Set on a small holding with rare breed North Ronaldsay sheep, accessed via a rough track (not suitable for vehicles with very low clearance due to speed bumps), this Grade B listed, round horse mill has been beautifully restored and cleverly designed offering a fantastic flow of space and light coming from its three large floor to ceiling windows and the amazing cupola at the apex of the round, wooden roof. This is the perfect place for couples to come and relax, with long walks through the woods and the fields just outside the front door. The Roondie has been finished to the highest of quality, in keeping with natural finishes and full of top of the range facilities, it is next to The Outside Room Cottage should you want to come with friends.

This deceptively large and cleverly designed open plan living space offers an impressive modern kitchen with a central island, perfect for preparing meals, a breakfast bar, along with a dining table that comfortably seats a group of four, in case you meet up with friends or family. The bedroom is hidden behind an ingenious partition that looks like it could have been part of the original stable and has been made from natural materials and blends in beautifully with the rest of this space. Keep moving round the room and you come to the walk in wet room with sliding glass doors. Outside you are greeted by a large enclosed front cottage style garden and to the side there is an additional private patio area where you can enjoy breakfast or evening drinks during the warm summer months. Just a 5 minute drive (or 20 minutes walk through woodland) is the small town of Ladybank with a cafe, shops and pub, and rail links into the major cities of Edinburgh, Perth, and Dundee. For guests wishing to visit one of the many attractions and festivals in Edinburgh, you can be in the city centre in one hour. This spot is ideal for a golfing holiday, and you are within walking distance of the championship Ladybank Golf Course. You will be spoilt for choice with a great many local courses within a short drive, including St Andrews. For days out there are many local attractions, including The Scottish Deer Centre, whisky distilleries, historic buildings, and castles. Excellent walking opportunities are available in this area including the Lomond Hills Regional Park, the Fife Pilgrim Way, and the Fife Coastal Path, which follows the shoreline to attractive old fishing villages and sandy beaches with fabulous coastal views.     Spent a great week in the Roondie. Fantastic location, very peaceful and quiet. The Roondie is well designed with everything you need. The log burner was very nice in the evening to give that homely feeling.

    Had a lovely peaceful break at the Roondie, such a quiet and snug little cottage. It was perfect for the two of us and had all the facilities you need although the tv was a bit far from the seating but that was the only little hiccup. The owners were a lovely, friendly couple who were close by if needed, but everything was perfect during the week apart from the unpredictable Scottish weather.

    This experience was first rate, highly enjoyable - the Roondie was a top of the line - charming - a state of the art - award winning renovation of a stable. You are surrounded by Tall windows that bring in the natural beauty of the location. It’s private and the owners reside in a lovely stone farm house nearby. They have sourced the Roondie w/ of everything from the BEST quality of sheets, towels, kitchen utensils, crockery and modern appliances. The location is alongside the Lady Bank Golf Course which provides for outstanding evening walks. St. Andrew’s is a short drive away too along w/ many other golf courses. Lady Bank has a train station that can take you almost everywhere - a day trip to Edinburgh was most enjoyable for us! A five star experience!!!!
