Enjoy contemporary sophistication in a tropical setting from our top-floor, corner oceanview condo in the Waikoloa Beach Resort on the Big Island of Hawai'i. Sunlight fills the space and the lanai faces west, providing a shaded breakfast area as the day blossoms, and fantastic sunsets as the evening breezes rise. Simply put, this is the Vista's best view.

Inside, you'll experience a level of luxurious and harmonious design rarely found in vacation rentals. High-end integrated appliances in the kitchen; a Split King bed in the Principal Bedroom with Winkbed hybrid mattresses and independent, remotely-adjustable bases; the Guest Bedroom platform King has an Ikea Sultana foam mattress and memory foam topper; you'll find natural fiber bed linens, down and foam pillows throughout; a stand-alone spoon tub and two walk-in rainshowers in the baths, which also feature large-format ceramic tile; a 65 Smart TV and a gorgeous sound system all conspire to relax and indulge the guest.

A floor plan with generous public spaces (1611 square feet total, including 341 square feet of exterior living space on the lanai) makes sharing good times easy--at the breakfast counter, at the dining table, chilling on the plush sectional sleeper or chaise in the living room, or on the lanai's designer chaises longues or dining table. The plan allows for bay views from the kitchen, the principal bedroom and the living room, as well as the lanai. We want you to feel at home: you are welcome in all areas of the condo, save for a fifth closet and two locking drawers which are set aside for the owners' property.

We brought the kitchen and baths back to their framing and down to the slab, and then rebuilt to our ideal. These lavishly and thoughtfully appointed rooms complement our earlier upgrades to the bedrooms and living areas.

The Vista Waikoloa is renowned for its 3.5-foot-deep, 25-yard salt lap pool with two adjacent spas. A barbecue pavilion and a well-equipped workout room are on the grounds. The Vista is a charter development of the Waikoloa Beach Resort, and so enjoys some its most-favored frontage, across the drive and between the Hilton Waikoloa and the Waikoloa Beach Marriott. The beach at A-Bay and the restaurants of the King's and Queen's Shops are just a 10 minute walk away.

This tiny pocket of the Kohala Coast enjoys the best weather on the islands: with less than 10 inches of rain annually, the winds and water are often calm in the morning, giving way to refreshing breezes in the evening as the cool descends from Mauna Kea and spills into the Maui Channel. Temperatures commonly top out at 83 degrees F (27C) Sept-May, and 86 degrees F (29C) June-August, before the breezes descend in late afternoon.

We are within a fifteen-minute drive of the state's loveliest beaches: Hapuna, A-Bay, Kauna'oa Beach at the Mauna Kea and the Mauna Lani's sheltered bay. There may be some winter surf at these beaches, and we have a couple of boogie boards ready for use on the lanai. We also supply coolers, beach chairs and snorkeling set-ups for our guests.

The abundance of sea life on the Kona Coast makes the island a world-class dive and snorkeling destination. If you are visiting between December and April, the whales may be in during your stay — look for mother-calf pairs cavorting in A-Bay while you enjoy your breakfast on the lanai.

One of the Big Island's many pleasures is its innocence -- beyond the resort areas, it's far less cosmopolitan than Oahu or Maui, and far less traveled. You can make a day of discovering little beaches to call your own, you can get out in the country and be with real people very quickly, and there are many sacred sites to visit -- it's a more spiritual, less commercial Hawai'ian experience. There's still plenty of Old Hawai'i here.

It's also incredibly diverse, geographically: with more than half of the planet’s climate regions represented, you can almost pinpoint the transition from 'dry side' / Kona lava desert to 'wet side' / Hilo rain forest as you venture afield.

A301 is an ideal base from which to explore the incredible diversity of the Big Island. You'll probably want a rental car, and might need AWD or 4WD if you choose to off-road and explore some of the more remote beaches or challenging mountain roads.

After a day of diving with the garden eels off the Kona Coast, or sunning and snorkeling at Hapuna Beach or tidepooling at Puako, or playing 18 holes at the Makani Golf Club course, you'll want to raise the perfect Mai Tai and share the magic as you savor the sunset from our large, wraparound lanai.

    The sunsets! Oh my, the sunsets! We stayed 5 weeks in this marvelous home. From the moment we entered we were wowed. Immaculate, beautifully decorated and well appointed. We are serious cooks and this exceeded our expectations for cooking equipment, spices, linens, and serving ware. Very comfortable furnishings. The wrap around lanai has unobstructed ocean and sunset views. During our stay we had a 70th birthday party for 35 people at the Vista Waikoloa pavilion most from the mainland. A perfect venue for celebrations, the pavilion can be reserved at no charge and you have complimentary use of tables and chairs. This was our 3rd stay at a Vista Waikoloa condo and this is by far the best unit. The community amenities including pool, hot tubs, gym, and business center make our stays enjoyable. You can conveniently ship items for your stay that are held in the mailroom awaiting your arrival. But back to the sunsets, nearly every evening we hosted small groups of friends and relatives in town for the party to magnificent sunsets over pupus or dinner. Although most of our party guests stayed in Vista Waikoloa condors, needless to say ours was the place to be at 6:00 pm. Our highest praise to Judith and Brendan for hosting an exceptional property.

    My husband I stayed at this property for two wonderful weeks. It's mid-island location was excellent for all of the wandering and exploration one could want to do. Plus, the condo was beautifully appointed and very relaxing. It has a large lanai, a great kitchen, beautiful bathrooms and a lovely, large living/dining area that is just perfect for enjoying a great meal and unwinding at the end of a busy day. The owners were such gracious hosts - so helpful and wonderful to work with. The welcome basket was delightful and so appreciated. We hope to return again soon.

    This property was amazing! If you’re looking for a beautiful home to come back to at the end of the day, this is the place. Very quiet retirement community with great views of the ocean from the huge patios. We saw whales and the sunset on multiple occasions. The place is very well stocked and has everything you could ever need. Communication with the owner is quick and effortless. If you don’t stay here, you’re missing out on the best stay in Waikoloa.

    From the moment my husband and I walked into A301, we were blown away. The photos online simply do not do it justice. The decor was stylish, the amenities many, and condo larger than expected. There was a bottle of sparkling wine, fruit and a full bag of Kona coffee beans awaiting our use. But best, oh my stars, the sunsets...simply amazing. They were not kidding about the view! Looking around, they are one of the few condos in that property that get that view. Compared to most of the other resort properties, this one is well situated for a relatively easy walk to the beach and markets. Brendan and Judith were spectacular hosts. They provided us with all the info we needed early on and were so responsive to us when needed. I have given 5 star ratings before, but the overall experience with A301 was above and beyond! Love, love, LOVE this place!

    As soon as we walked in the door we all said “wow”! The entire experience was just perfect. And even when the blender broke another appeared a couple of days later. Gorgeous views, fantastic location, and wonderful amenities. This place is a must rent on your next vacation. I’ll be back!

    We stayed at A301 while attending a conference at the Hilton Waikoloa Resort. At first I thought I would miss being at the resort but what a great decision to stay at A301. We had so much room and all the amenities of home and then some. Checkin following the directions was a breeze. We were greeted with sparkling wine, kona coffe, and local fruits. What a pleasant surprise. After long days of seating in a conference room, it was great to be able to stretch out and enjoy being out on the lanai while watching the amazing sunsets. The only negative I would state is that the place was a bit dusty. Perhaps it wasn't used for a while before we checked in. Otherwise clean. Loved our stay and would definitely come back. Thank you Brendan for answering all of our questions and arranging for a great stay.

    This property was everything that it was advertised and more!! My siblings and I met up in Hawaii and this condo proved to be the perfect place to hold our reunion. The balcony of the property gives you the perfect sunset! The condo is clean and spacious with every amenity you could possibly need. To take the stay over the top, the hosts have binders full of local attractions, restaurants, spas, etc. An updated guide book of the BIG Island and what to expect traveling to the attractions!! Judith & Bendan leave no stone unturned for their guests! I could not have asked for a better place and experience for my siblings.
