The Space:

Stunning 3/2 condo at Village at Gruene Condominiums with amazing view of the Guadalupe River and direct river access. Just a short walk to the historic Gruene Hall! This unit has three bedrooms and two bathrooms which sleeps 6 guests. Rio Hacienda is located on the topfloor with a balcony that boasts breathtaking views of the Guadalupe River, Texas Hill Country, and beautiful sunsets. The condo showcases tasteful Western decor which complements the rich colors throughout. The master bedroom has a large king bed, cable TV, balcony access, and private master bathroom. The two additional guest rooms share a second full bathroom located conveniently in the hall. Both bathrooms are stocked with hotel sized amenities, towels, and two rolls of toilet paper. The first guest bedroom has a queen bed, and the second guest room has two twin beds. High quality linens are provided for all beds and baths. There is a washer and dryer in the unit as well. The cozy living room and kitchen will make you feel right at home!



The complex has elevators for easy access to your unit as well as a community pool to enjoy. A cement walkway down to the river awaits you with charcoal grills and picnic tables. There is direct river access, and tube outfitters, like Rockin' R, are less than three blocks away! Don't miss out on what the historic town of Gruene has to offer within walking distance of the condo. Take in the live music, dancing, great food, shopping and antique shops during your stay. Enjoy the spectacular river views from your private balcony! Host must be 25 years of age or older to make a reservation and must be staying at the property. This condo comes with 2 parking spots. This condo has a maximum occupancy of 6 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. No pets allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

    Rating Details: The property manager was very helpful. The vacation rental was clean. I was happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The condo is located within walking distance to all the attractions the historic town of Gruene has to offer. It is on the Guadalupe River, but the part of the river it is on is not a good spot for swimming. It is very hard to get down into the river and there is not an easy spot for kids to get in and out of the river. The building itself looks dilapidated. The paint is peeling off all of the railings, and there are multiple spots where trim is literally hanging off the building. The pool area had trash (beer cans) lying around, and the pool furniture was dirty and old. The coping of the pool was crumbling in places. I definitely feel this property does not deserve the label of “upscale”. It seems run down.I gave 3 stars for cleanliness because there was mold on the shower curtain, ants in the kitchen, sticky, unknown stains on a bedspread, and a bug in my child’s bed (apparently not bed bugs according to the pest control company hired by the management company).Overall, I would not choose to stay at this property again.

    Don't be alarmed by the exterior of the property when you pull up that it is dated because the unit itself has been upgraded and it's in great condition. It's in a perfect location and you can walk to everything

    Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The property is dirty on the exterior and needs general repair and maintenance. The wood exterior is broken, the paint is chipped. The ceilings are covered in cobwebs, dirtdobber nests, broken walking paths. The poool area has shards of broken stone which cut the heel open of a child. The interior of our room was dated and basic kitchen staples such as coffee filters, salt and pepper etc were not provided. We reached out to the host with no response to our concerns. GOur parking spot was occupied by another vehicle. The security officer that was on the property Friday said he was not able to have the vehicle towed but made contact with the host. The guests next door played loud music and smiled marjuana on the balcony every night of our stay. This was our third year to stay at this property (not the same room) and our worst experience. The room was dirty. The decorative pillows on the bed were trimmed in fake leather which flaked off all over the comforter. The bathroom light fixtures were covered in thick dust. The floors had hair all over and we walked in socks because the floors were filthy.

The place was clean, well equipped, easy to access, centrally located, well appointed, and had a fantastic view. We had everything we needed to make our stay very comfortable. The location gave us access to a cute, historic community with dining and shopping within walking distance.

Overall, I recommend this vacation rental. Reviewer Comments: There were six of us staying because of the Texas Clay Festival, so we didn't spend a great deal of time in the condo, but it was very comfortable and everyone enjoyed it. Our one problem was the parking. We had 3 cars and there was another event happening that made it impossible to park elsewhere. We called the emergency number to ask if they could just park in the lot over night (there were places there) and they were told that was not an emergency and were hung up on.
