We had the best time!!! we booked last min, was able to check in that date, place was beautiful, clean, and very homey. The beds and linens were so comfortable and did not very cheap hotely at all. Literally steps away from gruene, but still felt very private since it is set back, we will definitely be returning and using this place as our yearly or bi yearly getaway!! Lucy’s place was absolutely immaculate with it being one of the cleanest places that I have stayed at before. The communication was great with quick responses at all times. I will definitely be back and would highly recommend this host to anyone!

Guests have access to entire house which includes - 3 bedrooms, 2 bathrooms, living area, full kitchen, washer & dryer.

Getting Around:

Guests can walk from the condo to dozens of shops and restaurants in nearby downtown Gruene. Gruene hall is a 5 minute walk from your front door!

House Rules & Important Information

• Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.



Pet Policy

• Pets: All pets must be approved prior to arrival. An approved pet fee of $50 per pet, per night applies. Pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet.



Quiet Hours

• Quiet time is from 10:00 PM to 8:00 AM. Please be respectful of neighbors.



Check-In Access

• The front door is equipped with an electronic keypad.

• A unique door code will be sent 24 hours before check-in – no need to meet anyone for keys.



Guest Age Requirement

• All guests must be 18+, except for children accompanied by parents.



Weather Policy

• No refunds for cancellations due to weather, natural disasters, or outages.

• We highly recommend purchasing travel insurance for peace of mind.



Trash Disposal

• Please dump all liquids in the sink – not in trash bags.

• All trash should be bagged and secured in designated dumpsters.



Check-In & Check-Out

• Check-In: 4:00 PM

• Check-Out: 10:00 AM

• Early check-in/late check-out is $25 per hour, based on availability (not guaranteed). Please message us in advance.



Toiletries & Supplies

• A starter supply of essential items is provided.

• Guests must bring personal items (e.g., toothpaste, deodorant) and replenish supplies as needed.



Smoking Policy

• Smoking is strictly prohibited inside the property.

• If smoking occurs outside, all waste (e.g., cigarette butts) must be cleaned up.

• Additional cleaning fees may apply if evidence of smoking is found or reported by our cleaning team.



Important Reminders

• A Rental Release Agreement will be emailed after booking. It must be signed within 48 hours or the reservation may be canceled.

• Maximum occupancy: 8 guests, including adults, children, and infants. No extra guests allowed due to fire and insurance regulations.

• Amenities (Wi-Fi, furniture, etc.) are inspected prior to check-in, but functionality during your stay is not guaranteed.

Cancellation Policy

• We follow Airbnb’s Extenuating Circumstances Policy only.

• No rescheduling or refunds outside of this policy.

Noise & Law Enforcement

• Noise complaints or police visits will result in immediate termination of your stay without a refund.



• Please note that we do not accept package deliveries at the property. Any packages sent to the address may not be received, and we cannot be held responsible for any lost or misplaced items. We recommend making alternative arrangements for package deliveries during your stay. Thank you for your understanding.



Refrigerator Note

• The fridge is residential and may take several hours to fully cool, especially when heavily stocked.



Interaction with Guests:

Guests will receive comprehensive communication, including directions, check-in instructions, a digital manual, and local recommendations. All communication before and during the stay should occur through the booking platform.
