We are excited to welcome new friends and returning guest back to Sandpiper Oceanfront Condominiums in Jacksonville Beach.
Starting June 1st, 2022, Sandpiper will reopen after completing an extensive 6-month remodel and upgrades, where the whole building has undergone extensive improvements, including fresh new paint colors.
At this time, we are opening the calendar for reservations, as we have been told that everything is on track to be completed by that date. We may experience some shortage in parking, but there should be enough for one car per unit. There is also additional free public parking in area, if you have additional vehicles.
Sandpiper has for many years been one of the most popular buildings along the ocean for travelers from near and far. We are looking forward to welcoming everyone back for the perfect oceanfront vacation with breathtaking ocean views, and beach access right outside our front door.

Location, Location, Location - You cannot find a better view of the beach and ocean than from this top floor, corner unit with panoramic views of the beach and Atlantic Ocean
2 bedrooms, 1 bath, with fully equipped kitchen and new furniture. Located in South Jacksonville Beach, you are close to everything, while still being in a quiet area with little traffic.
The condo features ROKU TVs in every room, HULU Live with 60+ channels, local news and sports will be provided. Guests can access any other streaming service with their personal account.
Bedrooms feature high end hybrid mattresses, combining pillowtop and memory foam in order to provide top notch comfort and restful sleep.
There is a queen sleeper sofa in the living room with memory foam mattress, so total occupancy is 6 adults.
Building has an elevator that takes you almost right to your door, and beach access right out front of the building.
There is a gated pool for the building that faces the ocean and is for residents and guests only.

Small dogs are considered. For each pre-approved dog there is a $200 pet fee.

Located in South Jax Beach, walking distance to restaurants and shopping. A short drive from several golf courses, grocery stores, many other restaurants, bars and shopping.

RATES
Rates are quoted on a per night, per week or per month basis as noted. Unless specified, check-in time is after 4:00 p.m., and checkout by 10:00 a.m. on the day of departure. Most rates quoted are for a specified number of people (4 for 2-bedroom, 6 for 3-bedroom), additional guests are subject to a per person, per day charge. Charges vary and are subject to change without notice. All properties represented by Opulent Property come fully equipped with television(s), linens, dishes and utensils and an initial supply of soap and paper goods. Other amenities vary per property.

CANCELLATION POLICY
Guest can cancel a reservation up to 72 hours after booking with no penalty. If date of arrival is less than this at the time of booking cancellation is only available without penalty up to 4 pm day of arrival. Any cancellations after such time are not refundable. All funds paid to the date of cancellation will be retained by the rental company as a cancellation fee. Travel Insurance is available to insure the vacation rental investment.

CHANGE OF DATE OR PROPERTY
Any request for a change of dates or transfer to a different unit must be submitted in writing sixty (60) days prior to arrival and any changes are subject to availability and a transfer/change fee. Requests to change property will not be granted after a reservation is paid in full. Requests for changes cannot be guaranteed. No changes may be made within 60 days of the arrival.

CHECK-IN
Upon receipt of full payment your Reservation Confirmation will be emailed to you. Your check-in information and instructions on how to obtain keys to your unit will be emailed to you 3 - 5 days prior to arrival. Check-In time is 4:00 pm. To request an early check-in, please call or email us as your earliest convenience, a few days prior to your arrival to see if we can accommodate your request. If early check in is available a fee will be charged to your CC on file.

CHECK-OUT
Check-out is 10:00 am on the day of departure. Your entire party must vacate the property and lock up the unit by 10:00 am. Failure to check out on time may result in a $150 late fee. The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee. Late check-outs after 10:00 am can be requested. You will be charged for a ½ day rate until 2:00 pm, departures later than 2:00 pm will be charged a full day’s rate. If you would like a late check-out, please plan with us at least 24 hours before departure time. Late departures are subject to calendar availability and cannot be guaranteed.

CONDITION OF RENTAL
The property shall be in the same condition upon departure as at check-in. Normal wear and tear are excepted. Owner or its agents may enter the property at reasonable times to make repairs or provide maid service. Guest may cook in areas specifically designated for cooking. Guest must immediately notify Owner or agent of fire or any damage to the property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited into the property. Guest may not sublet or assign this rental agreement. Guest shall be responsible to return all keys and gate or garage door openers upon departure. Guest shall abide by the House Rules of the Owner, Property Manager, Condominium Association and/or the Booking Agent as provided to Guest. Guests shall not bring any pets onto the property. Guest will not smoke indoors. No events or parties shall be allowed without prior consent. Additional charges may apply. No catering or outside music permitted without prior consent; additional charges may apply. Guest shall not permit any use of pool or Jacuzzi by unsupervised children or other guests and shall keep gates closed. Guest and other invitees shall use the pool and Jacuzzi at their own risk. Guest understands that there are certain inherent risks to person and property located adjacent to the ocean or to a golf course, including the possibility of drowning or being struck by a golf ball. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition.

PROPERTY DAMAGE PROTECTION
Opulent Property Management requires all guest to pay a nonrefundable Property Protection fee (covers reported damage up to $1500). This protects the property manager/homeowner against accidental property damages (flooring, walls, appliances, or furniture) by guest that may occur during a stay. It does not cover damages caused by deliberate and malicious intent, or because of breaking the house rules.
Should the Owner of any property managed by us elect to no longer rent their property for any reason, you will be relocated to a comparable property as determined by us. If a comparable Property is not available, you will receive a full refund.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If a renter is evicted by us, the Condominium Association or their property management, or law enforcement, you will not receive a refund of any kind.
Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change your reservation from one property to another comparable property due to any unforeseen circumstances. In any such case, we will notify you as soon as possible.

LOCKOUT SERVICE
After entering the Property, place the key BACK inside the lockbox. We do not offer emergency lockout services. If you do get locked out during business hours, we can arrange for an independent vendor to come out, but there is a charge for this service for which you will be responsible. If the lockout is after hours, the charge will be higher. If a locksmith needs to be called to the Property, the charges will be assessed due to the circumstances by the locksmith. These charges will be processed on your credit card and are not payable with the damage waiver or security deposit.

PROPERTY EQUIPMENT
All properties -homes and condos- are privately owned and equipped for basic vacation needs. Basic starter supplies such as soap and toilet paper are usually provided by the individual owner. We will make every effort to make sure this is the case; however, this cannot be guaranteed. To be sure, please bring supplies with you. Grocery stores are very close if you need to get some immediately. Maintenance problems in Property will be handled in a timely and professional manner provided we are given notice of a problem. Please let us know immediately upon arrival of any issues with Property.

MAXIMUM OCCUPANCY
Each property has a specific maximum occupancy. Take note of the maximum occupancy allowed in the property before making a reservation. The maximum occupancy includes all members in the party regardless of age including small children and infants. By exceeding the maximum occupancy may incur additional fees and/or eviction without refund.

RENTAL RESTRICTION
Renter must be 25 years of age. Submitting a reservation request authorizes us, at our sole option, to perform a background check which may include a credit inquiry. The individual owners reserve the right to refuse rental to any party based upon information obtained from a background check. If we discover that renters are under the age of 25, they will be immediately evicted, and forfeit any rights to a refund.

    Ocean front was great! Bedroom had 12x12 tiles missing, no base board on wall in bedroom. Broken at top roller, pocket door to bedroom. Housekeeping not good. Vacation rental way over price for condo and problems……garbage disposal leaking last morning of our stay.

    The condo was old but it was in an excellent location right on the beach. The managers were extremely responsive to every question & need we had. I will definitely stay here again.

    Location great. Street for 4 blocks muddy. Unit really could use some help. 3 big floor tiles missing in Master, lighting was not good. One floor lamp in master I had to move because it was at the foot of the bed. The second bedroom had no storage by the bed. A electric strip for plugging in light which was more like a spot light.. The kitchen was good with good appliances and dishes. Bathroom adequate, water pressure not good at all in small shower. Didn't try tub/shower.

    We stayed two nights with my son and his fiancé. It was nice to be right on the beach. Unit and bedrooms are pretty small, but we enjoyed the beach and balcony. Linens and towels were nice. Management was responsive.

    The condo was perfect for my 22yo daughter & me for her appointments at Mayo. Can't beat the location & view! The condo was clean, comfortable & well stocked. The host/property managers were great to work with. Quick to respond and accommodating! While we didn't get the answers we were hoping to, we were able to enjoy some time at the beach. And, the ease of the rental process made it all the better! It's my 3rd stay at Sandpiper. Hope to be back?

    The condo was very nice. The owners were attentive to our requests. It was conveniently located near the beach. The elevator was a plus, and the beach entry was most convenient. The condo was clean. The water pressure in the stall shower was poor. The tub shower is quite slippery without a shower mat. The beach chairs on the deck were worn out, rusty, and unable to be used. It would be best if you had a chair for the beach. In the front bedroom, the lamp is in front of the television, even if you want to watch it. The back bedroom did not have a closet, and the dresser had two drawers taped shut that could not be used. There should be mirrors in the bedroom. The exterior light needs a new bulb.A coffee table would be a plus and while on vacation its nice to see news that is current.Really was not a good set up.Thank you.
