Located in the funky Bywater neighborhood (2 miles from the French Quarter), this OWNER OCCUPIED inn is just far enough off the beaten track to enjoy the relaxed atmosphere of New Orleans without the commotion of Bourbon Street. To elaborate, my husband and I live in the front part of the house which is completely separate from the individual, private suites. We are around if our guests need anything but we also completely stay out of the way, respecting privacy, allowing you to enjoy our property.

The Lookout Inn includes FOUR individually themed, large suites, each with their own generous private bathrooms: Mardi Gras, Bollywood, Elvis and Mission. The price you see listed is for all 4 suites. Each suite is complete with a queen sized bed; 3 of the 4 suites also include sleeper sofas. (The Mardi Gras Suite does NOT have a sleeper sofa.) Suites are also complete with complimentary wifi, smart TVs, coffee makers and mini refrigerators.

There is NO kitchen OR indoor common area space, such as a living room or great room. The 4 suites are private and are arranged so they can each be rented independently. In ground pool, hot tub, BBQ and seating cabana are located in the lush outdoor, common area space. Street parking is available right outside the inn. It is free and there are no parking restrictions. Off-street parking is unavailable.

We are dog friendly, with a $40 per dog fee. Dogs must be housebroken, on regular flea prevention and non-aggressive. Bulldogs stay for free. :)

This eclectic inn is the perfect accommodation for a couples getaway, family vacation/reunion, ladies weekends and for a convenient staycation. Responsible bachelor and bachelorette groups are welcome. Please contact us with information on your group and we will also provide you with the house rules and conditions.

Our location is approximately 2 miles from the edge of the French Quarter and about 2.5 miles to the heart of Bourbon Street, and is the perfect distance to a ride a bike into town or take the No. 88 bus which picks up three blocks away.

Do you love Amazon Prime as much as we do Send us your decorations or any other celebratory items, gift bags, etc ahead of time and we can store them until you arrive.     The group had a great stay at the lookout inn. The decor is fantastic in every room. It flows well into the back courtyard with plenty of room. Kelly is a great hostess and a wealth of information for tours and restaurants in the area. Check out Fairy village next to the cabana. It is believed that King Rex royal Fairy visits during Mardi Gras! Thanks, Jeff

    The location was great! Very easy in and out of Riverfront, Bourbon Street, etc. The outside pool area was great for hanging out and we didn’t miss having a true inside living space. The rooms were gigantic and it was easy to hang out in any of the “sitting areas”. I know a lot of the reviews mentioned the giant empty building close to the property and I’ve got to say it didn’t feel uncomfortable at all! It has tight security and zero homeless issues in it. Maybe due to the proximity of the Navy ships docked right there? The Jack Dempsey restaurant right nearby was delicious! And we never had any trouble with street parking at all! Overall it was a great stay!

    Our family really enjoyed our time at this property. The suites gave us all the space we needed as well as time together. Each room is decorated in a unique way that fit well with all the personalities in our family. Only downside for us was the train that came through the area being very loud and the abandoned building behind the house. However, this property had plenty of security measures in place and the rental owners were fantastic hosts.

    What an adorable property! Each individual room is stocked with all the essentials you need, as well as a coffee maker with coffee and a mini fridge. There is ample space to spread out and the cabana and hot tub/pool area were perfect for our morning coffee and nightcap wine. We went during the weekend and were able to park right in front. Comfortable beds and super clean rooms made our stay just perfect. Our host was so lovely and greeted us when we arrived, but then left us to have our fun. Checking in and out was super easy. I accidentally left a bag and she promptly called me and walked it to my car when I went to pick it up. I would 100% stay here again. It is perfect for a girls trip or a group of friends. I highly recommend this adorable little inn!

    This is the second time we stayed at this property. The host is very accomadating and friendly. The property is great. And honestly it's not super far from burbon street and other things in the area. Would definitely stay again.

    This is the perfect spot for a NOLA trip! I stayed here with a group of friends for a bachelorette weekend, and we had the best time! It’s conveniently located, decorated creatively, and accommodated every need we had. I would absolutely stay here again!

    My friends and I stayed for a girls trip and we all had the most incredible time. Kelly was super communicative and friendly and willing to work with us and answer all our questions! At first glance the area doesn’t seem to be the greatest but my group and I had no issues walking around town to grab a bite to eat. Its about a 10 minute drive to bourbon street, so you wont get all the tourist noise either. There is however a train that will occasionally pass by and can get rather loud. But it so rarely happened it didnt bother any of us. The rooms were all super cute and cozy. We were all so excited to check out each other’s rooms because of the different themes. And the pool was fantastic to have after a long day of exploring. I cannot thank Kelly enough for her hospitality and would recommend to anyone and everyone to stay at her place. I’ll most definitely be coming back to New Orleans, and will definitely be staying here again if possible!
