This modern purpose-built detached holiday cottage sleeps up to a maximum of four. The property is built on a hillside and is accessed from the private car park by way of a gravel path leading up to outdoor steps and to a balcony with garden furniture. Through the front door entrance, you find yourself in a spacious and relaxing open plan living/dining room. The cottage is light and bright with views of the garden grounds, over the town and to the hills beyond.
There is a smart TV and a book exchange library for those who prefer a 'real' book. The dining area is at one end of the living area. A half flight of stairs takes you to a fully fitted kitchen. Across the hallway is the bathroom with bath and shower over. A further half flight of stairs takes you to both a double and a twin bedroom, each with ample cupboard and drawer space.
Gas central heating and double glazing throughout ensures a cosy year-round getaway.
Our cottages may not be suitable for people with walking or breathing difficulties because of the hillside location, or for small children because of the open plan configuration.

The Scottish Borders offers an unhurried way of life. Our wonderful countryside offers quiet roads, history and heritage, castles and country homes. In addition, glorious sandy beaches and an awesome rugged coastline are all within an hours drive.

Come and stay for a few days or longer at Larkhall Burn, the perfect base for a visit to the Scottish Borders and beyond. A wealth of things to do and see within an hours drive, encompassing Edinburgh, Hadrian's Wall, Alnwick Castle. Holy Island and St Abbs Head and St Mary's Loch to name but a few..

Our self-catering cottages are situated on the hillside each with it's own balcony, affording views of the town and surrounding countryside. Each cottage is purpose built offering modern comfortable accommodation, which is fitted out to the highest standards and includes gas central heating and double glazing.

The location is within minutes walk of the town centre and all its amenities and facilities, so you can leave the car behind in the on-site car park and enjoy a choice of restaurants, pubs, (some with local evening entertainment) a fitness centre with 25m swimming pool, tennis and squash courts.

There are regular farmers and continental markets held in the town centre; annual festivals include the Jedburgh Callants Festival at the end of June/begnining July; Jedburgh Half marathon in October and rugby at The Riverside. There is an excellent Visitor Centre for information about 'what to see and do' during your stay. The cottages provide seclusion and privacy. Local visitor attractions include a 12th century abbey, Mary Queen of Scots house and a Georgian Reform Jail, as well as waymarked walking and cycling routes.
The perfect base for a short or longer stay holiday to enjoy the wonderful open countryside.

    A week in the Borders for walking and sight-seeing, after dropping son off at university. The cottage was warm, clean and well equipped and perfectly located for the range of walking we wanted to do. Jedburgh was quieter than we had expected but that may just be a consequence of C-19 (many of the attractions were still closed and the pubs and restaurants were quiet too)

    Great 2-bed cottage on the hillside (unsuitable for the less able) with views of the abbey and a 5-minute walk to the centre of town. Jedburgh is full of history (Mary Queen of Scots House, abbey and castle/ jail museum) and plenty of walks from the door. Close to other Scottish border abbey towns, Abbotsford (Sir Walter Scott's home), castles and only an hour's drive to the coast at Eyemouth and St Abb's.
