BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• DOG-FRIENDLY PROPERTIES: If you are staying at a dog-friendly property, you MUST notify us and pay a non-refundable dog deposit. Failure to do so will result in us charging your card for the entire amount authorized for damage.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: 2 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

    We really enjoyed our stay at Sea Oats. All of the people that we met including the grounds and maintenance men were very friendly. My husband really enjoyed fishing from the lagoon and the beach with a private walk way made it seem more secluded. We stayed for 2 weeks in October and are considering returning for the winter. We loved it.

    Property was more outdated and run down than expected. This unit desperately needs some repairs and updates, especially in the bathrooms and hallways that lead up to the unit. The electrical outlet for the master BR TV area looks like a fire hazard, TV/Cable for living room didn’t have enough outlets for the internet box and DVD player to be plugged in simultaneously. We couldn’t get the wi-fi network to show up on our device and just had to use our hotspot. The pool area for this complex desperately needs some shade added. The best thing about this unit is the proximity to the beach access.

    First off, thank you so much for allowing us to stay at your beautiful condo. It was so cute and cozy. A couple of things though; very minor issue as it only effected bedtime for my toddler, but the tv in the twin room didn’t work at all and neither did the wifi (the wifi name given never showed up on the list of connections) so that also made it impossible to use the Roku we brought from home or the iPad. Again, very minor. We were there for the beach, not tv and wifi. The most major issue we had was the day after we arrived and finally got on the beach to relax, I received a call from management that the owner was receiving multiple complaints saying we left our dog on the balcony and he was barking. I promise, and still do, that we never intended for that to happen. Unfortunately, the faulty balcony door blew open to which he then went on the balcony. By the time my husband got back up there from the beach, he was already back inside. While I’m SUPER glad someone called because that could’ve potentially been very dangerous for our dog, which I’m sure he was barking because he was in an unfamiliar place and scared, I just want to make it clear that we feel we were not at fault. Thankfully, a maintenance person was sent to fix the doorknob so that the door would latch, it never happened again. I apologize for the situation either way and we still had a great time!

    This provided the perfect getaway for my spouse and myself (along with our 2 ankle-biting puppies) as we were able to take a break from our cold Michigan weather.We especially enjoyed the short walk to the beach across the street. I can see us doing this again next year.

    We went June and it was just what was listed. Beach cross the street and the bay out the door. The only issue we ran into was when we got there the cleaning crew was still cleaning and we made sure to arrive after the check in time. So it was a bit annoying having to wait to relax after a long drive however when i called the people was super nice about it and was surpised the crew was still there. Another issue was that the dryer didnt dry and I didnt realize this until we went to get ready to leave to head back home. Outside of those two issues the trip was enjoyable and would stay again. I did like that it was alittle ways away from the public beach access so it wasnt as crowded.

    Sea Oats entire property is really good. Nice area. E103 was in a great spot. Wi-Fi was not secure and spotty at best. Master bedroom window treatments were missing slats. All of the kitchen cabinets stuck at times. Tile cracked in entry way and some stains on carpet. Dryer took 3 complete rounds to dry a small load of clothes. Not being picky but unit needs updating. Bed and pillows very comfy. Probably would not stay in this unit again.
