Stunning first-floor condo on the 4th crossing of the beautiful Guadalupe River. 3 bedrooms/2 full baths, 3 HDTVs, cable & complimentary Wi-Fi. Fully stocked kitchen, washer/dryer, beach towels, chairs, and other river items are also available. Enjoy the new pool and grills in the summer, or wildlife viewing and trout fishing in the winter.

During the summer months, guests will be required to wear wristbands and display parking passes in their vehicle(s). During the summer months, we will not be able to accommodate early check-ins. Late check-outs are dependent on availability and a $25/hourly charge will be incurred.

You can enjoy the peaceful and serene view of the Guadalupe River from your private balcony, or take a short walk down to the water for some fun-filled activities like stand up paddle boarding, kayaking, tubing, and swimming. We can arrange for transportation to and from our vacation rentals. Additionally, the New Braunfels National Airport is located less than 7 miles from downtown New Braunfels making it a perfect option for our private travels. Transportation dependent on availability so ample time is greatly appreciated.

-EACH guest is required to wear a WRISTBAND, which states the condo number (107) and check out date. Bands are provided in the condo upon check-in. This will be enforced. (From Memorial Day to Labor Day)
-No Pets allowed - $500 fine
-No loud music or loud noises allowed after 10:00 PM anywhere on the property. No fireworks are allowed.
-No foul languages, lewd behavior, or public urination at any time.
-No wood or charcoal allowed anywhere on the property
-Only 2 cars allowed in the parking lot, 1 assigned spot (covered parking #107), and 1 not. PARKING PASSES must be used or you will be towed at your expense. Passes are in the condo upon check-in. (From Memorial Day to Labor Day)
-No boats or trailers parked on the property. (From Memorial Day to Labor Day)
-DO NOT leave garbage outside the unit, or on the ground. Do not leave anything sitting around the dumpster.
-DO NOT throw anything down the toilet except toilet paper
-NO SMOKING in the unit. Only in designated areas.
-DO NOT put any kind of grease down disposal or sink.
-NO fireworks of any kind are allowed on the premises.
-Must follow all state and local laws.
-Must be 25 years or older in order to book this property.
-Violation of the rules may result in fines you will be responsible for and immediate cancelation of your reservation.

    Nice, comfortable experience. Enjoyed the 1st floor unit with view of River. Walked down to river and did fishing, paddle boarding and swimming in the crystal clear waters of the Guadeloupe River.Neighbors were all friendly.

    Loved the view and excellent location on the river. Grounds were well kept and maintained. Had a few minor issues inside of condo but didn’t affect our stay at all. Overall was well pleased with everything.

    Communication with the manager was excellent. Property is well maintained, clean, and comfotrable. Check-in and out process is simple. Location on the river is perfect. Always a great atmosphere. That is the reason we've booked this property 2 years in a row. We'll be back again.

    Location was great. Bottom floor so walk out right on the river. Condo was clean, well stocked, & as described. If I had one complaint it would be mattress in the master bedroom was pretty worn out & uncomfortable but that is minimal & everything else was great.
