No. 1 Braefoot Cottage is a charming Grade ‘B’ listed stone cottage on the private Yair Estate, set on the banks of the River Tweed in the heart of the Scottish Borders. Just 35 miles south of Edinburgh and close to Galashiels, Selkirk, and Melrose, it’s the perfect base for exploring this beautiful region.

    Cannot recommend enough. Secluded comfortable stay in a beautiful estate. Great owners and check in process was perfect. Internet is slow and no telephone signal (if you are worried) but it was welcome to be away from my phone ! Can’t wait to return.

    We’ve just returned from a fabulous 4 night stay at this delightful cottage. The cottage is clean and cosy with comfy beds and good quality pillows and bed linen. It’s in a peaceful setting surrounded by beautiful countryside and gardens. It’s in a great location with Edinburgh and the coast within an hours drive. I would highly recommend this cottage as a peaceful escape from the hustle and bustle of everyday life.

    The cottage is in a lovely location on an estate with superb walks from the door (Can walk up to the moors with excellent views or along the river). It's not far from the railway station in Tweedbank for trip to Edinburgh and some lovely places nearby like Melrose, Peebles and Kelso for independent shops and cafes. It is a cosy cottage with a comfy sofa and log burner and it was great to be able to sit out in the cottage garden with views of the forest and pretty flowers. Walking along the Tweed in the evening or visiting the walled garden was a bonus.

    Great cottage - really well equipped-including lovely Arran toiletries! Great to be able to explore the estate and play tennis. A power cut made the stay even more of an adventure for the kids and we were glad for the log burner then! Lovely welcome cake provided too!

    A delightful cottage in an ideal location. Thoroughly enjoyed our time at the property which fully lived up to our expectations. A very nice touch was the freshly baked cake left for us - yummy! We would definitely recommend this property to stay at.

    We had a lovely and peaceful stay at the Yair cottage. The cottage was cosy, clean and comfortable and the garden was lovely and well kept. The homemade lemon drizzle cake from Hannah was a really nice welcome and a lovely touch! Olly was very helpful and communication was very prompt. The Yair estate grounds are lovely and the location is handy for exploring all the pretty towns, country estates and castles in the area. Would definitely recommend.
