Welcome to Sandstep 616-1! You'll be sure to flourish at the small and exclusive Sandstep Retreat community, where you can luxuriate in the shared community oceanfront pool, stroll to the beach on your shared private beach boardwalk, and fall in love with the island charm of Sandsteps.  Enjoy panoramic views from the generous windows throughout our great room or from your master bedroom.  Al fresco dining on your oceanfront deck can't be beat; or for a rainy day, cuddle up to our decorative fireplace in Ernest Hemingway Key West style furnishings. Our beautifully decorated and updated home will give you the vacation that you have been longing for. 



We are an Upper/Lower Duplex: If you are coming with a second family, Also book Sandstep 616-2 above us for a total of 9 bedrooms!



Ground Level:

Covered parking for 2 vehicles. Park Tandem, on the right side under the house as marked for 616-1.  A 3rd vehicle, size-dependent, may fit tandem on the driveway apron.

Stairwell access to property level, Shared Pool, Outdoor shower, and Beach access.

Pool hours are from 9 AM to dusk. The maximum number of guests allowed in the pool area at any given time is 16, including children. Guest count will be monitored by the HOA.

Linens - Sheets and Towels will be wrapped in sealed packages and laying on the end of the beds. 



Rental Policies:

In response to the increased incidence of credit card fraud, a valid government photo ID will be required for every reservation. A signed rental agreement is required: accepting House Rules on any online travel agency requires reading and acceptance of our rental agreement.



Things to bring:

Paper towels and toilet paper, trash bags, soaps, detergents, minimal cleaning supplies, and beach towels.



Arrival/Departure:

Summer Check-ins (June-August) begin at 4 pm and are guaranteed by 6 pm

Check-out is by 10 am. 

We adhere to this policy so please do not arrive early or plan to delay your departure.

No events such as weddings, bachelor/bachelorette parties, sororities/fraternities

Pool Notice:

Pools are generally open from Memorial Day until Labor Day; however, pool closures may be dictated by the HOA or the Health Department. Pools may also be closed after a hurricane or tropical storm. Sea Coast Rentals/Owners will not be held accountable. No refunds will be issued for these closures.



Pet Policy:

No pets allowed.



We want to make sure you’re aware of our cancellation policy. If you cancel when your arrival date is more than 60 days away, you will receive a full refund.  If you cancel when your arrival date is less than 60 days away, you will forfeit your deposit.

Discover aquatic wildlife and vegetation at the North Carolina Aquarium at Fort Fisher or enjoy a relaxing ferry ride across the Cape Fear River to a quaint little shopping town called Southport. Take a trip back in time at the Fort Fisher State Historic Site and Museum which features live oak-covered trails and bunkers from the American Civil War. Stroll through the marsh to visit the home of the famous Ft. Fisher Hermit. Or wind down with nature at our two state parks, sure to provide a memorable experience with hiking, fishing, and water activities such as paddle boarding and kayaking, and search for a Venus Flytrap which is native to NC only. As one of North Carolina's most undeveloped beaches, the island offers a unique opportunity to see many diverse coastal wildlife, including pelicans and loggerhead sea turtles, in their natural habitat. Getting Around:

Getting around Pleasure Island is a breeze! While parking can be limited in peak season, especially in popular spots, paid private or public parking is available. We recommend exploring Carolina Beach and Kure Beach on foot or by bike – they're super walkable and bike-friendly. You'll find safe pedestrian and bike routes, including the Island Greenway. Renting a golf cart or bike is easy, too, with several local rental companies. Golf carts are one of the easiest ways to cruise around the island. Rentals are simple to arrange, and once you're behind the wheel, you can zip along any road posted 35 mph or under.

    This place was wonderful. Right on the beach with a large walkout deck. The home was 3 bedrooms and accommodated our 2 families of 4 perfectly (8 total). The pool is located at the next door neighboring house, but there is a path on the side of the house which provides easy access. Highly recommend and will book again.

    We had a great time at this property. It was right on the beach and it had a shared pool, which was great for the rough water days at the beach. We had most of the amenities we needed - you'll need to bring beach towels. The house was very clean and everything was in working order. We would definitely recommend and stay again!

    We loved everything about the house, the size of the house, location, cleanliness, ease of access, etc. The property management however, was a little unnecessarily pushy. Some examples include: We are provided with the sheets when we arrive and need to make all of the beds, which was fine, but then on the last morning we were texted to “tidy up”. Our friends arrived very late at night, didn’t realize there were specific parking spaces for us, the next morning we were texted to move our vehicle or it would be towed. We moved the vehicle immediately and apologized for the oversight. We used the grill, planning to clean up after ourselves as normal people do, and we were texted to clean up the grill or we would be fined. The internet was pretty crappy, which is easily solved with mesh systems in 2025. The poolDoors are locked every night, so we would need to text asking for it to be opened if we wanted in at 8am. We did have one issue with one of the bunk beds and the maintenance guys came over first thing in the morning, were very kind, and corrected the issue quickly.There just seemed to be a handful of things that were unnecessary and created a constant feeling of doing something “wrong” the whole trip. Outside of that, honestly the house was perfect.

    This property was the perfect location to walk to dinner most nights and right on the beach. We loved it!Our only complaint was the beds were very thin/uncomfortable and so were the pillows. Otherwise, a fantastic property!

    Perfect location!! Kitchen well stocked with cooking and storage utensils. One of the best places I have ever stayed. Clean and neat. Easy checkin and check out. Would definitely recommend and would stay here again. Plenty of parking space. Thank you for a great stay!!
