everyone had lots of space. There was even a nice private work area for some video calls I needed for some business meetings. Internet was very reliable. Kitchen is very well equipped and having the bbq on the patio area was great for dinners. The patio was a peaceful place for drinks or coffee in the morning. The surrounding are more than peaceful you would never know you were close to any town or city. Host was great to check in with us to make sure everything was to our liking. Instructions for the property were very clear and straightforward. This a great spot for anyone looking for just a peaceful getaway or as a base for some exploring of the area. We would definitely rent it again if the opportunity arises.
